Wisconsin Management is a joke. I am a resident of their property [redacted].
We have been without a maintenance person since June of 2015. Between WMC and owner of property it has been next to impossible to get any repairs done here. I am not the only dissatisfied resident here. But know you will not follow up on this unless each individual files a separate complaint against them. Also doubt you would follow through on any complaints that are filed so really don't know why I'm wasting my time here. We are low income so we don't matter. If you care to go to sites that take comments and complaints on MAC every 2 out of 3 are negative, including WMC's response to [redacted] in one of their properties until WKOW got involved. So guess I'm sorry I wasted both our time

Do not use this company to rent your property.

I contracted with the Milwaukee division of the company and deeply regret it. After ending the contract two months prior, the management informed me that I had 3 days to pay them 2200.00$ or they would place a lien on the property. They insisted that I had been contacted multiple times for non-payment. When I pushed the subject over several emails by asking that these requests for payment be forwarded to me in case they had been sent to spam, they could not provide the information. Instead, they made up an elaborate lie that I had requested a financial statement (which I never received) be sent to my home, and later admitted there must have been a miscommunication." In fact, the final financial was not emailed to me until the day after they requested the huge payment, and they had no other documentation of attempts to collect monies from me through email or phone.

The financial conflict is just the tip of the iceberg, I recently visited my property and started to question the management's work for the entire year. I found that several of the things they charged me for at the beginning of the contract were not done- blinds were not hung, debris in the basement was not removed, etc.

Currently, the manager insists that the house is in "great" shape for renting or selling, but this could not be further from the truth. The carpet was destroyed by the tenet, the walls were dirty and needed re-painting, a new door was broken, the kitchen and bathroom sinks were leaking, and the bathrooms were filthy. The property received multiple citations from Neighborhood Services about the lawn. The condition of the home was only "rent ready" if someone is a slumlord, which I am not.

These people do not expect the owners to ever return to the property to check on it. Fortunately, I have friends in Milwaukee who kept an eye on and record of the property.

Furthermore, the company has refused to send me copies of the invoices for the work they insist was done in the house. In the final invoice they charged me for the management's gas expenses to and from the property, even though there is already a charge for their services attached to the contract.

Again, do not use this company to manage your home or other properties. You may be horrified and ashamed at how they represent your interests and far worse off financially.

Decided to move out after a rent increase of over 25% was "offered" to me.
I was told that the apartment would be completely renovated and did not have to worry about damages or cleaning.
I was charged 96% of my initial deposit because of damaged doors.
I was not informed that doors were to be kept (I asked repeatedly if I needed to worry about anything and was always told no.)
I originally sublet the apartment and the renters before me had switched to damaged doors to install cat doors. They had marked the original doors with the apartment number and even had maintenance personnel assist with the door replacement. The original doors were put in storage but they claim they are not there, although I'm not sure how one could lose a door.
This seems a bit ridiculous for completely renovating an older apartment.
Beware to current residents of Wisconsin Management who to plan to move out: Get everything documented and don't believe what they tell you.

place is a bad company I was thinking about moving from il to lake delton and saw there add on cragslist so I went to there website talked to a girl name [redacted] was told 1 bdr with loft was 635 a month I gave this a thought and contact company again 4 days later and told same apt was 640 went up 5 dollars in 4 days then was told there was a non refundable deposit on my dog of belive 500 dollars then was asked how much dog weighs said 40 pounds so that is 40 dollars more a month so we went from 635 to 640 to 680 a month stay away from this [redacted] company I can see the deposit for the dog but the weight 40 bucks complte rip off .is there no laws to what these companys can charge stay away from this [redacted] company and deal with private owner

Dealing with this company and their representatives has been a long and horrible process from start to finish. I would not advise living in a property managed by this company. The management representative assigned to our residence was very short, rude, and unhelpful in anyway we communicated. The company and its employees seem to have no care for their tenants or the tenant landlord laws of Wisconsin. Here are the major issues that happened while dealing with this Company.
For several months while residing at the property we would receive eviction notices and late payment notices after paying rent on time every month I had lived there. Each time this happened the representative said it was a system error and would be fixed, It never was.
Moving out of this property was another terrible experience. The day and time of our move out was set with our representative after being told we would need to be out by noon or face charges for staying any later at the property. After waiting 30 minutes past the scheduled time no representative had shown up nor any communication had been received about a change in scheduled move out time.
After moving out of the property the troubles still continued. The return of our deposit was many weeks late. After waiting weeks for an answer from our representative the company had sent our check to the residence we had just moved out of even after giving them a forwarding address. After finally receiving our deposit, there was no itemized list of deductions and we had received less than a quarter of our initial deposit back. Not listing deductions on a deposit return check is in direct vilation of Wisconsin tenant landlord laws. Also after requesting pictures of the supposed damages, none were sent, which is also in direct violation of the laws and regulations. After sending a demand letter to the company asking for more of our deposit back and an itemized list of deductions the representative called and began complaining and asking "what our deal" was. This representative handled the situation with tone and language similar to a young child.
After waiting weeks again for a response to our demand letter, the company responded by saying that they never had the initial check in damages sheet from when we had moved into the residence and no one had thought to check for one when charging us for the damages to the property. During this time we had also realized they had over charged us on our water bill. More than two months leaving the property they finally found our check in sheet and finally realized that they had in fact charged us for damages that we had not done. The company still did not want to give us the full amount back even though all of the deductions they had taken were listed as damaged on the initial check in sheet, however it was enough to end this horrible experience with this company.
At this point we thought our horrible experience with this company was over, but we were wrong. After waiting a week for the final check, nothing had shown up. We had contacted the company and the check they had sent was again sent to the property we had moved out of in May and not to the forwarding address. At this point they had already sent mail to our new address, this mistake just shows the carelessness of this company.
It has been 3 months since we have moved out of the property managed by Wisconsin Management Company and we have still not received our final check. If you want to have an enjoyable experience renting in Milwaukee, I would highly recommend staying away from this company.
