Our standard operating practice after a resident provides us notice to vacate is to schedule walks of the unit: a pre-walk for big ticket repairs while the resident is still residing on site and following their move out a final walk through for any repairs/charges allocated to the resident’s final
billThe resident is welcome to be present for both walks, in this case they chose not to. We document any repairs, compare notes with the mocondition form provided by the resident within the first 48-hours of their lease term and process the security deposit return or final statementAll costs charged to the resident is the cost charged from our standard vendors that we use for every move outThis is our process for all resident’s moving off site, and they simply do not agree with the charges Below are the dates for *** *** and *** ***: Notice to vacate submitted May 19, Date of Surrender August 31, Acknowledgement of notice with scheduled walk dates sent May 26, (below) Pre walk completed August 2, Keys Surrendered August 31, Ledger statement from final walk sent September 8, Owner's Acknowledgement of Receiving Intent to Move-Out Notice Dear *** *** and *** ***, We acknowledge receiving your notice of intent to move out of apartment number *** at The Strand Kyle, Amberwood South Kyle, Tx Date of intended move-out: 8/31/If move-out is approved, prorated rent will be charged for this periodAll utilities should remain in your name until the approved move out dateIf you fail to pay rent through the remainder of the Lease Contract term or renewal period, you will be liable for a reletting fee under paragraph of the Lease ContractIf your move-out notice does not comply with paragraph or and we haven’t given you a written release of your obligations under the Lease Contract, your right of occupancy will end on the move-out date and you will continue to be liable for all sums due until the Lease Contract or renewal period expires, including a reletting fee under paragraph of the Lease Contract You are encouraged to reconsider your decision to move out, but at our option, we will have the right to rely on your notice and may enter into Lease Contracts with others for commencement on the day after your move-out dateOur remedies (such as reletting charges, suit for rent, exercise of liens, and the like) for early move-out, nonpayment, and other Lease Contract violations will not be waived or diminished by our receipt or acceptance of your move-out notice We will be entering the apartment to conduct a pre- walk inspection on 08/2/between business hours of 9:am to 6:pmWe will be scheduling your Final Move Out walk through for 09/01/between 9-6:pmYour presence is requested by not required and if you would like to schedule a specific time for that morning please email the request to *** Should you have any questions please do not hesitate to contact our office at 512-523- Thank you for your residency and we wish you great success in your future*** *** Community Manager

We were never told anything during the walk thru except that we would be liable for a broken blind on the back door and a the broken blind string handleSo where were all these other charges from? The charges we were charged for are everyday use and wrongly blamed on our petsWhat is the next step?

Review: I applied for a one bedroom at The Strand apartment and was approved to move in on May 1st. So I gave my current landlord a month notice saying I would be out by May 1st. Well due to the building not being completely finished with heavy construction the leasing agent informed me on April 27th that I need to come back up there and set a new official move in date. So on May 6th I had to drive to central New Orleans and deal with heavy Central Business District traffic again to look at some paperwork, the apartment, and also pay a $500.00 deposit to secure the apartment. So I paid the $500 and saw the apartment as well as got the paper work of what the apartment offered as far as amenities. Well in the mist of them pushing back my move in date I needed somewhere to live ASAP and I was offered to move into another apartment located in Algiers. So I called them on May 22nd and told the manager of the Strand I would not be able to move in the apartment anymore due to the constant frustration of pushing back my move in date. She told me that was fine but I could not get my $500.00 back! I made it very clear that I never signed a lease or any paperwork at that matter. Also I was never told that I would not be refunded if I did not move into this apartment. Please understand that when I handed the leasing agent my $500.00 I specifically asked her if I would get my money back and she said yes as long as its at least 7 days before June 6th,which I clearly gave them a 15 days prior notice. I even asked her for a receipt and she said We don't give receipts here. I must admit I was pleased with the set up of the apartment; I was dissatisfied of how poorly and unorganized they handled business.Desired Settlement: I would just like to be refunded the $500.00.
