to have to raise the rent effective October 1. I put it in her mailbox a couple days later.
She contacted me to say that she couldn't afford the increased rent. I was getting ready to leave town to take my daughter away to school but said we could meet at some point after I returned. She later contacted me to say that she was going to vacate the property by October 1.
When she moved in she did work on the building that she needed for her business. Unfortunately, she did not get the permits that the city requires. Her contractor, who is not licensed as a plumber or electrician in the city, did all of her work without the necessary permits. This alone exposes me to significant liability. Additionally, and more significantly, the electrical work he did violates code requirements. Electrical code requires that all electrical connections be made within a junction box. When I came into the building after she left I found wires dangling from holes in the walls - not within the required junction boxes. Wires were also spliced (also against code because it is a safety hazard) to locate fixtures in other locations. Had she pulled the necessary permit it would have triggered electrical and plumbing inspections and the work done would not have passed. She did have an occupancy inspection but, because the inspector cannot see behind the walls or fixtures, he or she cannot tell if the work was done correctly. Per the lease she was supposed to reinstall lights and other fixtures that she removed when she moved in. I found lights piled in a corner of the first floor, a cabinet, counter and sink from the kitchenette were still in the basement and the sink from the 2nd floor bathroom was left, dirty and paint splattered on the floor. Baseboard that she removed was also not reinstalled. My cost to correct the improperly done work and repair the other damage is $837.
When she notified me in September that she was moving I told her that we would apply her security deposit against that last month's rent which she had not yet be paid. Her security deposit was $1,950. After deducting $1,300 for rent I was left with $650 to cover the damages. That leaves me with an additional $187 in costs that I have to take out of my pocket.
