responses below.)1) Tray ceiling in our dining room - this has been paid for and is in our contract, but has not been installed(A credit of the purchase price was offered 9/22/2014 customer’s response on 10/12/2014 declined credit requesting installation; we are currently looking into this.)2) Switched outlets in all rooms except bathrooms and kitchen - we currently have 1 switched outlet, our contract specifies that all outlets are to be switched (Our master plans were signed off on by the customers which show only 1 switched outlet per room and their contract also included a Switched Reinforced Ceiling Outlet in all bedrooms, the loft, the study, and family room.)3) Rough grading - our grading was not as high as it was explained it would be. (Our contract states that the Grade is rough shaped to the master grading plan; verbal statements do not supersede our written contract documents as they state. By the time we were notified of any concern, the customer had hired a finish grading contractor and the finish yard was installed.)4) The contracted plumber didn't attach second floor vent stack at the elbow joint. This resulted in the vent pipe pulling the rubber gasket at the roof penetration into an inverted orientation, causing rain water to run down the vent stack and damage insulation and drywall. The plumber has cemented the joint, but the damaged drywall and insulation remain. (Upon our inspection of this item, we did not note any drywall damage; we will address this concern.)5) The kitchen faucet was found to be leaking. A plumber was contacted by the builder. The plumber ordered a new faucet, and stated the leak was insignificant. This proved to be false, and the water to the faucet had to be shut off due to the leaking. As a result, the water leak has moved passed the base cabinet, and has migrated to the floor in front of the cabinet causing the flooring to buckle. (The plumbing contractor stopped out the next day and ordered a replacement faucet; I understand that after further investigation, while waiting for the faucet, the customer found a loose fitting and tightened it correcting any issue. We were notified of the damage of the flooring 10/12/2014 and are working on the solution to this.)6) A cabinet at the planning desk is pulling away from wall, and needs to be fastened securely. (We have noted this item and will address it their next scheduled service appointment.)7) As part of the lot improvement package, a post light was to be installed. The builder claims it is on back order, but it has been 10 months since the date of close. (We have been in contact with the supplier and they have located the post light; unfortunately it had been mislabeled. multiple issues remain unresolved, and while the closing did proceed, it was more of a "rock and haRd place" situation with standing issues moved to the "warranty" phase due to failures to properly perform the initial work. Quality control is wholly lacking and William Ryan management will not respond to the issue and there is a grand refusal on their part to involve more senior (effective) layers of the company. Our issues are not unique, and other consumers should be aware of this poor quality control and job management. I can provide pictures of walls which should be at right angles but are off skew, faulty drywall, very poor cleanup prior to home turn-over, and a liteny of items pointed out during construction by myself that went unaddressed [subfloor issues as one example]. 100% of items upgraded were| are in some  way incorrect, and this was treated as a normal situation by our build staff. I invite anyone from the Ryan Building Group's management team to contact me directly for a tour of our issues.

They made 4-5 attempts to patch water still came in basement finally this summer they contact a excavator he comes

They decide without our knowledge to have their landscapers dig a man made hole from under our deck to the property line of our yard call it a swale .

Which is actually dangerous for the wild life in our area have pictures of guinee hens walking right to the big hole .

It's dangerous for us as homeowners with cutting yard.

We have kids play in back now snow is coming which makes it worse it will look like stable ground if covered but its really a hole .

Engineer from city has been by stated it wasn't approved by subdivision or a licensed engineer.

They can resolve this by fixing the grading or just refill .

They also tried to get slick and tell our landscapers to soil and seed but they refused because it would still be unstable because they were suppose to leave the swale formDesired Settlement: Want that filled and soiled and reseed by the landscapers we paid not theirs.before snow hits we just need filled for winter to protect our under ground sprinklers. They also owe our sprinkler company DJ lawn sprinklers $147 for repair of line damage due to their concrete contractors haven't paid was due in June .

Want the reimbursement of money for upgraded chandelier we never received just want our money at this point.

Want driveway power washed and sealed .

We are responding to the above noted consumer complaint concerning our business.

This particular purchaser closed on a home constructed by our company in December, 2011. This home was sold without a landscaping package. As part of our contract with the purchasers, the property was graded to our standard specification which was confirmed by the City of Milwaukee granting a certificate of occupancy.

Subsequently to taking possession of their home, the purchasers contracted with a third party landscaper to re-grade and install sod/seed. The landscaper added to the grade and increased the height of dirt along the foundation. This nullified our warranty for a dry basement as the landscaping exceeded our recommended height past the mudsill.

As a part of our construction commitment to our customer, we repaired the foundation. In addition, at our cost, we deconstructed the added grade installed by their landscaper by creating a small swale toward their side yard. This allowed the surface water to drain away from the exterior of the home and assisted in alleviating any future foundation leaking problems.

It is always our primary goal to meet all of our contractual obligations to our customers. We took the necessary steps to repair their foundation, and assisted our customer, at our cost, in a correction caused by a third party contractor post- closing.

We have explained our position to this customer in person and by written correspondence. We continue to honor our warranty and dry basement guarantee to this and all William Ryan Home customers.

We purchased our new home in June 2012, filed our warranty claim appropriately, had the superintendent check the items on our list, and to date, the warranty claim has not been fulfilled.Desired Settlement: Schedule repair/warranty work and have work completed within 2 weeks. We've already waited 4 months, and know it can be completed in 2 weeks time.

Review: Multiple areas of our new construct home were done incorrect. Some areas are minor - for example, the can lighting was installed in the wrong location due to plumbing junction being installed where the light should have been, or the floor joists being out of alignment with the building plan preventing a planned recessed light centered over a window, and rather than install 2 can lights symmetrically, a hanging fixture was installed. Other areas are more major. One example is the poor quality that was done in planning and grading the driveway, causing a highly 3 dimentional, multi-angular slope which is more aggressive (out of norm) than the surrounding neighborhood, and the most critical of all, we paid (a lot) extra for spray foam insulation, and it has not been installed within manufacturer's tolerance for the R value we paid for. the manufacturer recommends a 1/4 inch variance, and there are areas which have cavities of over 1 1/2 inches. I provided a LOT of evidence from the manufacturer, and called multiple licensed installers who all said the same thing - no void should be more than 1/4 inch deep, but they discarded this, and have begun covering the walls with drywall. in one area, a heat run was placed on an exterior wall, and the cavity does not have ANY spray foam - they simply compressed a fiberglass batt behind it. This is cause for additional concern because a.) heat runs should not be run on exterior walls, and b.) lack of spray foam causes the vapor barrier created by using the foam to be ineffective. Several solutions exist to remedy this, but the builder (William Ryan Homes) refused to do anything, stating I had no knowledge of building process, and that they were going to move on regardless.Desired Settlement: spray foam insulation needs to be applied correctly, to the correct depth throughout the home. this includes the area where the heat run is. While I would love to have everything else fixed, (especially the ugly driveway), the only thing that actually matters and is critical to the future of the home is the spray foam. it needs to be run properly and there is only one opportunity to do this right - while the home is still being built. the only "settlement" I want is to have the house built prope

This company has the absolutely worst customer service I have ever experienced in my life! Whenever there was any problems with the building of our home, we were ignored, made to feel like an idoit or just lied to. We were told that it takes 6 weeks from signing paperwork until the start of building. This process took 12 weeks. Were guarenteed that the house would be completed in 120 days from dig date. It took well over that. They then rushed the finishing of the home at the end. It took them 4 weeks to dry wall and complete home when that normal takes 7-8 weeks from completion of dry wall. The quality severely suffered. The carpentry was poor quality, staining to cabinets and banister was inconsistent. The heating has broken twice so far, we had a leaking pipe in the basement, the main bath had NO water pressure for almost 2 months. The second time the heat broke, there was no sense of urgency to fix it. We had to threaten to call the superintendent/sales person every hour until finally this issue was addressed. Less than a week after closing, they came to replace a counter (because the wrong one was ordered) and they broke a pipe and the garbage disposal. This left us with no functioning water for over a week AFTER we closed. They installed the wrong counter and sink to rush a closing date. We now have had a non functioning dishwasher for several weeks. There seems to be no urgency to fix it. There is no communication with us or repair people to get things fixed. I completely regret our decision to work with them. This is just a few of the issues that we have had so far. Our closing date was end of April, 2014. We have been in the house less than 2 months and all of this has happened already.
