Ok from all the comments below you should know not to even get into contact with this place i'm a college student who moved here from about 4 hours away not to bad but still I didn't have a chance to check out the place before hand because it was in its "cleaning stages" which took over a month after I had been approved and paid the deposit which sounds like i'm not getting back anyway, I moved into cob webs and a partially cleaned place with food still on the walls and dirty appliances, the shower [redacted] was broken off and they just zip tide it on for me and called it good, there are major gaps in the door so in the winter there's a heavy breeze that blows through and now in the summer I just get a colony of earwigs and spiders, I plugged it with as many socks as possible cause there's no way i'm going to put a dime into this place when there just going to charge me for itic little things, but without an option I had to move down here the day before my school started and had to fork out money for 3 nights in a hotel with all my belongings pilled into a sketchy hotel and the other half still in my car. They do not maintain any part of the premises here, the other people who have pets walk over to your side of the duplex to take a dump, the alley you use to get in here is like going rock climbing because of the condition it's in, when you call for assistance as like when I first moved in here I didn't know which mailbox was mine and unfortunately for me neither did anybody else who worked there I had to find when the mail came and talk to the mail lady and show ID which is reasonable on the USPS part to finally get to know where my mailbox was it was an unreal headache how nobody at there offices knew how to get that information for me along with telling me to call back and playing back and forth with two different people at there office, another thing when I was in there office they didn't even bother to keep there crap talking on hold while I was there they would no joke hang up the phone and begin to talk crap about that person about "how dumb do you have to be to understand that we need this and that from you before we can continue the process" there just arrogant and my bad but aes at that company every single one I have encountered there, they charge I believe a $35 dollar charge for locking yourself out (I never did) but when I seen that on the papers I was signing I just had to laugh because where I moved from the guy would come open my door at anytime for free because sometimes your just in a rush a things happen, they also charge a $30 fee to use your debit over the phone OR in person another thing I never encountered before, I do have to admit where I stay is a very safe place and is very quiet but that has nothing to do with Wilson Scam Estate. I just tried putting down the major things so please believe this stuff is just the majority of the bigger problems i've encountered or noticed about them. Sorry for the long post but please read through all of these reviews and trust us you want nothing to do with this place it is honestly a joke of a company and as the others stated if only I had enough money we would be in court and this place would get revoked of its licensing.

Review: My room mate and I moved out of property rented from Wilson Real Estate on the 30th of May, 2014. We adequately cleaned the residence and provided yard maintenance for the property leaving it in a state at or better than when we moved into the residence. We received a statement from Wilson Real Estate with charges equaling our deposit with vague explanations for the cause of the total amount. Multiple attempts to contact Wilson Real Estate management by telephone have led to a rude retort and answer machines with no return phone calls. A certified letter was also sent on the 25th of July, 2014 with no response. We would like the opportunity to refute the charges presented by Wilson Real Estate but as of yet have failed to avail communications with us.Desired Settlement: We are requesting open communication, a complete itemized listing and detailed explanation of labor costs and tasks performed in the accumulation of charges beyond "cleaning" and "mow and weed," an explanation of being charged for $200.00 for final w/s/g owed, a refund of a majority if not all deposit money and the opportunity to keep this from moving to litigation.

I have reviewed the response made by the business in reference to complaint ID [redacted] and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below.

We feel that the response given by Wilson Management to be completely illusory of the conditions of the unit while we were in occupation. Attached are samples of the unit the day of occupancy at the beginning of March 2013. We did not occupy the unit in February when the "move-in" pictures supplied by Wilson Real Estate Management were taken nor had we been in the unit for ten days when Wilson Real Estate Management took the "move out" photographs. We feel that the time "cleaning" of inside of the unit ten days after we vacated the premises to be representative of the time taken to dust as the unit had been clean the day we moved out. Wilson Real Estate Management knew of our move out date which was June 30th not July 9th. We anticipate a complete refund of our deposit owed and feel that any cleaning or maintenance of the property ten days after we vacated the unit to be the responsibility of the property management.

This is not a rental agency - it is a rip off agency. Although we had been assured the house and yard were clean, they were both filthy. Unfortunately, we were moving from out of state and couldn't see the property first. All the kitchen appliances were flithy and the bathroom was disgusting. We lived there for 3 months and left the property in spotless condition compared to how we found it. They charged for hours of cleaning and repairs, and $100 in unpaid utilities (like the other reviewer said). We ended up paying an additional $300 and forfeited our entire deposit just to get away from them. If I had more money, I'd pursue them in court but it's not worth the time, money or headaches. This business is a bunch of crooks, stay away if you can!

In July 2014 me and my roommate moved into a perfect duplex, that we were told was 100% safe compared to Yakima, WA and there was no crime. We were told by the landlord that the only problem is sometimes the apartment complex across the street has loud parties that might keep us up. Upon moving in, the shower head was broken, dangling from the wall, the floors were not clean, blinds were broken and blackened with dust, the lock on the fence was completely broken and the screen door was broken as well. We told the front desk, only to be told that since we put a few boxes in on that day, we would still have to pay rent beginning from then. We said it was okay, just wanted things fixed. She said she would have to get back to us, after speaking with the owner. The next day we received a call saying they fixed the shower head, but the other items were not approved to be worked on. Since I was looking to get a dog, and this is the only place that was safe and allowed dogs, we just decided to move in anyway. Two months after living there we were robbed, and without going into too much detail, there was a lot of things that were taken and broken. Upon talking to our neighbors we found out the exact duplex we were living in had been robbed with two previous tenants, and that was not told to us by our landlord, who was also the previous tenants' landlord. This was bad of course, but not why I'm writing this review. We have our rent automatically deducted from my checking account. Once, they did this before the agreed upon date, which was fine that month but I went in and talked with the front desk to ask them to make sure it's on this one day, because I need to deposit money from my roommate. She agreed, and the following month I received a notification from my bank that it was withdrew a week before it should have and that I was negative, with multiple overdraft fees from transactions I did while believing I still had money in the bank.I called, and long story short, told him he must pay the overdraft fees. He reversed the payment the following monday, after not having any money to live on for a week. To make matters worse, the following month, they actually took the money out on the correct day! That was great, for once, except I came home to a eviction notice with three days to vacate the premises for failure to pay rent. I called, was told I didn't pay rent, and only when I said I have proof I did, did she say she would talk to the Jim, who handles payments. After admitting again it was their error, after thirty minutes on the phone, I asked if I could just pay cash since there is clearly an error-prone procedure with automatic withdrawal in rent. She said absolutely not. This is by far the worst experience I've had renting, with the most unprofessional staff. I would rather commute from Ellensburg then to ever talk to any of these people again.

Review: I saw a property advertised for rent that I was interested in, and was told that in order to apply for it, I must provide a check for $30 as an application fee, and an additional check in the amount of $650.00 as a security deposit. When my wife went to drop off the checks along with the completed application form, she was asked to sign piece of paper stating that if we withdraw our application after submittal, that the landlord gets to keep the entire holding deposit. The next day we received a call letting us know that we were approved, and that we could come and pick up the contract. Upon reviewing the contract, I found several policies that I did not agree with, and informed [redacted] at Wilson that I did not agree with the terms of the contract, and that I wanted my security deposit returned. DJ then told me that he was going to keep the security deposit because my wife had signed the deposit acceptance agreement, and that his company had suffered a loss by us choosing not to rent from them after having been approved. I asked how he had suffered a loss, as the property in question still has a tenant, and is not move in ready. He stated that his loss was in having had to fill out the contract. I let him know that the cost of having to fill in a few blanks on the contract in addition to processing the application should have all been covered by the application fee.Desired Settlement: I would like to have my $650.00 returned to me, as Wilson did not provide any services above and beyond processing an application, which should have been covered in full by the application fee which they collected at the same time.

We collect deposit to insure we have people who are serious about renting our homes. We incur expenses in showing, advertising and running application. The renter signs a form saying we can keep the deposit if they fail to rent after we have gone through the process. This renter changed their minds and agreed in advance to lose the deposit. When asked what they didn't like about the rental agreement; they would not tell us.

Review: I was told that in addition to paying $450.00 a month for my lease, I would also be required to pay an additional $30.00-a-month charge for cable service. When I inquired if this cable charge was mandatory, I was told that it was, on the grounds that everyone else in the building has to pay this $30.00 charge, and exempting me from it would be a breach of Equal Housing Opportunity. I thus agreed and signed my lease with Wilson Real Estate LLC, agreeing effectively to pay $480.00 a month for living space and cable service. Upon moving in I quickly learned that there was no cable service to speak of in my apartment. When I inquired about this at the Wilson Real Estate office, I was told to submit a Work Order Request. I moved in on August 4th, 2014 and submitted a Work Order Request 3 days later in which I asked that I receive my cable service. It is now August 26th, 2014 and I have still not received a cable box, or any other sort of device that would give me cable service.

I have made several calls to the Wilson Real Estate office throughout the month, and each time I have been transferred to Maintenance, where an individual would tell me that someone would "look into it" and call me back. The first time that I called, I was told that someone would call me back about the issue and I waited for a week with no answer. I thus endeavored to inquire about my missing cable service once more by calling again and was told the exact same thing. This cycle has followed throughout the month of August. It is now almost the end of August, and I still do not have cable service in my apartment, despite the fact that I have paid Wilson Real Estate the full $480.00 as per the Lease Agreement.Desired Settlement: I would like a refund for cable services that I have paid for and not received in the month of August. I would also like to finally receive this cable service that is owed to me as per the terms of our Lease Agreement. Finally, I would like an apology for being forced to waste so much time on my behalf in an effort to receive this due service.

This is the shadiest business I have ever had the opportunity to work with. Upon Turning in the application this company required that you submit the entire security deposit along with your application. Then they will tell you if you got the apartment or not. If at that point in time you have decided to apply elswhere and you choose a better residence they state that they have the right to keep your entire deposit. They state that of the ful deposit they will keep $200 for Changing locks and professional carpet cleaning. Upon moving in our lock was broken and our carpet was unclean. Our word against theirs though so nothing came of this. One year later when our lease was up we decided to move to another wilson property closer to our hub of activity and were made numerous promises by office staff. We were told: our deposit would transfer to new location, rent of new location would stay same as previous tenants paid ($625), and that we were such good tenants a walk out report was unnecessary. When we moved out and applied for second location they told us that the young lady who made us those promises no longer worked there and that they would not honor them. They demanded another full deposit for new location, they upped the rent by $90 (and acted like they did us a huge favor by dropping price to $695), and they cited us for over $300 worth of labor to the apartment on move out. When we inquired about the cost of repairs Maintenence stated that they charged standard times for cleaning and that if they just had to wipe a window it was a standard of $15 worht of time. Same with a standart stove time of $50. Contract states that the hourly rate for labor is $45-$55/hr I have never seen a business charge false times for the amount of time worked on an hourly rate. No employee could do the same for their manager in the real world. My wife and I did return to the residence and clean extra detailed (details that were never given to us on move in as they have 3 different cleaning/inspection lists) and two weeks later recieved our deposit back. We recieved all but $300 of the deposit. They claimed that we had unpaid/outstanding utility bills in the value of $100 on vacating the premise. When We approached them with proof of payment on those bills we were told that they would return the $100 to us within 3-4 business days. This is effectively a portion of the deposit that has now exceeded the 14 day return policy mandated by state law. When We asked what right they had to withold that $100 we were told that they were being cautious so that if we were late on a bill that defaulted then they could pay it. They never notified us that they would be doing this. They also admitted to the fact that they had no evidence of us defaulting on a payment, or skipping out final bills. The gentleman in the office admitted that sometimes people overlook this charge on their deposit settlement, they have no outstanding bills, and they (the business) keeps the $100 with no efforts to return the money. We are currently moved into our new apartment and have reason to believe that the carpets were also not professionally cleaned. On a side note, I beleive that there may only be one person in their entire office that has any modicum of customer service training or sensitivity. This is still a business that relies on customer satisfaction and return business but people are treated as if we are "less" than the office staff on a regular basis. If this company wasn't one of the few in the area to allow pets we would not choose to do business with them ever again.
