From: Chris F[redacted]<[redacted]@21css.com>Date: Thu, Aug 4, 2016 at 4:45 PMSubject: Complaint response to ID [redacted]To: [redacted]@myRevdex.com.orgCc: Chris F[redacted] <[redacted]@21css.com>, PH <[email protected]>Ms. Butts, thanks for taking my call.  I am the regional manager and am responsible for the location in question for complaint [redacted], for 21st Century Storage, [redacted] **, Phila, PA [redacted]. I have not seen the actual complaint but am familiar with this case based on the complainant name attached to this case.  I became personally involved in the dispute after it escalated beyond the property staff scope of responsibility.   To summarize the events: Tenant unit had flaking of dry paint from ceiling fall onto items that they were storing (and are still storing) in our self-storage facility.  In addition to flaking paint, there is trace evidence of moisture, as the self storage is located in a non-climate-controlled environment (ie. a garage).  The tenant (complainant) has filed a damage claim for loss of belongings, including at least a half-dozen electronic items, which tenant contends are ruined.  I personally inspected these items in addition to the contents of the unit and I personally plugged in at least a half-dozen of the electronic items, and they all worked (2 tv’s, microwave oven, water cooler, refrigerator, etc.).  I then informed the tenant that the insurance claim was invalid because he had listed all of these items as loss – and had never bothered to check them himself to see if they actually worked.  He made an assumption that they didn’t work and added them to his itemized list of damaged goods.   I then also told him that the other items he’s claiming are not covered items under the protection plan that he enrolled in.  The plan covers water damage, but this tenant did not have anything damaged by water.  His interpretation of damage (the flaking paint from the ceiling) is strictly cosmetic damage and can be removed the same way you’d remove dust that settled onto the belongings.  There is no “damage” whatsoever to the tenant’s belongings. Additionally, the tenant stopped making payments on the rent, and fell several months behind (and to this day is still in arrears after having made only a small partial payment to avoid having his belongings sold at auction).  I informed the tenant that the insurance claim would proceed only if he could show losses to goods covered by the terms of the protection plan, and only if he could provide receipts showing value of said items.  To date, tenant has done neither.  21st Century Storage made a good faith effort to collect outstanding rent, and even went above-and-beyond by holding the unit out of auction as a courtesy to the customer while the claim was in dispute.  Tenant was thankful for this goodwill gesture at the time but appears to have changed his tune.  It is 21st Century Storage’s intention to continue lien enforcement on this unit up to and including sale at public auction if tenant refuses to make rent payments, which he is contractually obligated to do.  It is my personal opinion that tenant filed a bogus damage claim, believing that no one would actually inspect the items to see if there was actual damage.  We have almost 1,000 happy tenants here at the facility, and we always do what’s in the best interest of our tenant population.  We regret that this particular tenant did not get satisfaction for his, in our opinion, outrageous demands.  We believe this is a frivolous complaint because the tenant did not get what he wanted, and perhaps is no longer interested in the items in the unit and would probably rather have a claim check. If you have any questions please let me know.  I respectfully ask for you to remove any and all poor ratings on Revdex.com  that may be associated with this complaint. Regards, Chris F[redacted]Regional Manager21st Century Storage###-###-#### cell[redacted]@21css.com
