Review: Lease was with 3 people, one of them was in arrears with the landlord, [redacted] at the end of the lease. This particular roommate and [redacted] worked out a payment arrangement to finish up what was owed. Somehow, over two years later, after not being returned a deposit and without any correspondence since, Mountain Valley Mangement shows up as a black mark on my credit report to the tune of over $2,600. I paid my rent in full every month, and would really appreciate an answer as to what this is about as I was not in arrears when I left the property.Desired Settlement: I would like a detailed explanation of charges, as well as [redacted] the property manager, to call me and discuss what we can do about this. I have discussed the issue with the roommate that WAS in arrears, [redacted], and he agrees that if anything was still owed to the landlord it should be on his credit report and not mine, as I never had any payment issues with the management company.

Response:

I acknowledge receipt of a copy of this complaint from [redacted] It was confirmed to me by the Revdex.com that [redacted] is one in the same as a tenant on a lease through my office where she was named as a tenant by the name [redacted].

I confirm that there were three named tenants to the lease of which the complainant is one. The lease is a joint and several lease with all three tenants. Thus, one account tracks all transactions on this lease. I have no record of any payment arrangement with any particular tenant.

Complainant was party to a lease violation and informed of this violation by allowing a new resident to move in to the property without landlord permission or proper applicant processing and lease document modifications. Apparently this same lease violation occurred a second time now coming to light to landlords agent for the first time as documented in this Revdex.com complaint by introducing [redacted] as having been allowed to move in as a resident at this property.

A notice to not renew the current lease with the three original tenants was sent out 4-27-12 for a lease termination date of 7-31-12. A move out inspection was performed at the property after it was vacated and a statement of all charges and copies of applicable invoices was mailed to the property address since no forwarding addresses were given by the tenants. The tenant account statement also reflects where the tenants full security deposit was applied to charges incurred under the lease terms and/or tenant damages. Some of those charges included damages related to an unauthorized pet (cat) which the complainant had allowed to reside at the property. Once the matter of an unauthorized pet came to Landlord's Agent attention, the complainant was advised of the lease violation , specifically that pets were prohibited. The complainant affirmed the pet was residing at the property and advised that the pet had been removed from the property in her letter to Management dated 3-5-12.

The delinquent account with a balance due was forwarded to [redacted] to address. I spoke with [redacted] today and instructed them to mail out a copy of the tenant account statement and copy of the lease to each of the three named tenants at the addresses they have now provided. We will cooperate fully to assure that any charges are appropriately assessed and if there is an inadvertent inappropriate charge, we will make that correction. At this time, I believe the charges to be accurate and appropriate. Payment of outstanding balances should be coordinated through [redacted], Inc. by calling them at [redacted]

Respectfully submitted, [redacted] Property Manager/ Landlord's Agent
