This letter is in response to complaint # ***Unfortunately, we have tried repeatedly to accommodate these tenants requests in a timely manner. Until recently their requirements where contractors may come between 8am-10am and between 3-5pm onlyUnfortunately,
when dealing with a 3rd party general contractor, they are not always able to predict when one job will end, travel time and any other factor that might impact their day within a hour window. We have done our best to accommodate their specific requests until it has become impossible to do soWe now solely communicate in writing in hopes this will limit any further miscommunicationIn addition several of the attempts at completing repairs were delayed due to the tenants canceling the appointments then becoming frustrated the contractor was then unable to accommodate their scheduling requirementsThe tenants viewed the home before leasing itAny property is subject to repairs, especially a home built in the 1950'sThe tenants have requested on numerous occasions to be released from the contractThe service issues that have been experienced do not constitute terminating the contract earlyAt this time their faucet has been repaired and their new dishwasher has been delivered with an install scheduled for 4pm on 02/12/Lastly their refrigerator was replaced already, however they have now stated the newer fridge is freezing their food*** *** has been back out twice and did replace the tempcontrol along with installing an exterior tempgage so the tenants could view the actual tempAt this time *** owner of *** *** states there are no issues with the refrigerator and refuses to send anyone back out the property a third time 1st Realty Resources does try to accommodate specific tenant requests within reasonUnfortunately, to streamline completion of service issues we are no longer able to schedule around their specific timesThe tenants have been notified in writing that moving forward if they are unable to be home, 1st Realty Resources will send a representative over to allow the technician into the property to make requested repairsHopefully, this will benefit all involved

Unfortunately, the terms of the lease contract do not allow early termination for the sated issues. The contract is legal and binding for all parties involved. We will continue to strive for resolution within the given lease terms.

In response to 1st Realty Resources' letter: Unfortunately we, the tenants, do work nights. That makes it difficult to be available from 10:00 am - 5:00 pm to communicate with realty office personnel during their limited business hours or be available for multiple contractors to be at our house making repairs during the day, as that is when we sleep. We did ask that appointments with contractors be made either early in the morning or later in the afternoon. It is feasible for repairs to be done from 8-10 am or 3-5 pm. We have been inconvenienced countless times in attempts to have repairs made. I cannot think of a single time we, as tenants, cancelled any appointments with contractors. We have had multiple no call/no shows from scheduled contractors and frequently have to call and remind the realty office of pending maintenance requests. We have been told by 1st Realty Resources office staff several times that they haven't checked the website they require us to use to submit maintenance requests, or that they have forgotten about them, etc. The service issues we have experienced and continue to experience absolutely constitute the early termination of the contract. The volume and extent of those issues, the miscommunication, disorganization, and constant lack of follow through on the property management's behalf is completely unacceptable. We did view the home prior to leasing it. Upon walking through the home, we assumed that the appliances present were operational and that the house was properly insulated. We also assumed that the property management company completed necessary repairs in a timely manner, as stated in the lease. I agree that any property is subject to repairs. However, again, the volume and extent of repairs necessary at this property and the negligence on the part of the property management company is completely unreasonable and intolerable.Our dishwasher was delivered 2/12/16 as stated in 1st Realty Resources' letter. However, there was a part missing so the plumber was unable to complete the installation. The missing part wasn't installed until 2/17/16. Another replacement fridge was also delivered 2/17/16 since the previous one was freezing our food- to the extent that meat in the fridge was freezer burned. It was communicated to me at that time by a 1st Realty Resources representative that a contractor would come by the next day (2/18/16) at 9:30 am to pick up the old fridge and haul it off. That fridge is still currently sitting in our garage. 1st Realty Resources has placed the blame on their 3rd party contractors. If your company's contractors are this unreliable, might I suggest taking your business elsewhere. That's certainly what we will be doing.
