On 12-27-2019, I sold my home. The abstract company was the business cited. On first review of the settlement papers, my realtor noted that there was a $751 charge for document processing. This was corrected, but one wonders about how information is processed in this organization. There was a question about an unpaid water bill for which I submitted payment on 12-23-2019 (the day I received the bill). The $43.60 was held in escrow by the abstract company. The check to the water department cleared my account on 1-3-2020. I provide a copy of my cancelled check as an attachment. I did not receive my reimbursement from the escrow account, so on 1-30-2020, I contacted the company and they said that the bill had not been paid, despite the fact that the check had cleared the bank (they did not care what the bank said). I contacted the water department and found that, in addition to my payment, the abstract company had submitted a check on 12-30-2019, without waiting for my check to clear. Please note that this was during the Christmas holidays, so a little delay might have been expected. They were very rude and demonstrated no desire to attempt a resolution to this issue. I am extremely disappointed with the response from this company. For an organization dealing with high dollar transactions, this is shameful
Complaint IDGood Morning,This email in in response to the complaint that was initiated by the seller. The situation that occurred was that at the time of settlement there was an outstanding balance from the ***. The seller asked us to wait and not send the payment to Water Company right after settlement for about a week. After week has gone by, we made a follow up phone call to the Water Company and were told that there is still an outstanding balance, at which time we went ahead and sent the payment in.It is our responsibility as the title company to make sure that all of the outstanding bills are paid on the property at the time of the settlement, so that we can provide the clear title to the buyer, who is our client. We are not sure why the seller is upset with us. I am rejecting this response because: According to the Water Department, the payment by the Abstract Company was made on December 30, 3 days after settlement--not one week! They were asked to wait and acknowledged that since this was during the holiday season, it might take a little longer. They did not do their job as they were supposed to, contrary to their contention. They were told that the bill was paid--which it was--and neglected to consider the agreement which they made at the settlement table. I must say that I am sorely disappointed in this business. I still want them to refund the $43.60 which they owe me!!
