House has excess grass and weed, broken window/doors; House has no working heater or working breaker box. MLGW ticket property and shut down ulitity.I lease the propery to move in 10/1/2013. owner of property refuse to fix problems with property. The basement inside of the house is not properly sealed. It is not sealed against rodent or missing mateirial affording eduivalent protection against the entry of rodents. Owner claims that he is only the agency for this property. I call this office on 10/7/2013 about the excess weeds and grass, shrubs and windows, doors and latches on door and locks need on front and back doors. [redacted] came out to home 10/11/2013 to install a foam platform on window to cover window temporary. We said he will put in a permanent window. He never did. I call and told owner the house light and the inside power box is turning off continuing. I think you need a new breaker box on this house. The light are going off every day and sometimes three times a day. [redacted] said that he would notify [redacted] about these problems. I was told 10/10/2013 these problem would be resolve.I call owner concerning that I receive a tickte for MLGW that the space heater couldn't be lite, 10/30/2013. The owner told me that this problem will be solved and they would send someone out. I call again 11/12/2013 to let the realtor know that MLWG has put a booth on the box due fire was jumping out of the box. I was ticket again from MLWG for the neutral in th box was burning in the meter and the inside of the meter in the house. Desired SettlementI would like a full refund and deposit or product services in livable condition now for me to continue to live on property. A new property to live on in change of this condition of this situation. This owner need to own up to this problems immediately and fix. Once leased, all tenant information is passed along to the owner and is the homeowner responsibility for repairs:1. Grass and yard work is the sole responsibility of the tenant (in the lease agreement).2. The house has no basement and I am not sure about that item in the complaint.3. Tenant was given keys to both the wood door and the security door the day of lease signing.4. Breaker box - That house was built many years prior to most modern technology and therefore, will not handle all TV's on, kitchen appliances, washer, microwave ovens all going at the same time. The breaker will switch off in that example, and it's just a matter of switching the breaker back on.**The home owner has been informed about the repair items... I had cut the grass which cost me $80.00. The weed and the grass was cut 10/7/2013. I have the receive for that service. I would have to be reinburse for this service also from November rent. I call nummberous time to claim about this property and the repairs that is needed. The window to the property in the front of the house is still hold a platform for a window. There is also numberous cracked window around the house in which the the window need to be replaced. Bredaker box was not in good condition. The box is to old and there is burning neutral wire inside of the meter. The MLGW agency therefore, put a booth on the house. I unit hallway heater doesn't light. MLGW agency ticket me for this house 10/30/2013 and the box 11/11/2013. The box need to be replace or the MLGW agency will not turn the ulility back on at this resident. The box spark with a fire and which is consider to be a damage hazard with the neutral burning inside of meter. The MLGW agency make use that no one could cut on the switch inside of the house too. I do not have keys to lock the back door. I was repair that these doors would be repaired before I move in. Both of the doors swings back and forward The grass was over grown wit weeds,a nd high grass upon moving on to property. The attic ub the house is not free rodents. the frame of th eattic wood was hanging down from the ceiling. The beedroom of the house is full of bedbugs. The owner has not spray or put in any down to secure the inspecting of the house. I have not recieved any letter for the agency or owner for repairs. I need all my money in full for the existing problems in this house immediatedely. Final Business Response

Unauthorized Inquiry into credit historyI initially met with an agent at the agency on July 12, 2014 to ask about possible homes for rent that I might consider. The agent asked me to fill a form with my basic information and contact number - supposedly so that they would have a way to reach back to me. The agent made it clear that if I was interested in a rental property, I would have to return another time to the agency and fill out more forms, pay a fee, and the agency would request a credit history inquiry on my record at that future time. I did not pay any fee at that visit and the agent assured me no credit check would occur until I paid the fee. On July 21st the agency called me to ask if I would consider moving forward with them as a customer. I informed them that I would not and that I no longer needed or sought their services. It was my understanding that our interactions were over. On July 23rd they requested a credit check on me, AFTER the conversation on the 21st when I informed them I would no longer make use of their service. Incidentally, I did not once make any payments, commitments, nor consented to any credit checks or services of theirs. The agency went against its stated practice of credit checks, and their credit inquiry negatively affected my credit score. They were unwilling to work with me to undo the harm caused to my record.Desired SettlementThe business needs to work with their creditor to remove the harm done to my record. Most importantly, they need to find a good way to interact with future potential customers by adhering to their word, agreed upon practices, and not treating them disrespectfully. I wholeheartedly recommend AGAINST this business to any would-be future customers. There are far too many BETTER, more worthwhile options in the greater [redacted] area than to have to settle with working with this ineffectively managed company.Business Response This is to clear up any misunderstandings about credit reports pulled here at Willoughby Realtors for the [redacted] Department.From my conversation with the prospective tenant, he came in on a weekend to make application for one of our rental properties. I was also informed by this customer that he did not pay the application fee and for that reason he felt the credit would not be ran. Let me first say that we have to pay for all credit reports that are ran through our office. the tenant application authorizes the credit report to be ran of which this applicant did sign and does openly admit to signing. I informed the customer that his application must have with all the others authorizations from that weekend not being aware or marked unpaid. Being that the credit authorization was signed, there was no reason for the office manager not to run that application. I also informed that customer by phone that my office lost money as a result of his application be in my office stack of applications to be run for approval.

company is a scam, they take your $50-$75 application fee before they will help look for houses at all. Then they will not contact u or return calls.This realty company is a complete scam they take your money before they will do any type of searching for you then once they have received your money, they do not get in contact with you nor will they return the multiple phone calls and messages left for them to return your call. then after a few weeks if you are lucky enough to hear back from someone at the office they have some excuse as to why they haven't been able to get back with you. I paid my feed in the beginning of October 2015 and could not get a response back from them until February 2016 even though I specifically told them up front that I needed to find a place within a few weeks to a month. They did not help me search for any Home so I even came up with my own list and tried to email it to them so that we could just meet at the house and take a look at them but apparently they are too busy to actually show you any houses. I called Keller Williams Realty they showed me multiple houses before having to pay any sort of application fee and they always returned my phone calls and emails. I was able to find a house within one week of dealing with Keller Williams yet dealing with Willougby Realtors it took them 4 months to even respond back to me after I paid them $ n left multiple messages n emails and I never received any response. The owner will give u his card but then his excuse as to why he doesnt answer on his cell was because he has collection agencies calling him all the time so he doesn't pick up calls from unknown numbers, like he is a scam artist or dealer of some sort. He also has a car wash/detailing business that he runs n apparently uses that to funnel $ through. I saw the bad rating on BBC cite before going to him n when I asked him about it he replied it was only because they dont pay for membership, though I quickly learned it was because the stories r true and he really is a true scam artist, skating the grey area of the law, taking advantage of hard working people who give him $ for the application fee n does no service in return. They are a smart scam as its a gray area of the law, so he has been able to get away with this for years, its truly a sad situation as person after person is taken advantage of, and they refuse to give you any refund even if you are lucky enough to even speak w/ any 1 after paying your fee. This company is a scam and the the main guy is a true scam artist, $75 is alot of $ to get scammed out of especially when moving and then the time wasted waiting around for a reply from them when you think they r looking for u. Please dont use this company all the complaints listed r about the same thing and there r multiple complaints against them n they refuse to reply to any of them because they know they are running a scam. I left messages for him every week hoping for a reply n finally had to give up n was able to get shown multiple houses within 1 week of working with keller Williams realty, n didnt have to pay any application fee until I found a house that I liked and wanted to apply for.. But with Willoughby u have to pay them 1st before they will even talk w/ u n then they become impossible to get in touch with. You basically have to go up to their office and force your way in to this 10ft by 10ft room they call there office n even then I told him 3 houses that I found myself so all the hard work was done by me and even then he never got back in touch w/ me to go look at the homes.. They are true scam artist PLEASE DO NOT TRUST THIS COMPANY OR ITS EMPLOYEES!!!Desired SettlementI would like an explanation as to why I paid a $75 application fee and then was not contacted again until 4 months later after leaving multiple voicemails emails and messages for them to please contact me I even went out and found houses that I wanted to look at so I did all the work for them and even then they still did not take me to see any of the houses or reply to me about times to meet or even different houses to look at I would like a refund of my $75 application fee as I did not receive any service from this company nor its employees. I would also like all of my personal information back as I don't trust them to have it after seeing the way that the business is ran and all of the multiple complaints towards this company I paid in the beginning of October and didn't hear anything back until the 6th of February. So I will be fighting to get a refund on my application fee or will be working towards filing a claim in small claims court to at least bring notice on to the scam that this business is running on unsuspecting clients searching to find a home for their family.

House wasn't available by the date it was suppose 2 beenI Regina Shepard gave[redacted] Willoughby Sale Rep [redacted] 350.00 deposit on November 6,2014 n 150.00 deposit on December 1,2014 on a house on [redacted] Memphis Tn 38106. The understanding I had that my deposit started on December 1,2014 once I payed my deposit of 500.00. On December 5,2014[redacted] Willoughby showed me the inside of the house and I ask him are going to paint n fixed the wires that coming from the back of the house going under the house n clean up the backyard and he said he would have everything fixed by the time I move-in.. later on that day I call and let[redacted] Willoughby know that I had death in my family n will be out of town for a week n he said by time I come back the house will be ready. On December 13,2014 I had a letter at my mother address not my address on the application saying that my deposit expired on December 6,2014. I call and text[redacted] Willoughby Saturday December 13,2014, Sunday December 14 n Monday December 15,2014 n got no respond from[redacted] Willoughby. On December 16,2014 I went to[redacted] Willoughby realtors office n talk to[redacted] Willoughby son [redacted] thats when [redacted] said he will call me late that day. On December 17 I went back to[redacted] Willoughby office and talk to[redacted] Willoughby son [redacted] n sales rep[redacted] abt my deposit telling them the understanding I got my deposit started December 1,2014 n the house wasnt available to move in than n not available move in now. So I ask[redacted] Willoughby son [redacted] can he call[redacted] Willoughby so I can speak with him and he did call[redacted] Willoughby for me but[redacted] Willoughby didnt want to speak to me he ask to speak with his sale rep[redacted]. Once[redacted] got off the phone with[redacted] Willoughby[redacted] came out his office n told[redacted] Willoughby son [redacted] to set up appointment with[redacted] Willoughby which I inform [redacted] that ill wait on[redacted] Willoughby so I waited abt a hour when[redacted] went back 2 [redacted] sayin that[redacted] Willoughby will not becoming in today n set appointments for December 18,2014. On December 18,2014 I met[redacted] Willoughby in his office he refund me 150.00 of my deposit but wont refund me my 350.00 for a house that wasnt available December 5,2014 or isnt ready now December 19,2014. I have pictures and videos of the house on [redacted] and I try to show it to[redacted] Willoughby on the December 18,2014 but he said the pictures didnt have nothing 2 do with it Desired SettlementRefund on my deposit
