I've lived in a Waypoint-owned home since August I've never one time missed rentAs of December 5th, 2016- Waypoint now wants to charge me to pay them rentFor some absurd reason, I can no longer pay via ACH through my checking accountIf I want to pay with my bank card, they want to charge me $These business practices are unethical and immoralIf you're looking to rent a home, do yourself a huge favor and never rent from Waypoint Homes

The home we rented had no water when we arrived, we had to sleep in a hotel (which we had to pay for) The agent couldn't figure out how to turn the water on and we finally had to do itOnce the water was turned on , the water came through the ceiling and flooded the kitchen The upstairs toilet had been used for a #and had not been flushedThe toilet feces was growing moldWe immediately requested another property, which we were granted In our 2nd rental I was months pregnant in degree heat and the ac wouldn't workWe called 5x to have it fixed, every time receiving time framesIt took almost two weeks to get fixed When we moved from the 2nd rental the agency came in before we had finished moving and stole some of our furniture They also started painting before we had even cleaned the house and then tried to charge us the full deposit WORST COMPANY I HAVE EVER USEDNEVER NEVER NEVER USE THEM NO MATTER WHATHORRIBLE SERVICE

I have rented from Waypoint homes for approximately two years and I have had many issues with this companyIn truth I can not wait to move out into my own home so that I don't have to deal with this company anymoreI am generally a pretty laid back and accepting person, but I have given this company the benefit of the doubt too many times now and I feel I would like to warn other prospective customers before they make the mistake of renting from Waypoint homesMy issues, in brief, are the following: 1.) They are bullies- I have paid my rent early and in full for the entire duration of my renting experience, but I received an eviction notice on my door (no phone call, no email or warning of any sort) because they did not receive a check that I had sentThe issue, I found out later, was that they changed their PO box address and failed to tell meMy check was just floating in the ether...When I called to have it straightened out I was told they sent out a "mass email," but I save all emails for at least a year, and I found nothing in my spam, inbox, etc 2.) It is hard to get help in a timely manner- It is difficult to call anyone in the customer service department because they do not give out their personal phone numbers, and you have to wait for them to call you (which they say they will do within 24hours, but they rarely do)Often times you can get through to someone with email, but they won't read your questions carefully enough to provide a helpful responseI emailed my local Waypoint rep(?) to call me, I also put in some sort of "work order" for a phone call and I'm still waiting days later 3.) Work orders- I have put in many work orders since I have rented from Waypoint and there are some major issues involving their work order processing teamFirst off when you put in a work order, different people handling the same case will call youNone of them communicate with each other, so be prepared to explain yourself times to different people that just might be high on drugsWhen the repair visit is scheduled, and you take time off work to be there to let the technician in, he/she might not show up so be prepared to miss multiple days of work for one work orderAnother fun one is when they do show up, but aren't fully prepared for the job, so you end up rescheduling a few times just to complete something that should have taken a couple of hours to completeLast but not least, you put in a work order for a repair, they actually show up with the proper tools, but they don't fix it correctly and your sink still leaks year later 4.) Pet removal addendum issues- I had a pet who I paid rent for during the first year I rentedHe passed away and I talked to someone from Waypoint who "assured" me he was removed from the lease and that I would not be charged rent for him any longerMonths later I received a phone call regarding my "balance." It appeared that I was still charged for my pet rent event though I was told he was removedThe individual I spoke with told me that I needed to sign a pet addendum because the new system (after the merger) required written proofI signed the paperwork and sent it in along with my vet records showing that my dog was euthanizedMonths later I receive an email about my "balance." I was confused and emailed the individual back stating that this had been taken care of and that "so and so" helped me with this issue in the pastLong story semi short- I had to resend the pet removal addendum more than times to multiple people (communication doesn't occur between Waypoint employees), I never received confirmation that the balance was removed, they put the wrong name on the paper work (twice), I'm still waiting for confirmation that this was taken care of I'm sure I'm forgetting other issues, but these are the few that have been burned in my memory Please take my adviceThis is the first review I have ever written in my life, but I felt compelled to write it DO NOT RENT FROM WAYPOINT!!

I live in the State of Georgia I rented with Colony American Homes for two (2) years under two (2) different property management teams before they merged with Waypoint Homes Once they merged my lease with Colony ended and began with Waypoint My lease was for 12-months, so I thought I signed a contract on June 1, 2015, which was supposed to end June 1, 2016, but according to Waypoint Homes, it ended on June 6, Before signing the contract, I spoke to the Renewal Coordinator at the time which was Shanell Hanson, who informed me that the extra time was "if" I needed time in which to move out I agreed to those terms, so I signed the contract I submitted my first notice to vacate by email on April 8, (late evening) they again on April 11, 2016, after receiving a phone call from Shanell Hanson to be in writing and on their form letter I stated I would vacating the premises by May 31, My lease was to end legally June 1, but Waypoint was June 6, I paid May's rent and had my exit inspection on May 9, 2016, at which time keys and garage remotes was turned over to their Field Project Manager, Dennis Moore I received a letter (the fastest ever) on April 12, informing me that I would be charged $for violating the lease by not staying until June 6, as well as not giving them 60-day notice I was being charged $ I called and spoke to the Property Manager, who was Kelly Eubanks, and asked why am I being charged $ At first she states that the extra time is for if my lease expired on the weekend, I would have to that following Monday in which to move out I stated to her that months is months, not months plus six (6) days She became irritated and stated that I signed and legal document and it is binding and that is how Waypoint Homes writes their contract I also inquiry about the $100, which she states that I did not give them enough notice according to my agreement I stated that their agreement asked for notice of 60-days, not required 60-days and that their own agreement states that if you do not give notice, you will have to leave the premises immediately at the end of the lease term (Notice to Vacate) This company should not be able to conduct business in any state or jurisdication They are very deceitful and train their employees to behave in that manner Renting a property that you called home for three years should not end up with you taking that company to court to have your security deposit refunded in full, after the walk-thru was signed off by their own inspector as "no resident damage charges" to the renter should result in litigation proceeds

My issue isn’t so much about the experience I had while renting the homeHowever, once I decided I wasn’t going to renew my lease (for personal reasons, not the company) everything went to hell My move out statement was sent to the incorrect houseMy roommate put his forwarding address on the notice and specified it was HIS new address, for I didn’t have a designated place to stayStill when the move out statement mailed out, certified, it only had my name so he wasn’t even allowed to sign for itIt wasn’t until I reached out to the company to inquire about my security deposit was I made aware that I had an outstanding balanceI almost missed the day mark to dispute the charges entirely, coincidence Only when the statement was finally emailed to me was it obvious that there was a problem*Side note: in the day move out notice I selected to get a hour notice before the company came to do their pre-move out walk throughNo phone call ever came nor did anyone from the company ever come to the house [redacted] Not only did they charge me $to replace the dead bolts (even though the keys were left on the kitchen counter and they have electronic smart keys) and another $for 9V batteries for the smoke detectors (which weren’t actually dead by the way) but They charged me rent times for the month of NovemberEven though I only stayed days in the house they took the extra money that I over paid on the 1st and then charged me two more times, totaling $2,500! I tried to get a hold of someone for weeks with no success, I even documented every attempt to make contact to show myself I wasn’t crazyIf you take out the extra rent I should have been getting something back from my security depositI wasn’t going to dispute the cleaning and replacement charges because I just wanted to get on with my lifeWhy should I have to dispute these extra rent charges when it was obviously a billing mistake? So to not risk not being able to dispute any of it I went ahead and sent the dispute letter regarding the rent within the day periodWhich I learned has been sitting in someone’s files for weeks and also found out that apparently only one property manager is in charge of handling all these cases; explains why none of the MANY VMs to the billing department were answered Because of this, myself nor my old roommate can apply for another place to liveI’m having to stay with friends and waste money on hotels or, on occasion, sleep in my car! I just want this over with!!

Hello, Our records indicate that your issues have been addressed and are no longer under the 'evict' statusThe local office is your first point of contact however if you have issues contacting them you may contact the corporate office and although we dont manage your property we can certainly assist with escalating issues and getting someone on the line for youThank you, Colony

Our maintenance team assessed this situation last month and made repairs to the aforementioned tree and wall issueWe have also sent two vendors out to look at the wall and both assured us that there is no safety hazardAll repairs have been made

Rented a home with this company for two yearsSpent hundreds of dollars in personal money to landscape the yard, remove dead trees/shrubs and bobcat use to level and re-seed the back yardAfter move out and before end of lease, we had the carpets professionally cleaned and the house cleaned from head to toe with our own moneyOne room was peeling paint, admittedlyThey charged us $(nearly half) of our deposit to repaint the one room and "clean up" the already spotless housetenants do not do things like that and improve the homes under their personal dollarWe were punished for doing soAwful communication regarding our deposit discrepancy that will never be resolved...frustratingDo yourself a favor and look elsewhere for a home

This company has really gone down the drainEveryone was so nice and helpful when they want you to rent from them but as soon as you move in things go down hill from thereWe have had a bug problem since the very first weekI called them and was told I am responsible for my own exterminatorI literally pay $per month to have someone come and spray for roaches and spidersThe backyard is horrible, full of roaches and SNAKESMy backyard leads to an open field and the fence does not sit on the groundThere was dirt that filled in the holes under the fence but the first week we moved there it rained horribly and all the dirt that was just piled back there washed awayAgain, I called them and was told that it wasn't their responsibility for "landscaping"That's when the snake problem begin, they had free access to my backyard, crawling right under the fence where it does not meet the groundThe backyard floods so bad, one day of rain would cause us not to be able to step foot back there for an entire two weeks! Fast forward a few months, I contacted the rental office because my husband was involved in a car accident and since he had never used his insurance before, that whopping $deductible kicked inWe were unable to pay our rent on the first and would be a few weeks behind, but not overlapping to the next monthWell the young lady Courtnie said it was ok and she would notate the accountWell, apparently she didn't when she went on vacation and I ended up getting an eviction filed on meI called this office and everyone in it for one week straightI sent emails every day and never heard back until I contacted corporateOh and by the way, corporate was unwilling to speak with me saying all they can do is refer me to my local officeEven after I explained that I had been trying to reach them for a week straightWell finally someone named Nicole, the manager in Houston, called me and said if I could bring the payment in minus the eviction fees she would pull the eviction backI did that by lunch, driving to their office location in SpringI got to the office and the front desk girl said, this isn't rightI said yes it is, I spoke with NicoleShe took the money order and I leftNow, this month I am going in to pay my rent and the eviction fees are still thereI contacted Nicole on 8/3/She said she was sending a request to have it removedI checked everyday and sent her more emails in between this time, still nothingShe finally emailed me back on 8/saying it would be removed today and she would let me know once its doneNever heard from herI just so happen to check it and like magic it was goneWhich brings me to the final issueNow that its 8/10/I have a late fee added on the account, but yet it took her one week to remove the fees from last month and I am being penalized for itThat's an extra $out of my pocket for her un-timelinessI emailed her on 8/11/in the morning regarding the fee and here it is 8/12/and I still have not heard back from herNot to mention, they never answer their phonesI am outdone with this companyI am willing to break my lease to get away from this horrible house and this even more horrible company

Any further concerns need to be addressed directly with FCO as it is their policy once an account has been sent over to themIf they need to revisit the charges they will communicate with the company and contact yourself with a resolution Thank you, Waypoint Homes

Hello, We certainly do apologize that you were experiencing issueswith your ACIt is our understanding that the local [redacted] office has sent outservice technicians who have added insulation and closed off one of the ductsin the room that was not being used to increase air flow throughout the rest ofthe homeThey have since then determined that there is not nothing wrong withthe unit and the property manager reports that you have not reported anyfurther issues since the work was completed.If you are experiencing any additional issues please contactyour local property manager to discuss furtherThank you, Colony American Homes

The resident has been sent a full copy of her SODA and move-out inspectionThe carpet charge is to replace the damaged & stained carpet in the living roomHer moinspection notates a tear in the carpet in the laundry room and holes in the bedroom carpetsThese are not items that she is being charged forThe move-out inspection states that the bedroom carpets are not being replacedThe resident stated she would have her attorney contact us and she declined the refund that was mailed out Thank you, Waypoint Homes
