Complaint: ***
I am rejecting this response because: Talk about libelious accusations is hypocritical He is accusing my son of being a potential mass murderer How iticMr C*** did not express any fear when we talked on the phone While waiting for the key, he leaned against the door and it popped openPoor quality I assume it had been pried open before and not fixed properly prior to ***'s move inHe called to say he did not need the key Mr C*** is condescending in person and in his letter As I said in my earlier letter, ***'s truck window was broken, gas was stolen several times and drug deals were going on in front of his apartment When I mentioned this to MrC***, he pooh poohed the invasive nature of the happenings I have my apartment cleaned and the charge is $ It is similar in size to ***'s apartment on 12th and done by a professional company I did do research and chose the highest charge which was $ In addition, my cleaning includes dusting, bathroom, and kitchen appliances, floors and changing of linens My apartment is furnished as wellThat is much more to cleanI was at the apartment when he left Was it pristine? No Was it acceptable? Yes Any extras when a tenant is vacating is the cost of doing business I have friends who own apartments and I know what they expect Mr C*** seems concerned about the keys That is a few dollars.I do not appreciate the snide remarks about the fact that I co-signed *** operates a tutor business off site Since he just moved here and had not opened his business yet, I suggested it might be easier if I co-signed because he did not have a known source of income He did tutor and worked at the University He paid all of his expenses.When I went to the lease signing, I saw the Better Business plaque and assumed he was reputable I don't think I will trust that sign in the future As I said before, when I originally talked with Mr C***, I thought lesson learned The deposit was lost, but he pushed it He added additional charges and that is just wrong Regards,

April 18, 2017 Re: Complaint Response to ID *** Dear Sir or Madame: I received the letter you sent to me this date concerning the complaint referenced above. The complainant did sign as co-signer and guarantor on his daughter's rental agreementHowever, the agreement
did not start last July but July 28, 2015. She did vacate the apartment by April 1, I have thirty days to send out the deposit disposition letter with a list of any deductions from the depositAs I told his daughter and tried to explain to him, I will get the letter out timely once I get the invoices for the cleaning and/or any repairs requiredI also took photos of what still needed cleaningTherefore, his demand for the refund of the deposit is premature. The complaint also makes assumptions and accusations that are just not trueThey seem to me to be libelous. He has left me two voice mails that I have considered harassment, as I told himWhen we have spoken, as in his voice mails, he has threatened taking me to court if I deduct any costs from the depositI believe this complaint is another attempt to intimidate me to refund the deposit in full and not deduct any costs from it. His daughter and I have spoken about some of the things that had not been cleanedShe acknowledged she did not, in fact, clean those items. co-signer and guarantor on her year old son's rental agreementThey did not arrange a move out inspection with and dropped only one key and one laundry key in my office drop box on 8/31/17.My assistant made an inspection and took photos of the condition the apartment was leftThe apartment needed a lot of cleaningIt looked as if no attempt to clean was made at allThe cost the cleaning service charged the property for cleaning the apartment was very realistic and neededThe complaint wrote that she checked around and said the most expensive in the area to clean a one bedroom empty apartment was $I cannot comment on this amount because I have no information where she got this priceIn addition, her son had the gas service turned off as a seasonal disconnect on 4/13/That meant there was no hot water or cooking available in the apartment for about 1/monthsThat makes cleaning difficult without hot water for the tenant and the cleaning service. I have nothing to prove that her son cleaned the carpet with a rental machineThe carpet looked as if a cleaning machine might have been use in parts of the living room areaThat may explain why the carpet in that room looked so blotchyThe steam cleaning corrected thatShe states that the she was charged $for carpet cleaningThe carpet cleaning charge was $The $was for the locksmith to have the locks rekeyed and the front wooden door repaired because her son broke it open on 8/24/That day, he had called my office say he had the wrong keyI gave him a third key to his apartment on 8/17/When I called him a few minutes later he told me he broke in his doorI expressed my displeasureHe hung up on meA few minutes later, he left me a second voice mail that was an angry tirade filled with profanity and wishing I would die and America fails because of people like me and other thingsI felt very threaten by this message in light of all the senseless mass shootings and murders in America these recent yearsI spoke to his mother to try to ascertain if I should take the threat seriously or if he and some other issue that may cause his behavior that dayShe only apologized for his behavior and said he has been under a lot of pressure recentlyThat answer did not reassure meWe were fortunate the locksmith was able to repair the split door and broken knob, because if the door had to be replaced it would be at least $300.00. Also, I have no record of her son ever called me about the blinds he broke. The complainant also makes assumptions and accusations about me that are just not trueThey seem to me to be libelousThe reviews that area on the internet she mentioned are not the full story or actually not trueSome tenants seem to use them to justify not cleaning their apartmentI manage the property for the ownerThe deposit is to recover costs the owner has to pay that were the tenant's responsibilityThe deposit goes to pay the vendors who did the work, and any balance left goes back to the tenantIf the costs are more than the deposit the tenant is asked to pay the difference. First I did not have nor ever had a "Better Business plaque" in my office. I am done trying to deal with this person's complaint, because it is obvious to me, no matter what I write, the complainantmisinterprets what I am trying to communicate in my response. I believe the complainant owes the amount stated in the deposit letterThe complainant believes I have over charged for the neededcosts to restore the apartment to a clean and rentable premise.
