I was a flight student renting in pace for 2 years through Weeks. First negative experience: house hunting, we made an appointment with someone to see a house. That person was a no show to the appointment and it took us calling the office to find out that someone had signed the contract for that house the day before. They were unapologetic about missing the appointment. Later that day we were able to get someone to show us a house that we ended up renting. Second bad experience: had a few maintenance issues with the house and called Weeks to coordinate techs to come out and fix. They have horrible phone etiquette, bad managerial skills and completely lack customer service. Had to be proactive in calling the office multiple times to get techs sent out. Third bad experience: upon moving out, had to vacate quickly because of circumstances surrounding the move and I was unable to get the carpets professionally cleaned. However, before leaving, I cleaned the house to military inspection standards which was a better condition than I found it. Weeks charged me the invoice to the carpet cleaning (fair) and tacked on a 200$ cleaning fee because the office told me that the oven had some drippings in it. (Robbery). After talking to some of the civilians and legal on base that have dealt with them in the past, I am convinced that it is impossible to terminate a lease with Weeks without have a claim imposed on your security deposit.

Bottom line up front: If you are a home owner stay away from Weeks Realty. They will withhold rent money, will be dishonest with you, will not uphold their contractual agreement, will not evict tenants and will place previous tenants with trouble paying rent into your home.
I am currently active duty in the Marine Corps. I utilized Weeks as my property manager for five years while I was stationed in Japan. My first tenants were great. I was lucky and had a Navy family move in for three years. They paid rent on time and kept my house in great condition. Weeks had it easy; all they had to do was relax as the money rolled in. My second tenant was the exact opposite and was a complete nightmare. The tenant moved in on January of 2015. From January to April my rent was a couple of days late but I did receive it. Fast forward to November, I look in my account and I have not received $7,000.00 of rent. I call Ann [redacted] and she explains that the electronic transfer did not go through. It took them until January of 2016 to deposit half of the money. I was then informed the tenant had not paid the other four months of rent yet and he was waiting for his tax return. Weeks realty did not file for eviction and could not provide me a reason why even after I asked them to do so several times. I did receive the rest of the monies owed in February but did not receive rent for February. From February to July the tenant was late paying rent. Weeks received the money around the 15th of each month from Feb-July, at best. Weeks did not once file for eviction throughout this time period. On top of this, Weeks allowed the tenant to sign a new lease without my approval in January when he was behind at least 5 months of rent and did not pay any late fees. I was finally able to convince Ann [redacted] to file for eviction in June when he owed May and Junes rent. Ann blatantly lied to me twice and said she filed for eviction at the courthouse. I called the courthouse on five different occasions and the paperwork was never turned into them. Ann refused to answer any form of communication at the end of June. I was now talking to Lisa [redacted]. Lisa was able to get the tenant to move out and nullify his lease. The problem now is the condition on my home. I was informed numerous times by Ann that the property was "immaculate". This is not the case at all, the carpets are destroyed, holes in the wall, yard was not mowed for at least two months... When you turn your home over to Weeks it had to be professionally cleaned which I paid for. When the tenant moved out, Lisa and Ann (who are not professional) attempted to clean my house. The total cost for me to make my home livable was around $2000. Come to find out Weeks paid the tenants last two months of rent and found him another place to live that is managed by Weeks. Why would Weeks put someone else through this knowing that the tenant would not pay rent? Unfortunately someone else is going to have to go through this.
