This is in response to the foregoing water complaint filed by a resident in our apartment community. Unfortunately, the building in which this resident’s unit is located suffered a water line break in April, 2014. Due to this emergency, the water supply to this unit was turned off for... one day. On May 8, 2014, the resident first notified our office that the hot/cold water flow in her unit was not working properly. Our maintenance personnel arrived at the unit the following day, and the water temperature was adjusted. We received a follow up call from the resident on May 13, 2014, advising the water problem was continuing. Plumbers were dispatched to the unit the following day to assess the problem. On May 16, 2014, we scheduled a mutually acceptable repair date with the resident, and the repair was scheduled for May 19, 2014. Unfortunately and through no fault of our own, the plumbers were unable to repair the problem, and additional plumbing experts were consulted and engaged to fix the problem. Repairs were underway on May 21, 2014, when the resident notified us of her desire to be released from her lease, which was granted. All 24 units in the affected building have been inspected and are scheduled to be fitted with new valves, restoring the systems to proper and upgraded working order. We are sorry the resident was inconvenienced for the short period of time it took to resolve this issue, but are satisfied that we were able to come to a mutually agreeable resolution of this complaint. Kind regards, [redacted] Community Manager

In response to the complaint listed against Wickertree Apartments, attached you will find all estimates/invoices pertaining to the charges listed against Mr. [redacted].  As he has previously stated, the apartment was not cleaned upon his move out, therefore he was charged for the cleaning...

fees.  As we do with every apartment that is vacated, the carpet was estimated by a third party company.  While the estimate indicates a full carpet replacement, Mr. [redacted] was only charged a pro rate of the full carpet cost as we took into consideration the time he resided in the apartment.  When Mr. [redacted] first moved in, the water, sewer and trash services were being billed in arrears by 3 months; therefore he did not pay the water, sewer and trash for the first 3 month’s he resided at our community.  During his residency, this system was formatted to be “current”, because of this change; there were still 3 months’ worth of usage that needed to be paid.  The “final” utility bill is for the 3 month’s water, sewer, and trash usage Mr. [redacted] accrued and did not pay for. Unfortunately a forwarding address was not left upon the resident’s move out, because of this we had to send his last statement to the last known address, which was the apartment that he had vacated.  We would be happy to settle this matter with Mr. [redacted], however since his file was turned over to a collections agency, payment arrangements must be settled with them.
