My experience with ZUZ REALTY back in May 2016 was frustrating.They claim to work with Section 8 tenants.They just blew us off like we did not matter.About 2 weeks ago I emailed an agent by the name of David Nissanian who never bothered contacting us about anything.I am so happy I read the review 7 May 2018.So We are not going to do business with ZUZ REALTY.

Review: I used this realty to find an apartment. I found them through a [redacted] advertisement. I had spoke to salesperson ( whom I was mislead to believe was a broker) [redacted] about the apartment. He took me to view the apartment and gave me an application for it. I brought the non refundable $75 credit check fee and the refundable $250 deposit for the apartment. I filled out the application and brought the documents they had asked for. The next day I texted him to find out how the application was going. He told me that he would not know until later that day. He then told me that the landlord wanted two security deposits from me and asked me whether that would be fine. I replied yes that would be fine.Assuming that I am approved for the apartment, I asked when could I sign the lease. I didn't receive a reply. I called [redacted] number and it would go to voicemail. So the next day I text him asking when can I sign the lease. He texted me a number to text his boss at. I was confused by this because I did all of my paperwork with him and gave money to him. I ask why do I have to text his boss and he replies stating that he is not the broker but a salesperson for his boss and that his boss,[redacted], handles all of the apartments and leases. I text his boss and there was no reply. I text [redacted] back and tell him his boss is not replying and to have him contact me. [redacted] then replies to me that the landlord is debating as to which application is better for the apartment. The $250 deposit I gave was to hold the apartment and keep it off the market until I was approved. I explained to [redacted] that I was confused at how I was competing with another applicant and that I wanted my money back. He ignored me for awhile.I asked him for my deposit back and then he said I was approved. I found it to be a little strange that I was approved so fast but I thought they really wanted to keep my business. I was approved on friday and I was unavailable so I decided to go on sunday and sign the lease. [redacted] asked that I only bring cash/cashier check and the total amount to be was $4400 ($1100 broker fee+$3300 for first month rent and two security deposits). I bring the amount requested. I signed a few documents including a lease. I was told by [redacted] that the landlord was unable to sign the lease because it was a sunday. I didn't get a copy of the lease. I was given keys and a receipt and I left. I went to the apartment to measure for furniture and the keys did not work. I called the realty and [redacted] picked up and he said that the landlord was supposed to meet me the next day and he would give me the right keys. He did not seem upset that I had the wrong keys nor surprised. I asked for the landlord's number and I was not given any contact for him. I went back to the realty office to get the right keys and there was no such keys for the apartment. There was another salesperson at the realty and he called [redacted] to find the keys. [redacted] said to him that the landlord had the keys. How is it that the landlord has the keys yet he is unable to sign the lease on both friday and sunday? I contacted the broker and told him I no longer wanted the apartment and that I wanted my money back. He only gave me back $3300 of the deposit, pocketing the rest. His reasoning was that he brought me a lease. The landlord did not know of my application. The lease was not signed by the landlord. I was given no contact for the landlord. The lease he brought me to sign was drawn up by his company. I signed an agreement to use [redacted] as my tenant broker. He nor [redacted] is entitled to a broker fee, therefore I need it back.Desired Settlement: I would like a full refund of the broker fee

My account of the story is that we try hard to get clients apartments. Our only agenda is to get them approved and be a good middleman between tenant and landlord .

In this case we got [redacted] approved for the apartment , yes it was not right away but it was with in 1 week which is a normal amount of time for a landlord to make a decision.

After we got her approved we made an immediate appointment for her to sign the lease Sunday morning 10am.

She came signed the lease delivered all the agreed upon amounts .

We gave her a copy of the keys ( the [redacted] went rite there in front of her and made a copy of the key , we were debating which key it was apparently he made a mistake ) which we are sorry about that.

she then told us a few things that needed to be done in the apartment and that she wanted the correct key, So I mentioned to her that the landlord will meet her at the apartment monday morning give her the proper key for the apartment and discuses anything that she wanted fixed.

That was agreed upon.

Then later on in the day when the office hours where closed she showed up to the office saying she wanted the keys which the agent there had no idea what she was talking about he had nothing to do with this rental

That evening she sent [redacted] ( the agent she was dealing with a text message stating that she wanted to back out of the apartment and all sh wanted was the $3300 that she gave to the land lord and that we can keep our broker fee. I told her no problem.

I met her monday morning at the office gave her the money that sh e asked for and thats it.

As we stated before we have proof of her agreeing in the text to our associate that she wanted out of the lease and that she would be happy with the other funds excluding the $1100. We understand that she now is changing her mind but the lease was signed already and we worked very hard to get here approved. The work was put it and all the technicalities she is mentioning are besides the point. We can not give her the $1100 as it was already too late for that as agreed by her.

Although she will keep on claiming that she is due the $1100 it is a mute point so please keep this case closed since we already answered it several times. Please make sure this does not affect our grade and please let us know if you require any additional information

I am entitled to this money and they are still withholding it after all of this time. They have no reason to hold it. I was given the wrong keys and given a lease that was not signed by a landlord. I was not given a name or contact information for the landlord. They are not entitled to keep money for a service I didn't receive.
