In regards to the complaint you received from our resident here at *** *** ***, we wanted to let you know that the issue has been resolvedTheir rent has been paid and no unlawful fees were chargedAccording to the lease contract, rent is due on the 1st of each month with a day grace
periodLate fees begin on the 4th of the month even if they make arrangements to pay later in the monthWe did accept a promise to pay date of 7/15/to allow her more timeWe do not allow partial payments whatsoeverWhen residents pay on time or even late they are required to pay everything including rent, water, all late fee, pest control fee, pet fees, and any other charges they may haveWe explained this to the resident but she insisted that she will pay just the base rent on 7/17/and the late fees on 7/28/Again, we do not accept partial payments so we told her it would all have to be paid in full on 7/17/Our online payment feature is an automated system and only allows residents to pay the full amount that they are charged as wellResidents are allowed to pay between the 1st and the 10th for the current month onlineAfter the 10th it does not allow payments because eviction is usually filed by the 7th of the monthIf there are any other questions or concerns, please do not hesitate to contact meThank you, *** ***

Review: Leasing agreement involved reimbursement of security deposit within 30 days after moving out. The check never came. College part apartments was contacted after 2 months of not getting the reimbursement. College park apartments stated that they will get involved in the case, contact information was left with college park. The only time anyone would contact me is by me calling and trying to get information of the status if the case. I ended up visiting college park and was always told different information. At one point after the general manager became involved she informed me that the check would be sent out that week. A week passed and the check still did not come, so I called the office and was told by the receptionist that she saw the check and mailed it out and that I should be patient. After another three days I called again and was told a different story about my case that the accountant takes care if all fan anvil information and that the accountant will deal with the reimbursement. When I asked about being told that the check was mailed the person in the office stated that no such thing was done and that the general manager was the one handling my case and that it takes 7-10 days to process this claim. It has now been 3 months since I moved out and I end up calling several times a week to find out the status and am constantly told different information.Desired Settlement: Would like the security deposit rebutted

Review: Keep calling and harassing me about money. Keep checking my credit report and telling me about my credit report. I told them I have a sick daughter and Marion said to me " I shouldn't have a daughter if I don't have money." They have called me every month and have been rude and nasty. a Last call was on Aug 6, 2013.Desired Settlement: to stop harassing me and checking my credit report... And do not say anything about my children in an deragorty way.

To Whom It May Concern: Please review the following information in response to the claim filed by Ms. [redacted]. Ms. [redacted] and her friend Ms. [redacted] signed a lease agreement with College Park Apartments/James Properties Inc. March 3rd, 2012 for a 12-month lease (March 15th, 2012-March 15th, 2013). Ms. [redacted] vacated the apartment without notice to neither her roommate nor the Rental Office on Saturday July 21st, 2012. As our Rental Office was not open that weekend (normal Office Hours are Monday-Friday 9AM- 5PM), Ms. [redacted]’s account was turned over to our Collection’s Agency ([redacted]) the afternoon of Monday, July 23rd, 2012. Once outstanding accounts are turned over to [redacted], they take responsibility on the account and the amount past due. No employee of College Park Apartments/James Properties Inc. has been in touch with Ms. [redacted] since July 2012. Please note the documentation attached that we have provided on Ms. [redacted]’s account, clearly showing that correspondence with [redacted] on her outstanding amount due. A copy of all documentation will also be provided via US Postal Service to your address that you provided in your initial correspondence. If you have any questions or concerns on this response to the claim noted above, please do not hesitate to contact us at the above listed telephone number. Our office hours are 9:00 AM -12:00 PM and 1:00 PM - 5:00 PM, Monday through Friday.?
