In response to [redacted] complaints towards W.I. Construction, Inc. [redacted] did not rent a unit from W.I. Construction, Inc., nor would he have any document that he would be able to submit to the Revdex.com that would validate this claim.

We will however save all parties some confusion where [redacted] is concerned. [redacted] did in fact rent a unit from a different company that is owned and operated by the owners of W.I. Construction, Inc. [redacted] was given written and verbal information as to his responsibly as a tenant within the laws of the State of Oregon. [redacted] failed to return the unit to the owners in the condition that was required of him. This was explained to him verbally and in writing upon his move out and in addition to conversations that followed. There are photos of this unit before his move in and then after his move out and are on file. It is our practice to have more than one witness as to the condition of the unit before and after each tenant.

[redacted] and /or his son did damage a water line located in the front of the unit by repeatedly parking on top of this area. We have three witnesses as to this fact and that [redacted] and his son were informed as to the cause of the damaged pipe and asked not to park there from that day forward. However it was witnessed that [redacted] or his son parked on the area after being told not to. To remedy this problem a concrete barrier had to be placed in front of the area to stop the parking issue. This problem was in addition to the condition of the unit upon his move out. The Security deposit of $335.00 did not cover all the costs to clean and repair the unit and to repair damage to water line. [redacted] is stating inaccurate information in his claim.

In closing, it is the tenant's responsibility to contact the service provider for his propane tank to inform them of his move out date. At that time they would have outlined his options.

Final Consumer Response /* (3000, 8, 2014/01/30) */

(The consumer indicated he/she DID NOT accept the response from the business.)

Rental agreement was with [redacted] Said company failed to warn tenant of location of water line until after tenant had parked a travel trailor in the driveway, behind the flat red cover which was later revealed to be the water line. Tenant was not warned about reusing the driveway to remove his trailer. Concrete abutment was placed after tenant gave notice to move and has been subsequently removed. This allows anyone driving in the driveway to run over this cover. Owners rep had a back hoe brought in because he didn't want to dig it up in the heat, even though my 2 sons and I were there to assist him and the city worker. After moving my trailer, I didn't drive on said cover for the rest of our tenancy. House was left in better condition then when we moved in, as we shampooed carpets, washed walls, etc. Tenant advised Owners rep of move 10 days before inspection on Aug 1. Also, building had bee nest in walls, other bug problems, was drafty, cold and probably would not be habitable if inspected.

Tenant has already paid [redacted] for unused propane in Tank ($212) Tenant is also a disabled veteran living on a fixed income and can't afford this loss. I also have witnesses as to the condition and would produce same in a court action!

Final Business Response /* (4000, 10, 2014/02/19) */

In Response to [redacted] complaint

[redacted] statements are not correct! The repairs and equipment used were not hired out but done in house by the owner and President of the company. The people that were present on location were the owner who operated the the equipment, our Maintenance Supervisor and one gentleman from the City of Helix. [redacted] was the only other person present who watched as [redacted] made the repairs, which all three people named previously did not observe any others there at the time of repair being made. On a separate day from the repairs being made the son of [redacted]) was found parking on top of the repairs. Then were told to not park there again. Because of the repeated parking on the repaired area an concrete barrier was put in place. Subsequently the City of Helix moved the concrete barrier to sit in a different position than when the owner placed it.

As to the cost of Propane, [redacted] would have to contact the supplier to make an arrangement as we stated previously.

We have photographic evidence of the condition of the unit Prior to [redacted] moving in and also after he moved out. [redacted] has not given proof of the carpets having been cleaned by a professional as per his agreement with [redacted] If he cleaned them himself it was not evident. The unit in all effects was not clean.

We understand that Mr. [redacted] is stating he is on a fixed income. We do have evidence that [redacted] is supporting a number of people but we fail to see where [redacted] is responsible for any of these circumstances.
