Good evening Ms [redacted] I hope you had a great weekend Thank you for allowing AVL Rentals additional time to properly respond to this complaint Let me assure you that Ms [redacted] complaints are and have no merit whatsoever Let’s get started All windows downstairs do open I am 4’11” and weigh about 110lbs, and I was able to get all windows opened with ease Ms [redacted] is much taller and bigger than me in size, so there was no reason why she could not get the windows up This is an older house which Ms [redacted] was fully aware of when she signed the lease agreement back in October of The windows downstairs are the original windows, and some of them will inch their way down if they are not propped opened Ms [redacted] never brought it to management’s attention that she felt as though the bathroom window was a hazard There is no way files can swarm the house through the basement door In January of 2014, Ms [redacted] did not feel safe because she felt as though the basement door was an invite for someone to break into the house So to make Ms [redacted] feel safe and at ease within her home, we screwed and sealed the basement door shut There was no way flies could get in the house through a door that is sealed shut This was not a safety issue since she had a front door and a back door to vacate the house in the event of an emergency This basement is not a finished basement, and it does not run the full length of the house The purpose of the basement is to have a place to do your laundry and maybe store a few things There is a sub pump down there that the tenant’s washing machine drains into She brought it to management’s attention that it was giving off an odor, and I had our maintenance manager (who is a full time employee not a subcontractor) go over there the next day The sub pump was clogged with the tenant’s hair and crud We cleaned it out and nothing else was said about it still being an issue The small door across from the hot water heater down in the basement is the door for the crawl space As I stated in #4, this is not a full basement The dirt she saw was no different than the dirt you would find under any house that has a crawl space There is a garage at the back of this property close to the road that we use as a shop for the company’s tools and supplies My maintenance manager is there at least three times a week Ms [redacted] works out of her home for her employer, and not once did she complain to my maintenance manager that there was a problem heating the house due to cold air coming through the sides of the doors I have no idea what Ms [redacted] is referring to about sharp edges on the siding at the front and back door I have investigated this complaint myself and I found nothing Once again, Ms [redacted] never brought this to management’s attention as a problem In the state of Virginia, landlords are not required to provide AC They must provide heat but not AC Ms [redacted] knew that this house did not have central air prior to signing a lease agreement If this was such a problem for her, why did she stay for over three years She could have left after this first year She was on a month to month lease As far as fumes coming from the basement, again Ms [redacted] never complained about this Also, there is a door that separates the basement from the house We treat all of our houses for bugs and rodents of any kind in-between tenants After that it is the tenant’s responsibility to control any bug issues unless a problem is brought to our attention within the first couple of weeks after a tenant moves in Ms [redacted] never complained about any bugs in the basement The basement steps maybe old, but they are not weak My maintenance manager is 6’3” and weighs about lbs If the steps were weak, they would not hold his weight He has been up and down these steps many times I’m not even going to comment on # Really It is an older house The back porch steps are wooden steps just like wooden steps on just about every house in Richmond All steps are hazardous in bad weather This is why you have a handrail to hold onto The second bedroom has easements that is insulated but does not have subflooring If a tenant moves in with small children, the children may see this as a great hiding place, so this was closed off for safety purposes We wouldn’t want a child or anyone for that matter falling through the ceiling We have no control over neighborhood crime rate Ms [redacted] complained about the front door having glass pains, so we accommodated her concern by installing a thick piece of plexiglass on the inside of the front door We had to install a showerhead in the bathroom because the builder did not install one We did have to run a waterline to the tub for this shower head, and the waterline is up under the lip of one of the steps going upstairs It is up under the lip of one if the steps which makes it impossible to trip over There was no mold in this bathroom when Ms [redacted] moved in October of It is the tenant’s place to clean and maintain their home not ours By law, landlords do not have to provide central air only heat This house has a tin roof Ms [redacted] brought it to my maintenance manager’s attention that water was leaking in the living room one afternoon when he was at the shop located at the back of this property We resealed the roof and addressed the leak the very next day This house has both a front and back porch There are many houses in Richmond that do not have gutters That is not a requirement Again the basement is unfinished and is not considered living quarters It is a place for storage and to give the tenant washer and dryer hookups I notified Ms [redacted] of the day and time that my maintenance manager and I would be doing the home inspection, and encouraged her to be there When I arrived, Ms [redacted] was in the backyard talking on her cell phone She saw me pull up, and I went into the house because I did not want to interrupt her phone call We waited about five minutes, but Ms [redacted] never came in, so we started the inspection We were in there almost a full hour, and Ms [redacted] chose to stay outside on her cell phone By the time she came in, we were just about done I asked Ms [redacted] for a forwarding address so that I could mail her a refund on her deposit if there was to be one, and she refused to give it to me I cannot give a refund or an itemized deduction statement if I don’t know where to mail it I have attached all letters written to Ms [redacted] Please advise if you find any of them nasty This is a statement For your convenience, I have cut and paste #of Ms [redacted] signed lease agreement that speaks about pets I believe I have addressed all of the complaints that Ms [redacted] has made I have also provided you with all of the letters written to Ms [redacted] , her signed lease agreement, and pictures of the condition that she left the house in Also just to let you know, AVL Rentals has partnered with [redacted] which is a part of [redacted] a nonprofit organization If we conducted business and if our houses were in the conditions that Ms [redacted] has falsely stated, I do not think [redacted] would be placing tenants in our houses and paying their rent They do home inspections prior to placing tenants in landlord’s homes If you have any questions, or if I can be of further assistance to you, please do not hesitate to contact meSincerely, Anna [redacted] H***, ManagerBland-K [redacted] , LLCdba AVL Rentals [redacted] Plaza, Suite [redacted] , VA [redacted]
