to Sell the property and provided early notification to the tenants of this intentAn offer was made by management on behalf of owners to allow the tenants to leave the lease early subject to final agreement by both partiesNo final agreement was reachedThe tenants still had an obligation to fulfill their lease; however, they chose to move out of the property earlyWright Management made best efforts to turn over the property quickly and actively market the property for Sale or lease to minimize vacancyOualified new tenants were eventually found but although attempts were made to negotiate an earlier start date on the new tenant's lease, the new lease effective date occurs after the expiration of the prior tenant's lease.We understand the Complainant's frustrationHowever, Wright Management made every effort to Curtail the complainant's liability according to their lease yet the market was not Compliant.Section 8-of the Real Property Article of the Maryland Annotated Code provides that the Security deposit or a portion thereof may be withheld for damage or cleaningAccordingly, the Security deposit was partially applied toward their obligations under the Lease due to the extensive damage to the walls beyond wear and tear which required repairs and painting, and to an unpaid utility billAdditional Costs to the tenants Which could have been applied such as cleaning and plumbing charges were waived in order to alleviate some of the financial burden the tenants placed on themselves by moving out early and purchasing a new home.Please let me know if you have any questions or need any additional informationSincerely,Irene P

Review: Wright management took over management of parking garage located at [redacted] with almost no notice to current parking tenants; demanding higher rates only a few days before payment was required. They also used notices that were posted in the garage to do this. I actually missed the first few notices because I was out of the country for two weeks. By the time I came back, the new management was already in effect--these flyers being the only notice. I had used a taxi to get to the airport, and didn't see these flyers because they were ONLY posted in the garage. No other notice--phone, email or mail were used. Today (2/26) another notice was posted, this time INCREASING rates for payment that is due on Friday (3/1). This is not sufficient notice! I believe the company is essentially shooting fish in a barrel by nickel and diming owners who have been parking in this garage for years. (I myself have been here almost two years).Desired Settlement: I would like to be contacted by this new owner. They have no address, no contact phone number for grievances. I would like these rate increases explained. This is an unmonitored garage, and it is not even locked! Just motion sensor activated (which doesn't work--there is free access to this garage to anyone walking by, a major safety issue). Where are these price increases going?
