Company failed to identify several major, minor, dangerous, vital and costly problems during a home inspection Upon bringing this matter to the attention of management, they dodged their responsibility for performing a thorough and comprehensive inspection by stating "It wasn't rusted when we were there," "It wasn't broken when we were there," "We just spot check things and can't be expected to be experts in every area." The inspection report included many "cop outs" which the company leans on as an escape clause to contractual obligations For example, "Consult a licensed plumber to evaluate the usable life of your water heater," rather than "there's rust on the water heater and signs of old leaks." When presented with a laundry list of problems they missed, amounting in several thousands of dollars worth of repair work, I was offered no compensation until the threat of posting truthful reviews online was made At which time I declined a measly refund of the inspection fee- electing to pursue real compensation through legal means

seller doesWe did offer with all of our inspections a walk thru inspection prior to closingwe were never contacted about getting this servicepossibly any odor, drainage would have been noticed at this time.To make a rash complaint after the inspection this client received is not properInspections are geared to minimize the home buyers issues, not eliminate itThere are many components of the home that need to be inspected in such a short period of time.Also it should be known that this was a home inspection, not a code inspectionBut either way, no issues were related to drainage at the time of inspection, there were plumbing issues which were noted

I have reviewed the response made by the business in reference to complaint ID# [redacted], and have determined that my complaint has NOT been resolved because:

We are not disputing the fact there were NO issues at that time...but from what we understand now ...this should have been caught at the time of inspection.  The main flr bath was being vented into the basement and this company did not catch it.  I dont want any moneys back just want them to know they need better practices and would not recommend these people to anyone.  Furthermore the issue of the problem of smells and venting was just fixed and properly addressed this month![Having them come back and paying for them do do another walkthrough would have served no purpose since they didnt catch it the first time and the issues they claim the house had prior to sale was known and the issue of the [redacted] flr bath was NOT indicated on the insp reportYour Answer Here]

Review: we had the home we purchased inspected by this company on 3/**/2014. After closing on the home on 7/*/2014 we noticed about a month later a sewer smell coming from our main flr full bath.We had the bathroom looked at by 2 Lic. plumbing companies and both had said the plumbing in the basement was not up to code and there was no way the home should have passed an inspection or at best Flagged on the insp report.we since are in the process of fixing the problem at a current repair price of over $900...Desired Settlement: We would like to know why a Licensed home inspection service did NOT catch this...and would like at least half our money's back for a poor service!We did let the Realtor company whom did recommend this service or their poor skills and to NOT use them going forward. This has become a major health issue as we had sewer gas coming into our home and we have 3 young children!

We were never contacted about any related issue. This home had many, many issues. A report can be submitted for all to see!!There was no adverse issues with plumbing, drainage, odor at the time of inspection. As far as what happened 4 months after the inspection, its tough to determine what a seller does. We did offer with all of our inspections a walk thru inspection prior to closing. we were never contacted about getting this service. possibly any odor, drainage would have been noticed at this time.To make a rash complaint after the inspection this client received is not proper. Inspections are geared to minimize the home buyers issues, not eliminate it.
