Review: My son leased an apartment for one college year through **. [redacted]. At the beginning of the school year, I had questions about who determines the condition of the apt. at the lease end. **. [redacted] wrote "We usually find the apartments in a shambles within weeks of the students moving in. Therefore we provide clean and acceptable apartment units. If we were to repair and paint the apartments to the level of a new unit the only people who would suffer would be the tenants." and "If your son does not know the difference between clean and dirty, it's too late to teach them. We agree more or less with the normal Wear and Tear items listed at the web address [redacted]," (that I showed him). I took pictures on move-in day after he and his roommate cleaned the apartment. I have pictures to show the apartment in disrepair AND with holes in the ceiling and walls. My son solely cleaned when he moved out. Based on **. [redacted]'s written comments, he had no intention of cleaning the apt. for my son to move in, and I doubt if he changed his mind when he moved out. We have renter's insurance on that apartment until July, and he could have easily told us about any damage for us to repair. He also wrote: "You may have 20 days to pay for repairs made by the landlord. If you have been as diligent with your son as you have been with us, I do not think that you will need to pay for any damages. However be aware we have never had an apartment that did not need professional cleaning". Yet, we were never notified within the 20 days. If a professional service cleaned initially, they did a poor job. In addition, the room my son occupied was not a bedroom (no closet). It's entry was the front door-a living room that was leased as a two-bedroom. Shame on him.Desired Settlement: We paid K&R Realty LLC, $6200 with a $600 security deposit. My son was refunded $345.50. Except for the $40 for the fire extinguisher (because we don't know if it was there when he moved out), we contest the hallway plaster and painting, the floors scrub and waxed and the apartment cleaning and entry hallway. I request dated proof of the need for professional cleaning, or a full refund of his security deposit. NOTE:the apt. was covered by insurance and damage could have been paid through them.
