[Alright the credit report has been updated, however the date is incorrectThe date should match the date funds were received from the GovernmentCurrently the same debt is on my credit for different sourcesAdmirals Bank is one and even though the amounts are correct, the date is invalidI had the same issue with Department of Treasury, but its now been resolvedThe reason is important is by putting the wrong date your putting this on my credit for years instead of as it should beI have retained a lawyer for correcting all these issuesThe lawsuit is against *** ** ***, but he has given me advice on how to get correct data on my credit report and advised that Admirals Bank legally has to report the date in which funds were received from the GovernmentThis was in and to fall off my credit in 2019.]

Admirals Bank has reviewed your complaint and provides the following response. Thank you for bringing this concern to our attentionAfter reviewing relevant records it appears that on 9/11/you executed a Save Now, Pay Later Home Improvement Loan Nonnegotiable Consumer Note and Truth and
Lending Disclosure with Admirals Bank (attached), which clearly provides in pertinent part: The Note further provides: We sincerely regret that you had an unsatisfactory experience, as the Bank takes each and every customer interaction seriously. We apologize for any frustration and inconvenience this may have caused you. We encourage you to contact the Director of Loan Servicing directly at *** if you would like to discuss this issue further

Admirals Bank responds as follows:Mortgage Loan Originations Manager, *** *** has attempted to contact you over the past couple days via telephone to discuss this matter. As indicated on the fully executed firstpayment letter (attached), the exact due date of your first payment was June 28, 2015. This letter also indicates that there is a day grace period which means that you had the ability to make your first payment as late as July 12, 2015. The Bank will waive any late fee associated with this payment and will not report any negative information regarding this payment to the credit bureaus. However at this point there is still an outstanding payment. Please contact Mortgage Loan Originations Manager, *** *** directly at *** if you would liketo discuss this issue further.Thank you

After reviewing relevant records it appears that on 9/1/Admirals Bank initiated an automatic monthly payment from your bank account, however, on 9/3/you
paid off your loan before the ACH payment hit
As a result, Admirals Bank sent you the following two refund checks:
1. $(cashier‘s check ending 232) - cut on 9/8/- This was the refund of the automatic payment debit Admirals Bank made 9/1/
2. $6.27 (cashier’s check ending 102) - cut on 9/9/- This was for the overpayment of the payoff you made to Admirals Bank on 9/3/
At this time, the check for $remains outstanding
The check for $was cashed on 11/2/
We are placing a stop payment on check ending 232. You will presently be contacted by an Admirals Bank Customer Service Representative to confirm your mailing address so we can issue a new check in the amount of $361.26.

Admirals Bank has reviewed your complaint and provides the following response. Thank you for bringing this concern to our attention.After reviewing relevant records it appears that on 12/15/you closed on a Title I Mortgage Loan with Admirals Bank. At which point you received the
Notice of Right to Cancel disclosure, (attached) informing you that if you wished to cancel you must send notice no later than MIDNIGHT of December 18, 2015. After your recission period had lapsed, on December 19, you sent an email to your loan officer looking to cancel the loan however cancellation was no longer a viable option.Due to the fact that you did not send timely notice of cancellation you would be responsible for the remaining closing cost balance, however because there may have been some confusion we will waive any past due fees. We sincerely regret any inconvenience this has caused you. We encourage you to contact our Mortgage Loan Originations Manager directly at *** if you would like to discuss this issue further

I am not calling Admirals Bank to speak with someone about the June payment as for that will get me nowhere I want it dealt with here I cannot afford to make the June payment I did just make my July payment I have attached the emails between *** *** and myself - highlighting that he specifically said the first payment can be in July I do not appreciate being lied to I want this issue taken care of immediately

discussed.  These include recorded telephone conversations on September 12, 2015, September 30, 2015, and December 7, 2015. Additionally, we have attached a redacted copy of certain sections of your signed “Deferred Note, Security Agreement and Truth-In-Lending Disclosure Statement”, with wording pertaining to the loan being secured by a lien highlighted. Although we were unable to substantiate your complaint, we would still like to waive the subordination fee, as requested, in hopes of alleviating any confusion that you may have had. Admirals Bank has reviewed this complaint and provides the following response.Thank you for bringing this concern of yours to our attention.  After reviewing relevant records it appears we generated and sent the Modification Request Letter on several occasions (copies available).  We will...

re-send the Modification Request Letter again today 9/23/15 via [redacted]. The Bank believes that the “threatening collection letter” referred to in the complaint received on 9/22/15, is referencing our Title 1 Demand Letter sent on 9/17/15.  This is a standard default letter sent on Title 1 loans beyond 30 days past due.  The Bank is required by HUD to send this letter prior to filing claims (copy available).   In reference to the borrower statement that “this man has told me to stop paying my credit card bills and think about filing Chapter 13bankruptcy” – The Bank has reviewed the note history and discussed the issue with the associate.   He stated he did not advise the borrower to stop paying her credit card bills or recommend filing bankruptcy.    It is not part of the Bank's business practice to counsel borrowers on their financial matters.  We encourage you to contact our Collections Manager directly at [redacted] if you would like to discuss this issuefurther.

Admirals Bank responds as follows:On 6/3/2015 a payoff of $263.91 was quoted and was accurate as of that date; however on 6/4/15 the payment made on 6/1/15 was returned for insufficient funds thus adding $20.83 and $15 to your outstanding balance.  $263.91 was paid (the previous payoff) and now all that remains is the $35.83 to pay the loan in full, which is the total of the aforementioned returned payment and fee. you for bringing this concern of yours to our attention.Monthly billing statements do not
specify a payoff amount due, only the current payment amount due.  After
the last full payment was applied, there was...

a small balance remaining. 
When the loan billed, it billed for all outstanding principal and interest and
only the monthly escrow payment amount of $6.11.  With the outstanding
Principal and Interest of $8.12, this made the amount due for September
$14.23.  The payoff received in October included any escrow deficit not
covered by the monthly payment.  (Attached please find redacted escrow
history).The HUD insurance on this loan is
not actually PMI, thus is not 1098 reportable.  The HUD insurance payable
according to the note is a life of loan insurance.  (Attached please you’re
your redacted signed addendum to promissory note fully explaining same at
consummation).  We encourage you to contact our Loan Servicing
Manager directly at [redacted] if you would like to discuss this issue
further.Thank you

I have reviewed the response submitted by the business and have determined that the response does not satisfy or resolve my issues and/or concerns in reference to complaint # [redacted].  The $30 should have been in the payoff amount, which they stated was $263.91 . After I paid the payoff amount stated to me, a month later they added the current charges . I paid off my account and they are adding charges saying I did not. They are changing the amount due and adding charges on a account that should have been paid off.
