completed an on-line application, left a deposit ($500) and paid the application fees($60/each) on February 3, Both applicants signed off on the application on-line with electronicsignaturesOur company does have a minimum requirement regarding credit score (550) and income(rent should not exceed 35% of gross income) which is stated on the on-line applicationThe LeasingProfessional was provided with proof of income for both applicants on February 5, The LeasingProfessional submitted the applications for approval on February 6, On that same day the LeasingProfessional received an approval with conditionsThe co-applicant did not meet minimum the creditscore requirement therefore the co-applicant would have to pay an additional security deposit equal toone month's rentThe Leasing Professional reached out to the two applicants on February 6, 2018informing them of the approval with conditionsThe co-applicant responded back through e-mail onFebruary 6, that she would have to speak with her roommate and would respond to the LeasingProfessional after they had spokenThe Leasing Professional received an e-mail on February 7, 2018from the co-applicant asking if just her roommate could be listed on the leaseThe Leasing Professionalresponded that anyone over the age of that would be residing in the apartment would have to belisted on the leaseThe co-applicant then responded that her roommate would be in touchTheLeasing Professional did not hear back until February 13, when she followed up through e-mail.The applicant stated that he would come view the apartment that Saturday to see if the apartment wasworth putting down the additional security depositThe applicant never stopped by to view theapartmentOn February 19, the applicant canceled the application and inquired about a refund ofthe depositWhen an applicant leaves a deposit, a unit is taken off the marketFor this reason, theapplication/policy states that we cannot refund a deposit if the applicant cancels after hours ofreceiving the approvalHowever, that deposit is good for up to one year toward another apartment.Please feel free to contact me if you have any questions or concerns.Best Regards,Amanda S.
