Midwest Contractor Reviews (%countItem)

Beginning in February 2019, we contracted with Midwest to have a portion of our basement finished and install a small half bath. In March 2019, city permits were pulled and the plans were approved by the city of ***. Work began in April 2019. Since April, the project has incurred multiple stoppages in progress, including weeks and months when absolutely no work has been completed. Although one of these episodes was due to an unexpected departure of a crew, we have been provided with no explanations as for the reasons of other delays. There have been 3 project managers and 3 separate crews who have come and gone. These managers and crews are responsible for one missed inspection and 8 failed inspections/re-inspections. Past crews have not properly covered or protected non-work areas resulting in extensive dust and debris. At over 6 months into the project, no drywall has been hung and the current project manager has ignored attempts to contact him regarding when the next phase of the project will start. We feel the progress on this fairly straightforward project is unacceptable, especially for the large down payment we provided at the outset of the contract. The frequent staff turnover has impeded consistency of work and the poor communication has eroded our confidence in the company's ability to deliver on the agreed upon final work product. We have had to re-arrange our work schedules, kennel our dog (even though many weeks have passed without any forward progress) and spend countless hours attempting to contact or follow up with Midwest. In addition to the financial investment we already have in the project, this has cost us immeasurable time and undue stress.

Midwest Contractor Response • Oct 23, 2019

Good day,

We did contract with the *** earlier this year and we did have some issues with their construction schedule and timeline. Their project was started with employees that are no longer with our company and then was transitioned to another employee that is no longer with our company. They were then engaged by our operations manager, Pat G, who walked the project with them. They asked Pat to not have the subcontractor that was working on their project continue to work there. We complied with their request given the changes with our staff and their uncertainty. Our goal was to work to get their project completed as quickly as possible at that point. We ended up hiring another contractor to complete the work. This contractor was well above our construction budget, however, we felt it was the right thing to do moving forward. As of approximately 30 days ago we hired said contractor and completed framing the basement, passed inspection and are ready to drywall. The drywall was supposed to be delivered tomorrow, however, given their complaint and demands, I have put a hold on the drywall delivery until we can reach an agreement.

Their statements that no one has been in touch with them or spoken to them are unsubstantiated. Pat has been in constant contact with them and has been there for all of the inspections to ensure the project progresses. We hired another contractor at their request to ensure the project could be completed as quickly as possible, one who is well above our budget without asking them for more money. They in fact, owe us a draw at this point as the contract stated a draw was due after framing which we discussed stretching out throughout the balance of the project in smaller draws so they could feel comfortable with the progress.

Asking for a refund, discounted work, and basically the job completed at no charge moving forward at this point is ridiculous. We are a small business and cannot afford to pay for their project. I understand their frustration with the timing, however, we have done everything in our power to move the job forward effectively. As stated previously, we were ready to deliver the drywall tomorrow. I would offer one of these two options, complete the project and update a new draw schedule with the balance owed our company OR sign a mutual global release and walk away. We have not abandoned the project nor have avoided their frustrations. I am offering the two above options to avoid legal ramifications from either party.

Sincerely,

Aja D ***, President

Midwest's response to our initial Revdex.com complaint is the first confirmation of scheduled drywall delivery that we have heard despite passing the inspection 2 weeks ago. Although Pat has been in contact with us, he has communicated work dates that were missed without subsequent explanation - a pattern from previous Project Managers that again raised concerns about timing and expectations.

To be clear, we did demand that a previous subcontractor crew no longer be assigned to our project after they failed multiple inspections and were incapable of hanging insulation correctly. We never requested the project to be 'completed at no charge.'

Yes, by all means, schedule the drywall delivery and finish the project. This is all we have been asking for throughout these 7.5 months the project has drug on.

Although we remain concerned about allocating more payment in advance of work resuming, we are willing to review a revised draw schedule provided it includes a detailed timeline of expected progress toward project completion.

Revdex.com:I reviewed the response made by the business in reference to complaint ID, and find the resolution is satisfactory to me. Regards

called to get an estimate for leveling our basement floor. they took 3 days to respond. when I called back left a message the reps name was Mike. It took another 2 days for a response. then I received a text requesting the address and when I gave it, I was informed Mike would be by on Monday 1/21/19. I waited at home for the call, which never came, and Mike, who never came by for the estimate. My experience with this company is negative.

I had forgotten to get a summer AC check on our AC system. I called to schedule an appointment, and they said that they had a cancellation that day. So, I accepted. The technician was very nice and came out early afternoon and checked everything out. He explained everything. He was very professional, and it was not like talking to a salesman. I was happy to sign up for a CSA and save some money vs. paying for the system check up alone.

We are 4 months in to a remodeling project that was to take 4-8 weeks. They failed to get the proper permits(building, electrical, plumbing) telling us they were not required. Upon out insistence they obtained the building permit on 9/07/17 (to late to help us) and a plumbing permit on 9/29/17. An electrical permit was never obtained. They can not properly install a shower base, attempt number three just failed. The shower was not water sealed properly. Grout was left on the face of discontinued specialty tiles. The new cabinets were cracked when used drywall screws not wood screws. Some of the cabinet drawers won't open because they set the base to close to the doorway frame. The travertine floor is cracking and uneven. The walls are uneven. The have been spackled and painted 4 times. The light above the toilet flickers. We sat down with the company president who said all the issues will be taken care of. They say all the issues are minor but each time they come out to fix it's just another disaster.

Midwest Contractor Response

All permits (Building, Plumbing, and Electrical) have been pulled. A thorough discussion was had with City Building Inspector Supervisors, as to what they would require. We have had two inspections so far and both passed.

As an owner, I have taken over personally supervising the work and have been making daily visits. We have been concentrating on the show first, and will then move to other areas.

Customer Response

I am rejecting this response because:: They lied to us by not obtaining the permits at the beginning of the Job. If we the owners hadn't talked to the city of Columbus, none of the REQUIRED permits would have been pulled .The job remains uncompleted and below minimum standard.

Regards

Midwest Contractor Response

When I became involved and met with *** and *** I agreed we needed to acquire the permits. I began immediately to do so. The permits were pulled and as I reported to you on October 16, 2017 the two city inspections both passed (plumbing and framing). Not only that but both inspectors told Mrs. directly the work was very good and passed code.

We responded to all of the ***'s requests and all the questions were being addressed (none of which were code violations) and would have been made.

The ***'s were not satisfied and have hired another contractor to finish the job.

Complaint: 12422290

I am rejecting this response because:We DEMANDED the company president meet with us due to his crews not completing any part of the work and failing to get permits.Note how even they admit that the inspections were done in October - the worked started in June - 4 months, work incomplete and improperly done, no permits. They failed to properly complete any part of the project even with the owner as "foreman".We fired them.
