Review: We were sold a home by a contractor who (to our knowledge) completed renovations on the home. With 2 inspections prior to closing (the second inspection occurring the day before closing because jobs had not been completed), there was great concern about the drainage system surrounding the back of the home where the back bedroom and deck are. There were mounds of dirt, holes, and free standing water that our inspector expressed great concern. We delayed closing on the house because this work had not been completed; however, our lawyer completed an addendum which was signed by the seller's lawyer to complete the work within 7 days of closing. The weekend following closing (May 2nd-3rd) there was work done in the back of the home; however, we had no way of evaluating the work. The evening of September 29th following a week worth of downpour rain, we noticed that the carpeted floors were soaked in our back bedroom that sits under the deck. A company that was referred to us by our insurance company came out the following day and the next day determined there was mold and our entire floor bed and walls were torn out to dry and remove mold. One week later our insurance adjuster and a structural engineer that the insurance company hired started their investigation and determined that there was tampering with the waterproofing system and water soaked through the home due to poor construction. We have learned that the back bedroom was an addition to the home which lays in the ground with no waterproofing system built into the walls and the drainage system we have been told by many companies who have provided us estimates is inefficient and not effective. A system must be placed both in the home and the outside of the home to prevent further water and mold damage.Desired Settlement: We request a credit (financial assistance) in the full amount for repairs to the home in addition to the systems that needs to be installed to prevent further damage to the home, which should have been completed prior to selling the home.
