As the property manager of The Terrace at Butler I feel I have been professional and accommodating while abiding by the lease agreement [redacted] re-inspected the resident's dwelling on 5/25/No Bed Bugs were found during the inspectionI have attached the inspection letter for reviewI have also had the letter sent over to the resident via email as well as having my assistant give her call with the results
The resident moved in to her unit 4/15/She came in 5/5/to complain of bites she had received overnightMy assistant called our current pest control company immediately and scheduled for them to come out the same day to inspectThe technician was unable to find any evidence of any
infestationShortly after the technician left the resident brought in a pest she found in the second bedroomWe called the technician back and had him come back out to verify the type of pestHe determined the pest was a bed bugI wanted to be thorough so I called in a second pest control company to confirmThe owner of said company inspected the unit himself and found more pests, confirming they were bed bugsThis particular pest spreads very quickly therefor making it impossible for the infestation to have been there prior to move inWe have a monthly pest control fee in place of $to cover basic pest controlBed bug treatments are commonly much more of an extensive treatment requiring high heat, preparation and is very timely I have spoken to the resident on several occasions and have even extended a payment plan for her so that the entire amount of $would not be due immediatelyWe verbally agreed on four payments, which would be $per monthThe resident and I have had ample communication on good terms with no verbal resistance on either partI have attached her digitally signed Bed Bug addendum as well as a follow up letter I sent to her with the inspection form from the pest control companyI have followed all policies and procedures outlined in the Bed Bug addendum as I would with every resident respectfully

The point behind addressing the error in details was to further prove how inaccurate the information coming from your end is. The level of professionalism of said "manager" definitely ranks on the lower end of the spectrum- you are VERY rude and have been from the start of this situation. Opposed to taking ownership in the fact that your inspectors may have overlooked these tiny creatures (since half of the inspections done on my apartment since 5/5/17 to date were proven lousy), you chose to accuse me 100% of the issue, now accusing my mother of some elementary [redacted] activities- unfortunately, we both have better things to do with our time on this end. Contacting corporate is well within either of our rights, despite you trying to withhold from me who the new property management company was- your attitude had become very nasty and I did not wish to speak with you anymore. The professional opinion attached from [redacted] is completely irrelevant, as Mr. [redacted] has never even stepped foot into my apartment to inspect nor treat- that person was [redacted] and I've already personally spoken with him and informed of what he stated which I don't have or need in writing. What's inconvenient is spending $67 at the laundromat to treat clothing/linens and temporarily moving back to the residence in which I left to move here in order for treatment to take place, only to come back on 5/23 and in ONE NIGHT, my daughter has four new bites! I am, also, still waiting for documentation listing specifically what pest services are covered by this monthly fee.

I believe the later response is simply a reiteration of the first complaint and will ultimately go on until I agree to not charge the resident. The argument over being misinformed concerning one days time is simply irrational. I also do believe the person filing these complaints are not in fact the resident but her mother pretending to be her. I've come to this conclusion because every conversation my staff has had with said resident has been very commutative and pleasant with no verbal dissatisfaction what so ever. Her mother however has called our corporate office and came into our leasing office and told me herself it was not her daughter calling but her. She seemed upset when I told her I would not be able to discuss anything regarding any of my residents as she was not on the lease. Regardless of who found the Bed Bug we are not required to call in a second inspection but once again I will state I felt like we needed to be 100% positive. Miss Latimore signed the Bed Bug addendum of her own free will and did not inquire about changing the legal document or asking to inspect the apartment of Bed Bugs before moving in. As a resident who has signed the Bed Bug addendum we do not have to have a verbal agreement for a payment plan, I was simply trying to be accommodating. I have attached a letter from our Cutshall representative stating his professional opinion as well as the invoice for the Bed Bug treatment. I understand this is an inconvenient charge but I will not give a concession for the treatment.
