However, what does debris have to do with pooling water? Even the roofer who came out to do the repair in November mentioned that after awhile the materials breakdown so I do not believe debris is relatedScrews are poking through the roof, is that also related to debris or craftsmanship? No one has been on the roof until it leaked this year so shoes are irrelevantI don't believe this addresses the roof only making it years without an issue

This rubber flat roof was replaced in On our warranties that are mailed, we indicate very clearly that we offer a FIVE year workmanship warranty on asphalt shingle roofs, a TWO year workmanship warranty on metal roofs, and a ONE year workmanship warranty on any flat roof system. Flat
roof systems require far more maintenance than a shingle roof. The first call for a leak was in 2014, and even though it was out of warranty, we still went out and took care of the leak in good faith. Fast forward five years from the original date of installation, and the roof is well past warranty. However, we went back out on 11/and re-sloped the roof using ISO board so that the water would drain more efficiently and also installed new EDPM patches where they screw pops and punctures were coming through. These pops were due to settling of an old apartment building which is typical, but we still went ahead and did this for the owner.As for the communication piece, it is true that it took us a few days to find her information but that is because she called in to request a repair under her name and the street address for the property that she didn't indicate was a commercial apartment building. Our commercial and residential division operate on two different systems. However, we figured it out and we moved forward. I am sorry for her day wait and do appreciate her patience. I recommend that regular inspections are done by the owner on this roof since it is a flat roof. Debris on the roof needs to be cleared often. Shoes worn on the roof should be soft soles to avoid puncturing the roof while inspecting. Nothing should be placed on the flat roof at any time such as chairs or other items. Settling may occur because the building is older, so nail heads will pop. A regular inspection will find that and it should be patched (this can be done by the owner) before water is allowed to find its way in

Patriot has always stood behind our services and our products, and done what is right to rectify any issues for a homeownerYou will see clearly as I detail below, however, that Patriot is being wrongfully pointed at in regards to issues this homeowner is experiencing, and it is our position
that this particular homeowner is attempting to take advantage of our company.We were hired by homeowner to replace the GUTTERS and one wall of SIDING, and a PIPE BOOT REPAIR (where homeowner thought a leak was coming from initially) onlyPrior to the gutter installation, he had a family member re-roof his homeIf you know anything about the installation process, you know that gutter apron is an OPTION you can chose that needs to be installed while the roof is in the installation processThis is because gutter apron is installed under the roof system and shingles would need to be lifted all around the perimeter of the home, if you installed after the factThis could cause issues with the shingles and system later He did not order gutter apron through our company, ask for gutter apron or discuss gutter apron He contracted for gutters only.The complaints that this homeowner sent to us several times were consistently related to issues that had nothing to do with service or products we providedHe complained of holes for squirrels in his homeHe had some type of gap in his framing and woodwork, which had nothing to do with our workmanship on gutter installation. He complained about not having gutter apron installed, which is a part of the roofing system, of which we were not hired to do (not included on our gutter contract )His family member who did the roof should have been the one to install this with the roof systemHe complained about a leak, and asked us to CAULK around his window which we did during the siding installationCaulking can help a leak at times, but isn't a sure guarantee ever to stop a leak He continued to complain of the leak and after different water tests, it was determined that the leak was coming from his window which we did not installWe gave him a price to replace the window, and he declined our estimate and said he would find another contractor.When this homeowner states that he had to hire different contractors to fix our problem, he in reality hired different contractors to fix his own maintenance issues on the home that had absolute nothing to do with our products, installation or service (window not installed by us, gutter apron not part of our contract, squirrel removal not due to gutters but rather due to a hole in his framing) I would like to submit his contract to you separately so that this can be disqualified as a Revdex.com complaintA compalint should only be allowed when there is a contractual issue

*** ***i would like for the estimate I sent in from *** restoration to be consideredI used them as a second opinion on what work would need to be completed inside the kitchen ceiling to repair it from water damagePlease keep in mind the damage has accumulated from the flashing around the skylight AND a leak in the ridge capWith the combination of both over the course of a long period of time, a lot of water has come through and slowly satRusty water has been leaking through onto the floorIf rust has accumulated so has wet felt and wet drywallOver time has caused the drywall to droop and stain as well as paint is peeling offOnce the interior work is completed, I will resolve the case

We have documented previous service calls a few years ago to address the leak and we did some work on the flashing We were not aware that the problem had not been resolved It is possible that the homeowner communicated directly with the repair technician, however that was not
communicated back to our service department for scheduling We are sending a team out today to determine where the water is intruding, and will resolve this immediately It is always our recommendation to ALL HOMEOWNERS when a problem like this occurs that they always communicate directly with the home office

Dear Revdex.com, No one has ever smoked in this house! The skylight was BROKEN by patriot and REPLACED by Patriot and when they broke the glass we then put up a tarp to prevent glass from falling through, which later did, with my yr old underWe now have black plastic that is holding pieces of glass, when we tug glass falls through!! If I hadn't put up that tarp my son could have been covered in glass and then I would be talking to a lawyer!! Ok the drywall as you can see in the pictures attached is about to fall through the ceiling from moisture from water leakingI had a second opinion come out and tell me there was $2,worth of drywall water damageI am still in shock over Patriots responseHonestly, the drywall around the skylight is almost ready to fall through, and it's absolutely from waterNo where else is it sagging just where Patriot flashed it wrong & also the water that had been coming in through the ridge capPatriot told me it was stained from water running over nails & turning orange then the paint flaking offNever had they even mentioned "nicotine" to meHoly moly this is just crazyI've never delt with a company like this! They were paid nearly $14,by insurance to complete a new roof & they have been sending people out here time after time to "take picture" how many times do they need to take picturesEach guy says it needs done then hands us off to the next personI expect Patriot to tear down the damaged drywall and put new up. We sent a team out to the residence on 7/26/ We performed an extensive water test for several minutes on the skylights and we could not make them leak We decided to go ahead and provide some additional protection to the ridge caps of the shingles above the skylight just in case When the technicians went inside the home to assess the proclaimed water damage area, they realized that the the spots the homeowner thought were water damage were actually just nicotine and grease spots on the ceiling The technician used a damp cloth and rubbed the areas in question and a greasy nicotine film was wiped clean Water stains do not wipe off and they are embedded in the sheetrock She also indicated a bowing in her sheetrock, but there isn't any water damage to have caused this The technician bumped the area firmly to demonstrate that the sheetrock was solid and not soft from water damage All sheetrock in homes will show some type of bowing or dipping, especially in ceilings, as it just conforms to the framing substructure It was noted that since this is an older home, waviness was seen in other areas of the ceilings as well There were two tarps tacked onto the skylights from inside the home These tarps were also there and noted on the file from the original build date and were being used to keep the light from filtering through and had nothing to do with a leak Although the nicotine and grease stains are of course no responsibility of Patriot's, we are willing to come out and clean these stains for the homeowner to ease her mind regarding water damage

I do accept partial acceptance of Patriot Roofing, however they didn't mention painting the entire ceiling to cover water stains & replacing a light fixture which has a water ring and was burnt out from water, which was agreed upon with [redacted].In response to canceling, I am grateful they are sending in a hard working pleasant worker, although they only send one guy at a time and it does create a strain of eating and working around a 3yr old since there are no other accommodations for us or any place to go, the worker and I have both had to reschedule a couple times & I do have all the documents to validate that.  But we are happily moving forward & should proceed smoothly from here. 1. I fully disclosed that the reason Patriot got the 4 contracts was to repair a leak at the octagon windows.  The siding contract (attachment) mentions the window leaks in writing.  Patriot was to fix this problem (as a part of the contract price), not simply nail up new siding & new gutters.  Their rep. [redacted] and CEO [redacted] know this.2. The lack of gutter apron was only identified as a "huge" problem after the contract was paid.   Their Rep. [redacted] told me that I should not have paid until the work was satisfactory.  Patriot stated that they must be paid or they would not complete a 4th contract for painting.  We paid in full and then Patriot paid a part refund to decline to do the 4th contract (interior painting) resultant of the window leak.  I had no way to know that Patriot would leave out (gutter apron) such a crucial item in a construction contract that they presumably deal with weekly.  Patriot did later quote new gutter apron and then rescinded this offer.3. The squirrels gained entry from an area where new gutters were installed without flashing back to the 4 year new professionally installed roof and should have been sealed with gutter flashing as they don't call it "roof flashing".   The roof decking and shingles did not move from their place; it was the gutter that moved away from the roof decking and shingles.  My professional roofer gives this assessment.   For 4 years after the roof install -My family did not have squirrels.  My professional Squirrel catcher says any squirrel will chew an open edge of gutter when the critter can get it at a seam and into the attic.   Patriot (I believe) contracts out this gutter work and did not oversee the installation.   The third party contractor failed to do a workmanlike install.  Patriot failed to oversee proper install including gutter flashing.  
My family paid, $7,011.20 to Patriot.  This charge included a warranty and Patriot did not honor included warranty in a timely manner, forcing my hand to re-do or fix problems that Patriot created from their "push, push" attitude.  I only say with my experience with Patriot that"push push" means get the next payment and to Hell with the satisfaction for a repeat and life long customer.  To Patriot's part, with a lot of "pushing" from my end they did spend a lot of time calling, emailing and leaving messages & their rep. [redacted] did bring j-channel and siding to let my new contractor repair the window leaks properly with a thorough inspection of Patriot "duct tape repair"1st.

1/31=customer called to say business will return at the end of this week to paint the ceiling.

Business has worked at the residence Monday and Tuesday. They have finished all the construction portions of the work. The drywall is up and needs finishing. The ceiling needs texturing. When these are done, business will be done with this project. The customer's daughter is the tenant. Tenant is to schedule the work with the interior crew on agreeable dates. Business has had previous problems with tenant cancelling scheduled work. Business will give tenant two cancelations, after which they will no longer respond.
