Property Spectors performed a very thorough home inspection on my new, recently built home and found some issues my husband and I otherwise, would not have known about. Those issues are being resolved prior to us closing on the home. I'm so thankful to Property Spectors for finding and pointing out those issues. I will be recommending them to the other families who are moving into our neighborhood.
I'm extremely disappointed with the home inspection performed by Property Spectors. I hired them to inspect a home that was built in 2006. We have lived in the home now for about 30 days now and have ran into numerous issues that were not even listed in the report. The dishwasher was our first problem. It would fill up with water and would not drain. The report said that the dishwasher "Operated" how is this operating? The second problem was with the master toilet. It would not fill up with water. The report said "observed as functional" how is not filling up functional? The third problem is with leaky faucets. Listed in the report was an issue with 2 out of the showers. This was a great find. But nowhere in the report did it mention leaky faucets that were found in the master bath, kitchen, and spare bathroom downstairs. The fourth problem was with the spare bathroom upstairs. Both sinks in the spare bathroom drain very slowly and appear clogged. The report said plumbing "No leaks observed at the time of inspection" why not mention the issue with draining? The fifth problem was with swollen baseboards found in the downstairs bathroom and in the laundry room. This was found during the termite inspection. The sixth problem was with lights not working in the bedroom closets. 2 out of the 4 bedroom closet lights do not work. The report says "the closet is in serviceable condition" what does that even mean? The seventh problem was with the bonus room ceiling fan. The light attached to the fan is missing the diffuser. The report says " no major system safety or function concerns noted at time of inspection". The eight problem was found in the attic. There are 2 light switches located in the attic. One switch operates the overhead lights. The second switch should operate the attic fans. Both switches are wired in series with each other. Meaning that once the overhead lights are turned off the attic fans are also turned off. List in the report "Thermostatically controlled Power Ventilator on roof field noted"..... that can won't work unless you also leave on the attic lights.
These are small issues that may not be needed in a report but also in the report there is a section called "Grounds". Under the "Grounds" section there is a vegetation observations highlight and that includes a picture. And that picture says "recommend trimming back" meaning that the lawn needed to be mowed and weed whacked. If this is in the report why not the other issues that have been listed above.
I also know that these issues can be repaired easily but if you are looking to use the home inspection as a negotiating tool, with the Seller, then I would select a different home inspector.
