Have leased with Western NV Mgmtgoing on years now and have not encountered any problems They have been quick to address an issue we had with the lawn company about our needs They have always be professional with us since the beginning; all their employees are pleasant to deal with and I must say, asa compared to management companies we dealt with in California they are far superior The property is nice, worth the price I would not hesitate to recommend them to anyone wanting rent/lease from this company

Summary of Events: I rented a property from this company and broke the lease early upon permission from the company/owner and when I received my "30 Day" tenant ledger 30 days after vacating the property I received a tenant ledger showing a balance of $0.00. The balance showed a few charges that totaled the balance of my initial security deposit of $1,075.00. I emailed the company asking for an explanation for the charges, not a refund, just an explanation, and they ignored me three times. I then sent a letter and they responded saying I now owed them an additional $662.50. My opinion of the situation is that the company is acting in retaliation against me because I asked for an explanation of the charges resulting in the forfeit of my initial security deposit. I find this very unethical as my 30 day tenant ledger showed a balance of $0.00 and now that I questioned the charges they decided to charge me additional fees. I gave my 30 day notice to vacate the property 4/2/14, my original tenant ledger that showed a $0.00 balance was dated 5/29/14, and I just received another tenant ledger showing a balance owed of $662.50 dated 7/29/14.Product_Or_Service: Rented propertyDesired SettlementI want my account to show a zero balance and I do not want any of my information sent to debt creditors. I do not want a refund, however I do not want to pay any additional fees and I don't want this situation to affect my credit.Business Response As stated by the tenant, he broke the lease. I charged him for the rent owed until I got the property re-rented. I also charged him the fees for maintenance, repairs and cleaning.Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.)My complaint does not question the term of the lease or the lease termination circumstances. My complaint against the company involves the 30 day itemized tenant ledger showing a zero balance and then after I disputed/questioned a few of the items and asked for an explanation, not a refund; 60 days later the company decided to send an new ledger with additional charges above and beyond what was shown on my 30 day itemized accounting. At this point I called the company and they said "they can charge me for anything at any point". As a consumer I question the legality and ethics with the additional charges as per NRS 118A.242 (4) where it states, "Upon termination of the tenancy by either party for any reason...The landlord shall provide the tenant with an itemized written accounting of the disposition of the security or surety bond, or a combination thereof, and return any remaining portion of the security to the tenant no later than 30 days after the termination of the tenancy..." I find these additional charges unethical and in retaliation by the company for the following reasons:1.) My itemized 30 day accounting showed a zero balance for my account. The zero balance reflects a few charges that totaled the amount of my security deposit of $ 1,075.00. The company charged me for the amounts they found necessary upon the 30 day limit after my vacancy. 2.) None of the additional charges were shown on the 30 day accounting therefore the company did not want to charge me for the items. It was not until after I disputed the charges did the company decide to add the charges in retaliation.3.) All parties had previous knowledge of the lease termination and the circumstances upon the lease termination. If the company felt it necessary to charge me for the "rent owed" and the "maintenance, repairs, and cleaning"; why were these charges not shown in the 30 day itemized accounting. Again, I question the legality and ethics of adding the charges 60 days after receiving the 30 day itemized accounting, totaling 90 days after vacating the property. 4.) I have emails/documentation that supports my claims. I asked the company for an explanation for the charges and they replied with, "...we could have charged you more..." which shows they did not charge me for the "rent owed" and " maintenance, repairs, and cleaning" within the 30 day itemized accounting.

I went into western neveda management inquiring about a house for rent. The man working the desk and a woman told me to go see this four berm house they had. The working man wrote on the app.The address, price and dep.The following day I turned I them in and explained to them that we are in a hotel with 3children and need in asap. The woman there said no problem they can get back . With me that day. No answer that day and I called the next day 07-28-2015 the man at the desk said the managers I took the afternoon off and suggested I at 10am the next morning. I called and talked to a woman and she told me the rent was higher than I though. I told her I gave the price that was on all the rental sites as well as the deposit. She said that was the oldbprice and it was now much higher same for the dep. She said I could go get the 50 app. Fee I left and I told her even the man at the front rest wrote on a post s note the price and dep. She said she would call me back. She called back and asked me to bring in the post it. I went down to the western management office and she said the manager was revising the web page.and I could have my cash back or they could run my app. With the new higher price. I told her I have been waiting and paying for a room for four nights and they hadn't ran it yet? She said " we could run it now and have a answer for you in a few hours.so I said as long as I get a answer today because a room is too costly. She assured me.Well at 4:45 I called to see whAt going on and the man at the front desk told me once again that the managers were out again. I said I want my 50 dollars back and got hung up o .Desired SettlementI want my 50 dollars I gave for app. Fee.plus the 71.00 per nite for the room for 4 nights waiting to get the rental.equals 284.00 plus the 50 q equals 334.00. Thats not even including all the food ect.thats only fare after being given the run around day after day.Business Response This complaint has been resolved with the customer.
