This house, my current residence, was flipped by 1ST PLACE PROPERTIES, INC. Even though I was in the house three times prior to purchasing it February 14th this year, we are still finding problems that were not caught by the building inspector. These problems show that apparently a very inexperienced crew worked on flipping this house. The additional problems not noted by the building inspector include:1. A kitchen counter that was cut 5 inches too short putting the edge of the drawer by the stove way past the stove's door handle on the left side of the stove. 2. The sub-floor was not properly leveled before installing laminate flooring, and the give in the laminate flooring has cracked one board horizontally in the laminate flooring in the middle of the kitchen, causing the sharp edge and corner to stick up slightly.3. New commodes were installed over highly corroded toilet flanges in both bathrooms, which was discovered when I replaced the commodes with comfort height ones. The plummer had to replace the flanges to prevent sewage leakage into the sub-floor.4. Whoever relined the pipe to the bathtub drain pipe behind the drain plug lever had dropped the drain plug and attachment bar down in the pipe and just put the lever cover back on without retrieving it.5. The 220 outlet in the Washer/Dryer closet, turned out to be Stove Outlet, and not a Dryer Outlet.6. One of the screens in the living room windows was missing when I took possession. I did not discover it until a warm day came along.7. The electricity to the garage, is apparently overloaded, as I cannot flip the switch on my table saw or miter saw without popping the circuit breaker. While it was labeled garage only, I have found at least one of the bedrooms is also on that circuit breaker. And I will have to have it fixed before I can put up a garage door opener.As I stated, I cannot imagine these kind of mistakes being made by an experienced crew, therefore I have to assume the crew was very inexperienced.Desired SettlementI am only requesting that the Revdex.com make it known that poor quality of work has been reported, for those searching to see if 1ST PLACE PROPERTIES, INC. is a reliable contractor.Business Response Sorry for the late response. I am in a remote area and have had no internet service.First of all, I have made no warranties, written or implied to the buyer of this property. All the sales paperwork also supports this.I took care of a majority of the Buyer's punch list from his hired inspector. Much of this list was cosmetic in nature and not required to be repaired. Nontheless, I took care of these items.1) The kitchen counter was not cut 5" too short.The cabinet layout is too close to the corner to clear the stove handle. This makes the 12" cabinet inoperable. These are brand new cabinets and there is 75% MORE vcabinets in the kitchen than before the remodel started. The loss of one 12" cabinet still leaves much more cabinet space than before.2. If a piece of laminate flooring has failed, I left two unopened boxes in the M/Bed for future repairs.3. I have no knowledge of this.4. This was not remodeled. This must have been in existance when I acuired the property.5. This sounds like a labelling issue in the electric panel. The stove is gas with a 110 volt outlet. There never has been a 220 volt circuit for a sove.6.All of the screens were in place when I left the property.7. I did not electrically wire this house. These conditions were present when I acquired the property.In conclusion,[redacted] had the opportunity to inspect the home as he did. He also recieved a 7.5% discount on the purchase price. This home was sols as-is, where-is.
