Hello, to whom it may concern, the tenants on this lease were some of the very worst I have had thru our companyThe statements made by *** are falseFirst I am the owner of the company and we always provide the clients with a copy of the lease at the time of signingAlso, we have a online portal
that always shows the payment history for the tenantsIt also allows for them to pay online and they are always welcome to a copy of the leaseIn addition we always have the smoke detectors installed properly, it is up to the tenants not to remove them or take out the batteries of which I implore them at lease signing not to doThe night he is complaining about my maintenance team is also falseAt 10:pm they called in a gas leakMy men were there on a Friday night within a half hourMy men were confronted and abused verbally for coming into the apartmentThe man who called in the complaint did not tell the roommatesThey were drinking heavily from the report of my maintenance men and also confirmed by me after one called and verbally attacked meI spent much time trying to explain to him that he was there for a gas leakAs it turned out, the leak was caused by his friends who were drinking left the gas stove onHowever, although my men did a great job of responding and handling themselves from there on I didn't send them there from that point on, I sent other men just so not to upset themThe list of items on the report I have sent you with some pics only begins to tell the story of how they left the apartmentIn all my years of real estate, it ranks among the very worst I have ever seen returned to usI am happy to include a total of pictures and the copies of the bills and checks written to clean up the destruction they left the property inAlso, I have the witnesses from the maintenance men, cleaners, and painters of which to verbally describe how bad it really wasIf there is anything you need further from me to discredit this claim I am happy to do so but I hope this is enoughFeel free to reach out to me. Jeff has not responded to about 50% of concerns, one including and being my overly violent neighbors. I called Brian and I was told that maintenance would come into my house the next day, when someone comes into my house at 10:30 at night unexpected and not even announcing that they are maintenance and then proceed to call my girlfriend a [redacted] you would see why I would be concerned. Along with that, I never have friends at my house because there was no central air, so I don't really know how one of my "drinking friends" left a stove on. Half of my stove did not even work through my entire stay there. My toilet stopped working about three months before the lease was over and he did send someone two days later but they never actually fixed the toilet. There was no lease or payment history on the website and I've been asking for months, In my attempt to send you a picture, he removed me from the online portal to cover himself. We didn't have fire alarms at all through the entire stay of me living at [redacted] st apt 25. He never inspected the unit before mine and [redacted]'s move in. And he wasn't even present at the lease signing nor did anyone inform us or give us a sheet to attempt to write down the damages of me moving in.  Ohio Revised Code Section 5321.04(A)(8) requires that a landlord must give a tenant responsible notice before entering the tenant's apartment unless there is an emergency (in my phone call with Brian I specifically asked for next day as early so that someone doesn't come into my house at 11 at night.) and this was not an emergency.  As shown above he openly admits he does not give notice which is a breach of contract on his part.Jeff is refusing us access to the lease and payment history. When 1st place switched web portals te old history is no longer accessible and he specifically told me on the phone he would reach out to the software company to get those for me which he never did. [redacted] was a previous resident and found a copy of his old lease that does not state or mention anything about a previous inspection, this is on the fault of landlord since he was not preset during my lease signing to inform us that we needed to report anything. No one ever asked or checked in. Jeff is taking advantage of college kids. On top of the dirtiness (which I understand we did not clean) the amount of damages is not 2000 dollars(our security deposit plus the amount he is requesting). In regards of the security deposit he is happy to keep, but we will not be paying another dollar. Above are just the screenshots I have of him not responding to concerns and also him admitting his breach of contract about not "announcing arrival" when his repair guys came into my home at 10:30-11 at night. I have many more documents and screenshots of Jeff putting on a poor display as a landlord. Along with copies of [redacted]'s signing for a lease that has zero mention on the actual building inspections. I will also happily get in contact with previous tenants to testify if need be.
