The absolute worst company to rent a place throughThey do not care about the health and safety of their tenantsWhen you bring a health concern to their attention they take their time to address it and act nonchalantI wouldn't recommend my arch nemesis to rent through this [redacted] poor excuse of a "landlord"Please heed my warning & rent through someone else please!!!!!!!!!!

Apartments in Sidney Ohio by the name Towne Center Apartments are run under Sundance Property Management LLCI had signed a lease for one year and lived in apartment # [redacted] **I had run into serious skin issues leading to permanent scars on the faceIt was due to extremely unhygienic conditions including an air vent that was reported nonfunctional but never attended to by the managementThe management allowed a discount of $for the first month for not providing proper aeration but had never cared to fix once I paid the rent regularly I have my skin problem treated by two top doctors of city including a skin specialistI have papers from these specialists that say the problem was due to the unhygienic apartment condition.I didn't report this issues earlier as I feared management may not take away my security depositNow when I have vacated the unit management took out $90- from my security deposit though the inspecting manager said that they would take off $25- for oven cleaningI am protesting the management should return my remaining moneyAnyone signing a lease with this management to live in Towne Center Sidney Ohio beware of the consequences, cruel callous and hostile attitude of the management, most unhygienic condition of the units with no prophylaxis or quarantine measures

Tell us why here...I have reviewed Ms [redacted] file and would like to point out the following Ms [redacted] was charged $to stain kilz/prime the walls in her apartment that she had painted a myriad of colorsShe was also charged $to clean and repair her carpetThe carpet had areas where her pet scratched away the carpet all the way to the backingThere were multiple red stains plus an area where a hot iron had burned an imprint into the carpetAs per Ohio law she was required to return the apartment in the condition she found it less wear and tearNone of the aforementioned damages could be construed as wear and tearTherefore all charges will remainIf necessary we will be happy to provide pictures Regarding her problems with our office staff, I will admit that we dropped the ball and apologize for the confusionHowever, our receptionist hung up on Ms [redacted] after Ms [redacted] called her a derogatory term referring to the female anatomy that starts with a "c"I totally support our receptionist action and would think Ms [redacted] is the one who owes an apology We have informed the collection agency to remove Ms [redacted] file Please feel free to contact me with any questions [redacted] District Manager [redacted]

Please do not move into Village Square Apartments Calls are ignored, but if you complain they say they have returned your calls There are very few things that they consider an emergency If it causes them an expense they will fix itOtherwise you are on your own Management is very condescending and is not tenant friendly

In response to the customer complaint of *** ***, the costly damage to the apartment located at *** *** *** *** *** ** *** was due to the negligence of *** ***The facts stated by the 3rd party contractor, and from the supporting evidence [Attached Timeline doc] of
communication between *** *** and Oakwood Apartments indicating the long-term absence of *** *** from his apartment located at *** *** *** *** *** ** *** sat flooded and unreported for several weeksThe negligence of *** *** reporting this flood to the Oakwood Apartments Property Manager [Jason B***] in a timely manner caused extensive damageAs stated below in section of the lease, the resident is responsible for and liable for any damages incurred to the property or any part thereof, because of negligenceAdditionally, *** *** failed to comply with Lease Contact Section regarding the service request procedure and reporting the flood in a timely mannerLastly, the lease contact section states the requirement for renters’ insurance*** *** has made no attempt to make an insurance claimIt was *** ***’s contracted responsibility to report the flood created from his backtoilet in a timely manner and he did not*** *** is responsible for damages due to his negligenceIt was *** ***’s contracted responsibility to carry renter’s insurance for liable damages*** *** was offered a permanent transfer to another apartment of equal size and value*** *** was also offered a stay at either a hotel or a stay in the Oakwood Apartments furnished apartment until the cleanup of the damage was completeAt which time *** *** stated that he wanted to think aboutLease Contact Section LIABILITY OF RESIDENT FOR CASUALTY DAMAGE TO PREMISESThe resident shall be responsible for and liable for any damages incurred to the property or any part thereof, because of negligence or willful acts of Resident’s invitees, licensees, and guestsLease Contact Section SERVICE REQUEST PROCEDURE Should a maintenance problem occur in your apartment, please call, submit the request via your tenant portal or visit the rental or maintenance office to submit a service requestWe encourage you to notify management as soon as a problem becomes evidentIf the problem requires immediate attention, calling it in as early in the day as possible will help insure that service can be attained that dayIn consideration of your staff’s personal time, every effort should be made to have service performed during regular working hours rather than waiting until the end of the workday to notify the office of a pressing maintenance problemAll residents are required to purchase a quality plungerAlways try to plunge a stopped up toilet or sink before calling for service.Water shut-off valves are located under the left side of the toilet tank and below each sink in your apartmentIf a major water leak develops in your apartment (supply line bursts), please turn off the water prior to calling for serviceThank you for your cooperation in dealing with these mattersPlease contact your manager if you have any questions Lease Contact Section RENTERS INSURANCE Sundance Property Management, Inc(“Sundance”) advises all Residents to get renters insurance for their personal property, personal injuries occurring in their apartment, and/or other damages that may occurAccording to the terms of the Rental Agreement, Sundance Property Management, Inc(“Sundance”) is in no way responsible for damage to Resident’s personal property, and our insurance does not cover the personal property and belongings of ResidentsRenter’s insurance provides you with coverage for loss, damage, or destruction of your propertyIt also provides coverage for additional living expenses you may incur if the apartment becomes uninhabitableSuch insurance can also protect you from any liability claims resulting from your own activitiesFor example, if your negligence causes a fire, you may be held responsible for the damage of the property of others, including Owner’s propertySimilarly, if a guest were to have an accident in your apartment, you could be personally responsible for the guest’s injuries

*** ***, I believe that last week the district manager spoke with you regarding the issue It is a problem with the patio backing up, not the water coming down This problem will need to be addressed from the ground up so to speak We will continue to monitor the

Ms. [redacted] was charged $250 to stain kilz/prime the walls in her apartment that she had painted a myriad of colors. She was also charged $125 to clean and repair her carpet. The...

carpet had 2 areas where her pet scratched away the carpet all the way to the backing. There were multiple red stains plus an area where a hot iron had burned an imprint into the carpet. As per Ohio law she was required to return the apartment in the condition she found it less normal wear and tear. None of the aforementioned damages could be construed as normal wear and tear. Therefore all charges will remain. If necessary we will be happy to provide pictures.
Regarding her problems with our office staff, I will admit that we dropped the ball and apologize for the confusion. However, our receptionist hung up on Ms. [redacted] after Ms. [redacted] called her a derogatory term referring to the female anatomy that starts with a "c". Stay away from this company. They half ads everything they do and try to screw you over in the process. Their laundry room flooded my apartment best I got was a fan... They had flea issues on the grounds causing an infestation that survived two bug bombs and deep cleaning. Save your money go else where.
