Complaint: [redacted] I am rejecting this response because:the roofing contractor showed up on Saturday and did not seem to have any information on the history of this month old issueThey wanted to tear my rooftop deck up in order to investigate the leakI spoke to the supervisor and told them there was no reason the roof top deck should need to be removed in order to fix this issueThey confirmed that they felt the leak was originating around the door (this has been known since [redacted] Consulting came out last February) and that they were unable to do anything to fix this issue as they are roofers and unable to fix this issueSince there has been no follow up from Phoenix Rising since Saturday, we sent an e-mail to Alex today asking for the update on what is going to happen now and have yet to hear back Sincerely, [redacted]

Dear Mr [redacted] Thank you for your response I have spoken with the Community Manager regarding the issue Unfortunately she had not been previously aware the leak source had been identified as the rooftop stairwell door Due to this week's ongoing rain, the roofer had not been available to review the notes from the appointment on Saturday After multiple calls, she was finally able to connect with them this morning As it was confirmed the leak is the result of the rooftop door, she has identified vendors and sent that list to the board to select from Further, once a vendor has been identified, she will coordinate with you to arrange a time that works with your schedule to have the vendor repair/replace the door as needed.She has already sent a follow up email today and will be in further contact once the Board has selected a vendor to make the needed repairs/replacement.Thank you, [redacted]

Complaint: [redacted] I am rejecting this response because:Our property manager has told us through email and phone calls that we are now responsible to fix not only the source of the leak but also the interior of our unit which consists of a large hole cut in our ceiling by a contractor hired by Phoenix RisingThe source of the leak is the same that was discovered back in January by [redacted] Consulting which was hired by Phoenix Rising and our Association, and is the same issue that affected 10+ units in our AssociationThe Association entered into a deal with the builders [redacted] Homes) to have the repairs to the units completedLexington Homes did come and do an additional test to confirm the source and then did a quick patch stating they would coordinate with the Association to have the work completedWe never heard anything more from the Association or Lexington and the leak was never fixedThe other unit owners in the Association have had their leaks fixed and also the interior repairs of their units completedAll we are asking is for this work to be completed as we have been informed it will be by Phoenix Rising, our Association, and Lexington HomesThis issue has been discussed in several emails and board meetings and the Association along with Phoenix Rising has never indicated that this would fall under the responsibility of individual unit owners Sincerely, [redacted]

Have lived in a building managed by Phoenix Rising for the last years Has been one incident after another of negligence, unprofessional behavior, lack of follow up and overall terrible management This most recent incident has "broke the camel's back" so to speak and thus finally submitting a complaint but should have done this years agoWe have been having roof leaks for several months Apparently Phoenix was made aware of this in February, initially did nothing and then had some "immediate repairs" done in March That did not resolve the issue and leaks persisted This was finally brought to the condo association board's attention in May and subsequentlyPhoenix sent out vendors that provided outrageous quotes (ie, MV heating and cooling - a "preferred vendor of Phoenix Rising - $to detach and reattached AC condenser units that needed to be moved for roof repair) A scope of roof repair far beyond what was needed for this project, totaling near $17, Also note a similar scope of work was discussed in 2014, substantially less quoted at that time, and Phoenix Rising did not follow up on having work completedWith this, associated board members took this matter into own hands and set up an independent HVAC, got on roof with roofers from Active Roofing and approved an appropriate scope of work Active Roofing sent a quote but the association board made corrections and sent it back for update, asking for an updated quote There was never a signed contract with Active Roofing and the mentioned items were never addressedThe owner of Phoenix Rising, Michael ***, ignored the lack of a signed contract and had the roofers come out and proceed with a scope of work and quote that was never approved by the board and without a signed contract This work was completed without board approvalAssociated board then made it very clear (via several emails and calls) that Active Roofing was not to be paid until we could meet to discuss the previously requested updates to scope and pricing discrepancies Mr*** refused the set up the meeting and sent several unprofessional, quite childish, emails during this time He then paid the Active Roofing invoice in full, from the association's account, in direct opposition to the association board request, without association approval or a signed contractAgain, this is just the one incident that is most recent The last years have been full of incidents like this and should have been submitting complaints all along For that, and still being stuck with Phoenix Rising Management, I am regretful

Thank you for your responseI was renting from the owner of the Lakeside Loft property, *** *** but dealt with Phoenix Rising Managemnt directly for the move-in/out feesMy point of contact with PRM throughout all this was Lissette RosalesFortunately enough, after days, I receieved my refund on October 20, The issue has thus been resolvedIt's a shame that residents, either owner or renter, have to take these steps in order for PRM to comply with their own Rules and Regulations ClauseHopefully PRM takes time to reevaluate their business ethics in the near future

Dear Mr*** Thank you for your submission. I have spoken with the property manager in response to your concerns. She has confirmed with me that the roofing contractor is scheduled to be on property on Saturday, October 28th (awaiting a time confirmation) to repair the source
of the leak on the roof. One the roof work is completed, we recommend waiting for one rainfall to confirm the repair was successful, at which time the contractor to repair the hole will coordinate with you to repair your ceiling. It is our hope there will be a rainfall within a week of the repair, (so by the November 4th) so we can confirm the successful repair of the leak source. The association has been advised not to address internal repairs until the leak is source is confirmed repaired. Your community manager will be in contact with you by mid-week next week (week of October 30th) to update you on the status.Thank you.*** ***Director, Business Development***

This company took over management of the condo I live in and it's been Horrible at best. This week alone they've shut our water completely off from 9am - 3pm (Monday & Today) giving us same day notice only. The elevators are constantly out of service and they're slow to repair, causing those of us who live on the 12th floor to have to walk up and down 12 flights of stairs. I would never rent or by a property managed by this company ever. Ever.

Ms. [redacted]Thank you for your response. I was renting from the owner of the Lakeside Loft property, [redacted] but dealt with Phoenix Rising Managemnt directly for the move-in/out fees. My point of contact with PRM throughout all this was Lissette Rosales. Fortunately enough, after 90 days, I receieved my refund on October 20, 2016. The issue has thus been resolved. It's a shame that residents, either owner or renter, have to take these steps in order for PRM to comply with their own Rules and Regulations Clause. Hopefully PRM takes time to reevaluate their business ethics in the near future.

 Thank you for submitting your concerns.  Your Community Manager has been in contact with you regarding the appropriate steps to repair the foundation leak that is the source of the water into your unit.  Unfortunately, as [redacted] Building Condominium...

Association is a condominium  and not a rental property Phoenix Rising Management  does not have unilateral authority to authorize the foundation repairs.  A licensed contractor has been to the property to investigate the issue.  That contractor has submitted a proposal for consideration to the Board of Directors as of today.  At this time, we must wait for approval to authorize the repairs from the Board of Directors of the Association.  I encourage you to write your landlord with your concerns and see if he/she can encourage the Board of Directors to authorize the repair proposal. Once the proposal has been approved, Phoenix Rising will immediately execute the contract and schedule the repairs.In the meantime, the Association's insurance has been put on notice of a potential claim.  I also encourage you to put your renters insurance on notice, as well as encourage your landlord to file a claim with their insurance company as well.  These insurance companies will further advocate on your behalf to expedite repairs.The Association's Community Manager, [redacted], will continue to be in contact with you as the process continues.  You may contact her with any questions you may have.  Once approved, repairs of this nature can take a few weeks to complete, at which time internal repairs to the unit can commence.
