Hello,In response to the complaint [redacted] , I would like to respond and note that a maintenance call came to our office through our documented and recorded maintenance line on dated August The maintenance issue was for a tenant who needed maintenance for a garbage disposal repair, a garage door that was not lifting due to sensors and a lock that needed to be changed because this property transferred into our management and did not have an AMG lock on the door that was working We responded to this tenant with an immediate call stating to her that maintenance would contact her within hours to schedule a time to service the call The tenant was upset because she did not receive a call prior to the tech's arrival All issues have been resolved and the service call is closed.Best,Gayle A***

This was a home that was recently rehabbed by an outside contractor When we received the first call in February, we dispatched a technician from our company We realized it was the responsibility of the rehabber to take care of the roof leak He responded to the call and made the
repair from the outside of the home We were unaware that the small spot on the kitchen ceiling where the tenant had placed a piece of tape had come off and pulled a piece of the paint and drywall off the ceiling Our records do not indicate another call coming in regarding this issue until today when we received calls to our maintenance line within hour for an a/c call When someone calls this many times in such a short period of time, the latter calls cancel out the previous calls delaying a response We prioritize maintenance calls and an a/c call when the temperatures outside are in the 50's is not an immediate call back especially when the multiple calls keep canceling out one another We have spoken to the tenant this afternoon and have scheduled the HVAC tech to check on the newly installed a/c unit We have scheduled the drywall tech to repair and paint the small area in the ceiling that was damaged for Saturday, April 16,

Hello, The home listed in the above complaint is owned by a private owner who is struggling financially to maintain the rentalHe recently contacted us stating that he can longer afford any major repairs to this propertyThe owner understands the tenants frustration and has offered a lease
terminationWe have contacted this tenant regarding the lease termination and she agrees to vacate the propertyWe have given the tenant the best option to resolve her issues

On 11-21-a tenant named *** *** moved into one of our properties with a 1-year lease(Attached)Please see page regarding the "Lease Renewal" where at the end of that paragraph it states that a tenant will be charged $for lease copies (other than the original signed copy)You can
see ***'s signature where she read and signed the term agreements.Also, we have all tenants sign an addendum to the lease regarding tenant responsibilities which the tenant also agreed to and signed. Her complaint of a clogged toilet is one of the maintenance charges that she was made aware of when she rented the home. We had to dispatch a plumber to clear the clogged stool and because the clog was due to an excessive amount of toilet paper, it was considered a tenant neglect service call and not one due to faulty plumbing. We do not charge for maintenance calls for things such as heating, cooling, plumbing, water leaks, electrical issues, ect but if it is caused by tenant neglect, we do bill the tenant.Please see the Maintenance Charge Addendum that *** *** agreed to and signed.I hope this response explains that we do not charge tenants for repairs that are a homeowners responsibility but only for service calls that are due to tenant neglect on their part.Kind Regards,Gayle ***AMG Property Management--

Dear Revdex.com,I am responding to a recent compliant ID# ***. I have attached the denial letter received from the National Tenant Network who AMG uses to help qualify tenants. We are an equal opportunity business who does not discriminate for the reason of race, color, religion, sex,
handicap, familial status or national origin. We offer homes to any and all qualified persons applying for a rental home. We have a website www.rentindyhomes.com available for anyone interested in finding a rental property through Amg Property Management. On this website, we list a lot of information including "How to Qualify" for a property and what is necessary to be approved for one of our homes. We also have an office in the Broad Ripple area with business hours of 9:00-5:Monday thru Friday with applications available with all information necessary to qualify. We also accept phone calls during regular business hours to answer questions prospective tenants may have about renting a home. Due to the volume of phone calls we receive on a daily basis, it is possible a caller may need to leave a message or continue to call back until an agent is available to take the call. Our agents will answer any questions a person may have regarding tenancy.We do not know if a tenant is qualified for a property until we have possession of all necessary documents. Our outside tenant network (NTN) charges a fee to review the documents and we rely on their findings and recommendations as to whether or not a tenant is qualified for a particular home price.It is the responsibility of the prospective tenant to understand the stated qualifications on both our website and written application before the application is submitted because there is a charge for processing the application whether it is approved or not,We regret the tenant was not approved for the desired home.Kindest Regards,AMG Property Management

Hello, The home in question is the same property as a complaint we received last week from the tenant on the opposite side of this duplex. As we stated before, the owner is struggling financially to maintain the duplex rental which houses both tenants and both complaints. He...

recently contacted us, as his property manager stating that he can no longer afford any major repairs to this property and understands the tenants frustration and he offered both tenants a lease termination prior to the complaints. We have given the tenant the best option. Whenever conditions are unsuitable for a tenant and they can not be repaired by the homeowner, the tenant is always notified of their option to vacate immediately however, neither tenant has vacated to date.

The information in the response is incorrect. The repairs are fixed but the way the office communicated is incorrect and the reason I was upset is incorrect. I am not happy at all that as a tenant who pays her rent on time has to go through so many problems just to get a repair done in a timely fashion. I am not happy at all with how rude the staff members were. I am grateful the repairs are now done but an apology would be nice and maybe the company should not have an A+ rating if this is the way they handle business.
