Review: I have had continual problems with Shield Property Management company since renting a condo thru them February 2015, but for now will only file my latest complaint

My rent is $975 plus city taxes and whatever fees are charged to me by Shield. This month I paid my rent of $975 and after the fees were automatically charged, my total monthly rent for September came to $1006.25 which is normal. However, I received an email from the account manager which I will provide: [redacted]

The reason it added the fees of $31.25 is because when you used a [redacted] credit card (see attached payment receipt.) ACH (bank clearing center) adds 3% + $2.00 to the base fee that you enter. You entered $975. If you take that times 3% and add $2.00 to it, you will see that comes to the $31.25 which is the $1,006.25 you said was taken.

This is why, when possible, we encourage our tenants to pay with the eCheck option. The amount comes directly out of your checking account and costs only $3.19. If you enter $1,005.72 in the amount, ACH will then charge $3.19 to your payment and the total will show as $1,008.91.

If you pay by credit card, as you did, and enter the correct amount of $1,005.72, ACH would then charge 3% + $2.00 and your total would be $1,037.89.

We realize there are times when an eCheck is not an option and therefore, offer the credit card option. However, again, credit card option is more expensive.

I am sorry if this has been confusing for you. However, if you will remember to always put the total amount of $1,005.72, the system will calculate the fee accordingly and you won’t have any deficiencies of your total monthly rent in the future.

I went to my local [redacted] and was informed that these excessive charges did not come from [redacted], but an ACH (Automatic Clearing House) which I was told is used when automatic monthly payments are approved and paid by the sender. I do not have an agreement with Shield Property to automatically withdraw money from my checking account for rent.

I want to also note that this is the same [redacted] debit card that I used since I have begun my contract with Shield and have not had such extra charges placed on me until now. I will pay the additional charge of $30.72 they are asking to avoid any late fees or additional fabricated fees, but I do expect a credit on my account of $31.25 for these added unauthorized bank fees.

Thank youDesired Settlement: Since I paid the correct amount due for September rent, I expect a $31.25 account credit as well as the $6.78 charge placed on me for a certified letter that was never sent to me.
