Review: I rented a home from Whittle for the past three years. When I first arrived at the home to move in, the garage was half full with the previous tenants junk and the property had holes in the walls. I was told that the holes would be patched soon and I could use my own time cleaning the garage, they would reimburse me for the dump fees. My first evening in the home, there was an odor of an electrical fire. I located a fire alarm pad in the master bedroom that was burning hot to the touch. I removed the faulty pad and contacted Whittle regarding many issues around the home including the following:1. The carpet was stained with a red substance and still dirty2. The previous tenant left behind all of their nails and holes in the walls3. The range hood was dripping grease4. The oven wasn't cleaned at all5. The bathroom sinks were all rusted thru and were incorrectly patched and leaked6. The master bathroom toilet was not secured properly and was leaking7. The handle for the shower came off in my hand8. The light in the kitchen had a broken diffuser panel9. The fences were falling down10. The kitchen floor was covered in a yellowish mixture of grease and old floor polish that should never have been used on tile.Whittle sent a maintenance worker to meet me at the home regarding my complaints. The maintenance worker took a look at all of the items I had listed and stated "Well, our standards for move out are more lax than Lawson Properties (whom I had just rented from and had a great experience.) He then stated "at least you can count on getting all of your deposit back when you leave". Fast forward three years. I moved out without patching the holes or cleaning the carpet like my predecessor. In fact, I reused his nails and just left them there when I moved out. I then received my deposit check minus 1000.00 in repairs. Carpet cleaning, hole repair, a new keypad. ALL ITEMS I HAD COMPLAINED ABOUT THREE YEARS EARLIER. This company is not to be trusted.Desired Settlement: I would prefer a fair settlement of the renter's deposit I paid. If Whittle had a standard, they sure didn't show it when I moved in.

In response to the above reference, I have attached a timeline al events and a response. All of the dates and times and events can (and will be) substantiated if requested. Should you have any additional questions or comments please advise.
Timeline
10/5/11 Former tenant vacated
10/13/11 Carpet professionally cleaned
10/21/11 Tenant [redacted] occupied the property
11/14/11 Tenant [redacted] called re: kitchen faucet and fence post. Per his request Tenant
[redacted] was authorized to do the repairs (see 12/12/11)
11/15/11 Walk thru check In. Tenant [redacted] noted:
1) Front gutter over the driveway crushed in.
2) Chip in kitchen sink and sink leak.
3) Chips In bath sink.
4) Broken lower track guide for shower door.
5) Broken fence post at side of house.
No other deficiencies were noted.
12/12/11 Tenant [redacted] reimbursed $111.81 for repairs (see 11/14/11 and 11/15/11 above)
1/12/12 No other calls or complaints were made by tenant [redacted] as of this date
5/4/12. Rapid Rooter cleared clogged kitchen sink
2/8/13 Water heater was replaced
8/28/13 Rear fence was replaced
2/11/14 Gutters and downspouts were cleaned
6/5/14 Tenant [redacted] was reimbursed for A/C compressor fuses
10/1/14 Tenant [redacted] vacated property.
10/2/14 Property was inspected after move out and the following notations were made.
Carpets very dirty
Paint all walls
Hole in light diffuser in the kitchen
Clean bathroom & peeling wallpaper
Broken fence board In the back
Hole in a window screen
Leaking water heater
Clean entire home
Additionally, one bedroom was partially painted In a shade of purple. The result of the above is noted and appropriately charged on tenant [redacted]’s disbursements sheet of 10/16/14, As follows; carpet cleaning $360, patch holes and prime for paint the purple bedroom $425, replace two security alarm pads $200. The total deducted from Tenant [redacted]’s security deposit $985
This office never received any calls from Tenant [redacted] regarding “previous tenants junk”. Tenant [redacted] did not submit any bills for dump fees nor was he paid for the same. Tenant [redacted] did not advise this company regarding and ‘odor of an electrical fire”. Tenants complaints 1-10 have been properly and professionally addressed or they are fabricated.
The disbursement sheet and funds deducted from tenant [redacted] is correct.
Additionally, for the past 36 years my company has an exceptionally high standard for property condition upon move-in. There have been hundreds of former tenants who have re-rented other properties I manage

Response:
I have read the response from Mr. Whittle. Unfortunately, he, nor his office staff met with me to perform the walk thru of the property. I've never met the man and he knows nothing of whom I met with regarding my complaint. It was his maintenance staff. There are many holes with which I can work in his timeline. I had not anticipated his company being as unprofessional as it has been. I have ordered a copy of my pat three years cell phone bills to prove my calls that he says I "fabricated". I don't expect a full refund. I do, however, expect that Mr. Whittle will be more professional in the future.
To be honest, I don't know how a man I've never met with can comment on what that property looked like, or to be so bold as to insinuate "fabrications". I have begun a complaint with the Board of Realtors as well.
I would like to request a few weeks time in which to gather statements and get together all the information necessary.
