I was not made aware of your injury until after the fact that you had broken your lease agreement and I was told about your injury by the financial manager, not yourselfI would have offered to transfer you at no charge to a first floor apartment so you would not have had any stairsSo that is falseThe only interaction you and I had in the office was when you wanted to see the day notice policy in the lease agreement, which I went over along with the lease termination fee and you left the office with an extremely rude comment directed at meThe day notice was gone over by the financial manager that signed the lease agreementIn accordance with fair housing we will follow the lease agreement and refund you the prorated rental amount once apartment Lhas been rentedAny other charges that were associated with the apartment in regards to cleaning and paint were waived so the comments in regards to the apartment itself have already been addressed with the regional manager
The outstanding amount is for an unpaid utility charge discovered after move out, which was paid on the tenant’s behalf and added to the tenant ledger as per the utility addendum of the leasePlease contact Simplified Revenue Recovery (R2) at the number they have provided as the amount has been written off of California Place's accounts and they have sent them (R2) the relevant informationThey will be able to help provide the details of the charges as we do not maintain the tenant's information to be able to help investigate I have sent an email to the manager of Rto pull the information in anticipation of your phone call
As the collection company ("R2") is not a division of Wasatch it has taken some time to investigate the complaint and converse with them regarding this issue After discussing the complainant's issues with the R2, I feel that they took appropriate action in trying to resolve the issues There was a legitimate debt owed to the collection company, which the complainant and Rwas able to come to a settlement on They realized the system had reported her account and were actively working on resolving that with the credit bureau before she called in to notify them Following FCRA guidelines, Rmade every effort to ensure the issue was corrected as quickly as possible with the bureaus that the credit was reported to They reassured her that they had notified the credit bureau and that it would be corrected in a few short days Understandably she pulled a credit report, and although protocol for them, the costs were reimbursed to the tenant along with a card The credit bureaus have confirmed with Rthat they have corrected the error, Ralso has counselled with her on how to resolve other she has on her credit reports I am sorry the complainant feels she was treated rudely by the collections company, but after discussing it at length with R2, I feel it not the case and that the issue has been resolved in full from their end
The full paint resulted from the many nail holes as well as drywall damage on numerous wallsWe will not be waiving the paintYour refund check will be mailed out today to the address you have provided
Complaint: [redacted] I am rejecting this response because: An attempt was made to repair the A/C, and though it does blow cooler air now, it struggles to get the temperature in the apartment below degrees in the late afternoon (the warmest part of the day for my building I think)I am NOT just being picky at this pointThe last few days (including the day the AC was fixed), it has been 10-degrees cooler, so I suspect that when the temperature spikes again (as early as this weekend), I'll be back to living in misery Sincerely, [redacted]
I contacted [redacted] in regards to his dispute on April 4th, after I received a message he would like to speak with managementI reviewed the billing periods with Mr [redacted] and explained to him the cycles and the dates that the usage was billedI did notice that he was mistakenly billed a $late fee by ConserviceI assured Mr [redacted] that I would credit the late fee and send him an adjusted ledgerThis adjustment reflecting the $credit has been made and mailed out to the forwarding address provided by him We apologize for any inconvenienceThank You,Tiffany F [redacted] Property ManagerHeron Pointe Apartments

I am rejecting this response because:Please see my comments below:I was not made aware of your injury until after the fact that you had broken your lease agreement and I was told about your injury by the financial manager, not yourselfI would have offered to transfer you at no charge to a first floor apartment so you would not have had any stairsSo that is false**: I agree with that statementThe only interaction you and I had in the office was when you wanted to see the day notice policy in the lease agreement, which I went over along with the lease termination fee and you left the office with an extremely rude comment directed at me**: what was the comment? I felt that you were extremely rude and threaten me with collection and using raised voice, on which I told you that I'll be happy to discuss this in that small claim courtI just told you that your financial manager missed the fact to mention days notice during signing lease agreement and I am not making this upShe can say that she did, because she don't want to lose her job, but in reality she was behaving very unprofessional, sitting in very inappropriate positions, that she even corrected herself by saying "sorry I am sitting in that position in front of you", which can be considered as a sexual harassment of your clientWhen I talked to the regional manager she made a comment that this is not the first time she received such report about your financial manager and she will take care of it during the next week meeting. The day notice was gone over by the financial manager that signed the lease agreementIn accordance with fair housing we will follow the lease agreement and refund you the prorated rental amount once apartment Lhas been rentedAny other charges that were associated with the apartment in regards to cleaning and paint were waived so the comments in regards to the apartment itself have already been addressed with the regional manager. **: I understand fair housing lease agreement, but I am still gonna insist on getting compensated for unprofessional behavior of your financial manager and failure to mention days notice
Sincerely,

First im going to start off by saying I made a appointment to talk to [redacted] the owner. Not [redacted] and his financial person. Its very un professional to...
have your financial person act as your lawyer which isnt in her job description. I feel like the manager only made excuses on why he couldn't make the apartments a better place for tenants. And just like his financial person laurie said all there worried about is big money and evicting people this month.
I was not made aware of your injury until after the fact that you had broken your lease agreement and I was told about your injury by the financial manager, not yourself. I would have offered to transfer you at no charge to a first floor apartment so you would not have had any stairs. So that is false. The only interaction you and I had in the office was when you wanted to see the 60 day notice policy in the lease agreement, which I went over along with the lease termination fee and you left the office with an extremely rude comment directed at me. The 60 day notice was gone over by the financial manager that signed the lease agreement. In accordance with fair housing we will follow the lease agreement and refund you the prorated rental amount once apartment L310 has been rented. Any other charges that were associated with the apartment in regards to cleaning and paint were waived so the comments in regards to the apartment itself have already been addressed with the regional manager.

Review: I contacted property management on 12/26/15 when I noticed roaches appearing in the bathroom and kitchen areas. Service for pest control was not scheduled until I approached staff in person on 1/4/16. I was then told that I would have to remove & place all items in my apartment to the middle of the room & cover with a blanket for fumigation. I expressed concern about health issues with my daughter & I. I asked how they could advise this as the best solution without assessing the situation first? Answer was this is what they do. I removed all items & cleaned surfaces with bleach. Disinfected dishes, utensils, & surfaces prior to pest company apt. I observed them in/on; drawers, cupboards, counter top, floor, range, sink, dishwasher, bathtub, & baseboards. The size of roaches ranged in size from 2mm to 3cm. After inspection by pest company they advised me that the information provided by staff was not correct & that fumigation was not the best option due to the circumstances. He elected to spray instead. He also stated that my unit was not the source of the problem and that he needed access to surrounding units to find the source of the infestation to properly address & treat. I approached management again on 1/5/16 with evidence of roaches in my food supply asking for expenses related to the infestation as a result of their gross negligence and endangerment of public health & safety. I again asked why they had not processed my initial request on 12/26/15? I was meet with great opposition and anger by the manager [redacted]. She denied all allegations. I advised her I had proof & intend to write a letter to corporate, government agencies & proceed w/ legal action if she refuse to address issues. In response; "send your letter to god too". To my knowledge no further investigation has occurred as of 1/7/14. Prior communication w/ GM [redacted] has proven ineffective. Still waiting for answers on; financial inaccuracies & charges, noticing violations harassing retaliation & discrimination.Desired Settlement: Refund of all related expenses. Compensation for time, stress, missed work, violation of duties and responsibilities resulting in health & safety issues. Revision of company policy and procedures. Immediate Inspection & implementation of recommendation from professional in the field of Pest control & Qualified Applicator Certificate holder. Review: The office staff is snobby and stuck up the overall complex is lacking in varies areas. There's drug dealing going on everyday especially in the morning.People passing each other pipes.Very loud neighbors. And music blasting after 11 pm +Home less people digging in the trash constantly in leaving trash every were. There are feral cats all over and dogs running loose with out leashes biting kids and people. And there were several instances where animals were tortured and killed. There is no security,+Answer this for me whats the point of having night staff that never come outs or answers the phone????.It's in a ghetto neighborhood. If you have a car I WOULD NOT recommend you bringing it into the complex kids will throw rocks and key it.Car parts have been stolen from cars from what I have seen and from a word of mouth.Parents let there kids ruin property and management act like they don't take notice and expect you to pay for it..And do absolutely nothing to make there tenants feel or be safe.+If someone breaks into your apartment guess what you cant have surveillance cameras or in home surveillance but yet you have to pay renters insurance.Your basically paying insurance for your stuff to get stolen+If you have kids I wouldn't recommend you moving in here a very unsafe neighborhood and environment.Shootings every night.Maintenance took five months to fix something that will only take minutes. All they do is ride around in the carts no matter how many work orders you put in. I DO NOT recommend this complex.Anyone can walk inside the apartments all gates on these apartments are broken and open for all insane an out of mind people to come in and out. When they pleaseI will be jumping for joy when my lease is up I WILL NOT be renewing the lease. And Not recommending anyone that I associate with to move in these gang land apartments!!Desired Settlement: security guards stopping the drug activity.Stop being so lean yet on tenants with kids that are destroying others property.Build some secure gates where home less people and robbers can stop going in trash cans dumping trash every where. And robbers stilling car parts of peoples cars.Have these maintenance workers that are driving these golf carts actually do some work and stop being blind to whats going on in there surroundings.Report this sick feral cats and dogs that are being a nuisance
