Review: I was required to sign a one year lease in May to renew our standing in our 3 bedroom 1 3/4 bath apartment in Moscow. I graduated in May knowing that I was going to be looking for a teaching position in August. I was told that I could "turn" my lease in order to get out of my year contract. In order to do this, Welcome Home PM told me that new tenants must be approved by the office and then we would have to work out the $850 deposit settlement between the new tenants and pay a $150 paperwork fee to have the office take our names off the lease and put the new tenants on. In August a family of tenants tried to rent, their application was turned down due to no income. The family had sold their business in Southern Idaho and the husband was going to start school at the University of Idaho and offered to pay cash up front to fulfill the entire remainder of the lease. They still turned them away. So we were still responsible for finding new tenants. We had a lady on October 1st, go to Welcome Home PM and fill out an application and they told her that she would be responsible for September's rent, October's Rent, and the deposit in full and still be responsible for all damages. This didn't sound fair to her so she ended up finding another place through welcome home and not filling in our lease. Knowing that we were only 5 days away from getting an eviction notice through Welcome Home, I feel as if Welcome Home talked her out of subletting our apartment and putting her into another one of their vacant units so that we are still responsible now for September, but also October's rents and until they get the unit filled. We have had two people interested in the unit and each time they go through the process one way or another they are turned down and we are still responsible for our unit. We have had several people look at the unit and mention that they would be working on the application and when calling the Welcome Home office they have no recollection of names or applications coming through.Desired Settlement: We would like to have our lease terminated and no funds owed for rents unpaid.

Response:

Revdex.com,

[redacted] approached Welcome Home regarding terminating her lease. We gave her several options on the process of terminating a lease with Welcome Home Property. We informed her the least expensive way for her to end her lease would be to advertise and find her own tenant to take over the lease. We also informed her of the fee for Welcome Home to advertise and find a tenant for her, she opted to search for her own tenant for a lower fee.

This property management company has a poor reputation among the community, but I decided to give them a chance to prove/disprove it themselves. I found a property that I liked, but it had a number of large issues from the previous tenant, such as cat urine soaked carpets throughout, tire tracks through the yard, broken shelves in the fridge, damage to walls, etc...and so I worked with a few individuals, and was promised that (a) I was first in line for the property; (b) I could move in on a particular date; (c) all repairs would be made prior to lease signing and (d) that I could view the property again AFTER repairs but before signing lease to make sure the repairs were all complete (i asked for that because of the reputation they have in the community for failing to make repairs after you sign the lease). A mere THREE days after these promises were made, I was on Craigslist by sheer coincidence and noticed that the property that was supposed to be mine already was newly listed as available!! In a panic, I called the office and was told in no uncertain terms that they were still seeking other tenants and if they found one that was willing to take the place sooner than me, that I would be out of luck (despite the promised move in date we agreed upon), and they weren't even going to tell me that they were doing this until AFTER they replaced me!!!! If I hadnt noticed this myself, I could have ended up homeless! Also, they told me that my previous agreement to sign after repairs was no longer valid and if I wanted the place I had to sign immediately (FISHY at best). I had a cow and told them this was UN-professional at best, but because I did like the place, I ended up agreeing. I then proceeded to attempt to contact a manager/owner to see if I could receive assurances that these repairs would be done. They caught wind of my search and called me the next day to tell me that they were "cancelling" my lease and did not wish to rent to me--all because I was asking them to do what they are LEGALLY obligated to do by making repairs and keeping promises to potential tenants.
Long story short, this company certainly dis-proved their reputation--they were way WORSE than what I had even heard! DO NOT RENT WITH THESE PEOPLE. No property is worth the endless frustration you will experience and the sheer lack of professionalism is STAGGERING. If you decide to rent with them, please follow other reviews, and get all repairs done up front, take pictures and be prepared for the worst customer service you can imagine!! So disappointing......
