I was able to contact Mrs*** shortly after the last communication she had with the manager at Cedar Breaks apartmentsI do understand the frustration with the criminal record showing up under her husband's nameWith the information we received from our screening company did show
an extensive criminal background for him. Mrs*** was able to supply me with the BCI report showing Mr*** was not in fact the individual with the criminal recordWith that report we were able to accommodate Mrand Mrs*** a beautiful unit on a property that actually worked out better for their family. Triton is a company that prides itself on being fair and non-discriminatory to all applicants

All the snow that has fallen in these past few weeks have affected the West Jordan area drastically for not only our property but for all the businesses, schools and parks in our area. In the same rate as snow was removed, new snow kept falling. Part of the problem with
these last snow storms was not just with the snow alone but the overwhelming blowing of the windUnfortunately, when the walkways are cleared with the plows, wind-gusts blew snow back right over the walkways we have spent numerous hours clearing. Our efforts have been beyond with recorded logs of 40 hours of snow removal in days which includes six employees helping out just at Serengeti Springs apartment community alone. Along with the scheduled vendor that plows our streets in our community, we rented two skid-steers to remove snow and ice as wellWe have proof of the vendors, rentals and logged snow removal hours. When this residents call to the community office came in to complain that the walkways were not cleared in some areas, the maintenance/grounds crew were all notified and the office assistant manager took it upon herself to go out and help out with shoveling snow in some of those areas that had been blown over. Unfortunately, due to the drop in temperature at night any moisture or thin layers of snow can and will turn to ice which we do our best to rectify as early in the morning as possibleWe hope and encourage that our residents will take it upon themselves to be as careful as possible when these freezing temperatures occur. Upper management attempted to call this resident back when her complaint reached the corporate office but our call was not answered or responded back to

Good morning,*** had a contract at Oakridge May through May He is obligated to that contract and for the payments of that contractWe do allow a student to sell their contract to another person and that fee $instead of having to pay the balance of their contract and obligation to
that contractThe $that *** is writing about, was a cleaning charge that he received for the summer $He hadn't paid that amount when it was due and it was taken out of his refundable portion of his deposit. There are many student that need to get out of their contract for one reason or another, and that's why we allow them to sellWe treat every contract the sameIts state on the contract that they sign and the selling addendum that they sign.Thank you for your time on this matter.Margaret N**Director of Student HousingTriton Investments

When ever anyone moves out of the unit - Triton Investments has the unit painted, cleaned and the carpets are cleaned. The carpets were cleaned before the W***s moved into the unit by *** *** ***.Regardless if permission was or was not given to have the pet - the carpet still needed to be replaced. We are not gouging MrW***. We are not charging him the full price for replacement. A second letter will be mailed shortly for the amount of $825.00. The previous occupant that lived in #*** before the W***s took occupancy - left on excellent terms. They had No damage and No pets. After the W***s vacated the premises and when management went into the unit - right when you opened the door the smell of urine was present. Also, the
pictures clearly show yellow stains on the carpet, which a carpet vendor tried to remove before we even considered replacement. The replacement was due to smell and stains.Several staff members and vendors walked the unit before making the decision to replace the carpet. We received an invoice from *** *** *** *** for the cost replacement.In a court of law - we follow the calculations set forth by the court which is:The carpet cost divided by years multiplied by the remaining life left in the carpet. Once we finished with the calculations it came to the amount of $790.00.In the lease it clearly explains that you may NOT keep, allow, or maintain animals of any kind on or near the premises for any length of time without the prior written consent from management. All costs of cleaning, d-fleaing or other damage need to be paid to the owner by the resident. The W***s did not have permission to keep the dog at the residence.Based on the pictures, witnesses and invoice - I stand by the amount owedI explained that I could may payment arrangement each month until the balance is paid in full. It would be in the best interest of the W***s to set up a payment plan before I turn over the account which would be a higher amount.Melinda B***Collections

I am rejecting this response because:We had permission to have our dog.  The claim that we did not is an outright, blatant lie.  Before we bought the dog and brought him to our apartment, we received a letter from my wife's doctor stating the pet was a medical necessity, and we received permission from the office at Serengeti Springs to have him.  If not, we would not have had the dog in our apartment.  We did not want to go through all of the fees and issues associated with that, similar to what is going on now, because we cannot afford that type of cost.  We approached them about the dog with their standards.  Our dog was under the age limit, but we were told by Tressa in the office that if we could provide a letter from a doctor stating that the pet was a medical need, we would be okay.  My wife submitted the letter, and was given approval right then.Attached are the pictures that supposedly show the yellow stains on the carpet.  Images 1096 and 1098 show yellow, but image 1097 of the same area in a different light and angle does not show any yellow.  Supposedly, my dog urinated on the sliding-glass door causing the yellow stains, yet in image 1097 the door and the track it slides in are white.  The yellow in the two images also climbs up the wall; my dog is a Shih tzu and does not urnite by lifting his leg.  He squats, making it virtually impossible to urinate that high onto a wall or door.Also, you will note that the pictures were taken 6/2/2015; we vacated the unit and turned in our keys 5/10/2015.  We had issues with another tenant that lived near us that was also one of the maintenance guys for the apartment complex.  How do we know that in that time he did not come in and do something to cause us this problem just to retaliate against us for turning him in on a couple of complaints?  Along with this issue, image 1094 shows a toilet from the unit.  No explanation was provided to tell us what the issues was with this, so I am left to assume it is for some of the grayish looking material sitting at the bottom of the toilet.  Here again, in nearly a months time, those stains will appear without use as they look to me like hard water stains.  There is absolutely nothing I could do about that without them coming in and cleaning the day I am moving out.It seems to me that Serengeti Springs is trying to gouge me for as much money as possible in some attempt at retaliation or something, which I do not understand.  Our experience up to this point with them had been completely positive.  We just simply do not feel it is fair to pay $790 to replace a carpet that was neither new nor clean when we moved in.

I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution is satisfactory to me.  Although we did have such a frustrating experience with Cedar Breaks directly, after filing this complaint the regional manager for Triton did reach out to us.  She was very kind and understanding.  She listened to our frustrations & did everything she could to make it right.  She was able to get us approved & we moved to a different property, which turned out to be a bigger home in a better location than Cedar Breaks.  I very much appreciate her efforts to help us & make this right.  A lot of businesses dont even care anymore about their customers or people in general so Im very thankful that she was such a wonderful lady.

I am rejecting this response because:In an effort to find some middle ground with this, simply because I feel that I did not warrant these charges and Triton's own picture evidence of the issue does not show what they are claiming, I am willing to settle this charge if they will remove the carpet installation fee and charge me just for the carpet itself.

Triton Investments is a company which establishes integrity and we treat all people with respect and equality.  It would not be fair to give Mr. W[redacted] a discount, when others with the same circumstance paid for carpet damage.I'm more than willing to set up a payment plan in order to get the amount paid in full.Please consider making the payment.-Melinda
