31 Operating

I started my relationship with with 31 Operating LLC of Rockwall, Tx and Kris ***
in June of 2017. They had acquired the Louisiana Oil leases I owned from Samson Oil & Gas.
At first I was understanding and communications were always cordial. From the first of 2018
I have only been voluntarily paid royalties by 31 Operating ONCE in January 2019 and I have
had approximately 10 royalty checks since 31 Operating took over. Seven took human intervention
and 2 have not been paid.
Back in June 2019 I was actually able to communicate with 31 Operatings, Brittany, but
since that time 31 Operating has isolated themselves from communication with royalty owners.
To call the company number 972-810-1031, I get an answering service and he has never been
available. I have the business phone number for Kris Freeman and in 2 and a half years he has
not answered his phone. There is an address for 31 Operating of 3021 Ridge Rd, Rockwall, Tx, XXXXX
and one website indicates there are 63 companies at this address. When my cousin visited this
address it was a P.O Box. In summary it is at 31 Operatings discretion who they speak
with. Except for the June 2017 communication with Brittany, I have not spoken with anyone at
31 Operating in 2 and one half years.
Now we get to the financial responsibility of 31 Operating. For 2 and a half years,
except for once, I have not received a royalty payment without having to contact 31 Operating that
it is overdue and eventually they would make payments. With all communications only through text or
email. The last 2 royalty payments in August and November of 2019 have yet to be deposited into my
account as of February 5, 2020. That is 5 months and 10 days that 31 Operating has been holding onto
payments with no communication as to why. On December 5, 2019 I did call Kris *** and left a
message expressing my dissatisfaction with 31 Operatings ability to pay out royalties in a timely
manner. Since December 5th, I have called Kris *** 1 time and text 2 times about royalty
payments with no response. I feel he has cut off all communications.
I could not imagine I was the only person experiencing these issues and in speaking with 4 of my
cousins that receive royalties also, without getting into their details they also felt royalties
were not being paid out in a timely manner.
