Review: I gave a realtor at Wilkins & Company a $950 security deposit for an apartment that they lease. After reviewing my budget and bills, I decided that I could not afford to move into the apartment at this time. I contacted Wilkins & Company asking for my deposit back. They do not respond to calls or call you back after you leave a voicemail, you have to contact the realtor by text message to get a response which takes hours to receive. The Property Manager [redacted] told me that I would receive my deposit back in 3 to 4 business days, well its been over a week still no deposit. They also told us that they gave my deposit to the owner and that I would receive my deposit back today (4/17/14). I did not receive my deposit back today either, the realtor [redacted] told my husband that it would take 10 days up to two weeks for us to receive our deposit back, she also told me not to contact her again. They have been giving us the run around for three weeks now. This company is the worst, their customer service stinks.Desired Settlement: I just want my deposit back. I do not plan to ever use this reality company again. I do not recommend Wilkins & Company to anyone.

Response:

I just spoke with my property manager and staff and now have a full understanding of this situation. Ms. [redacted] paid a deposit to the agent on the day she was shown the building since she did not want to lose the apartment. Ms. [redacted]'s deposit is held by the building owner in their escrow account. We asked the owner to return Ms. [redacted]'s deposit immediately. They informed us that they write checks on the first day of each month and we shared that information with Ms. [redacted].

I spoke with the Property Manager and all five supporting staff; everyone had spoken to Ms. [redacted], her husband and her mother whenever they called and we did explain that the owner held the deposit, not Wilkins and Company Realtors.

RESOLUTION:

Ms. [redacted] picked her check up at Wilkins and Company Realtors, yesterday, April 28, 2014 at approximately 3:00 pm.

I regret that the owners of the property failed to return her deposit as soon as we requested it.

Review: As a first time homebuyer, I pursued the purchase of a home in my hometown. The seller, just so happened to be an employee of the local real estate firm who had the home listed. Things went well in the beginning. I personally spoke to the owner of the home over the phone in which she was excited to sell the home and gave me some general information regarding the house. I soon scheduled a home inspection which was completed and paid for by me, the buyer. We completed a ratified contract, signed by myself as well as the seller. Soon after, the seller backs out of the home purchase agreement and also disregards an agreement she has to purchase a new home. Obviously at this point, the seller has wasted months of my time, as well as my real estate agents time. My agent, Ms. [redacted], was extremely helpful and professional throughout the entire process, attempting to work with the seller in order to have a smooth transaction. Once things got to a standstill, my agent requested a meeting with the owner of the real estate company. The owner decides that there is nothing he can do regarding the situation and the seller's breach of contract. This is completely unacceptable. Being that the seller works for the real estate company, it reflect negatively on the company as a whole. This has left a negative taste in my mouth and makes me question ever doing business with the company again. If the owner cannot stand up for the ethics involved in this process, then how can they expect any customer loyatlty? I feel sorry for my agent having to deal with these individuals on a daily basis. She has been completely honest from the beginnning but has been [redacted] over by the dishonest seller and disinterested business owner.Desired Settlement: I expect to be reimbursed the Earnest Money that was put forth on the proerty, along with a refund of the home inspection and a 10% payment of the agreed sale price for time and effort wasted during this process.

Response:

In regards to the complaint filed by Mr. [redacted], we have made every effort to bring resolution to this matter.

Ms. [redacted], the agent representing Mr. [redacted], on more than one occasion told Mr. [redacted] that we encouraged the owner, Ms. [redacted], to bring closure to the transaction, but we cannot force the owner/agent, [redacted], to sell her property.

The broker, [redacted], has been kept abreast of this transaction, and has spoken to Ms. [redacted] on several occasions, encouraging her to bring resolution to this transaction. Additionally, Mr. [redacted] met with Ms. [redacted] several times regarding this transaction, and Mr. [redacted], in fact, repeatedly asked for a meeting with Mr. [redacted]. Mr. [redacted] offered through his agent, Ms. [redacted], to meet or talk with Mr. [redacted] at any time.

Mr. [redacted] has been informed that [redacted] & Co. can immediately release his $500 earnest money deposit upon the signing of a Release of Contract between Buyer and Seller. This is pursuant to State of Virginia Real Estate regulations. His desired settlement request was given to Ms. [redacted] upon receipt. Ms. [redacted] is willing to meet with Mr. [redacted] to bring resolution.

All parties involved, Mr. [redacted], Ms. [redacted], and Ms. [redacted], have always been ready and willing to meet with Mr. [redacted] and continue to do so.
