Review: I moved out of willow oaks apartments with the appropriate notice on 7-1-2013. I left the apartment cleaner than it was when I moved in. They said that because I had been out of town due to a death in my family that the rent that was owed (186.00) would be taken out of my deposit which was $305.00 and the remainder would be sent to me in the mail asap. I left several messages by phone and no one returned my calls. I then received something in the mail 8-1-2013 saying that I owed them $369.56. They saw the apartment when I gave notice that I was all moved out and said nothing of any damages or anything until a month and a week later. When I first moved in I did a walk through with the old owners and they were supposed to put in new counter tops and cabinets because they were the original ones from when the property was first built and the drawers in the kitchen and bathroom didnt work properly. now they have had 3 different owners since then so all that paperwork cannot be found.They charged me $218.69 for renovation charges and another $200.00 for cleaning , when I left the apartment spotless. The whole time I lived there something would break and I would call the maintenance man [redacted] and he would never come to fix the problem and if he did it wouldnt be weeks. In the summer of 2012 me and my 2 children were without air conditioning for almost 2 weeks in 105 degree weather , and I was also 8 months pregnant. And since I have moved out im trying to apply for another apartment and the only thing preventing me from getting into this beautiful complex is the balance I supposedly owe from willow oaks apartments . I dont feel that I owe this but will have to pay it off so it will not affect my credit or rental history. They need to be stopped from ripping low income families off and making them live in such conditions .

I dont think I should have to pay the balance they say I owe $369.56 , since they are saying its for cleaning charges and renovation fees, and the apartment was left spotless. And they also kept my deposit of $305.00. Now $186.00 of that was kept for rent owed. So the remaining $119.00 should of been sufficient. Thank you for you time.

Initial Business Response

All documentation was in the file as to the condition of the apartment upon move-in. Additionally, the exiting resident did not request a pre-move inspection or walk the apartment with management prior to turning in the keys.

50% of the charge was actually rent due that went unpaid for the last month. A copy of the cleaning invoice was provided to the exiting resident and shows that we didn't even bill back the entire amount, understanding that if an exiting resident does leave the apartment clean we still have to pay to sanitize. Additionally, we did revise a couple of charges after discussing them with the exiting resident, however, any remaining revised balance should not have to be waived by the owners of the property when management followed California law.

After discussing this with the exiting resident, they agreed this was fair.
