The client contacted me through the *** program asking me to write a contract for a home he wanted to buy and list his current home for saleHe was in a rush, so I cleared my schedule for the next day, met him at the home he
wanted to buy and then went directly to his home to talk about getting his home on the marketI submitted his offer to purchase the new home that evening and had his home in the MLS by 10:00PM that eveningThe incorrect address was a clerical mistake that was corrected immediately, it was related to a price reduction that the client asked to have done the morning after it was originally listedThe selling and buying software linked the properties, causing this error that was again, immediately correctedIn regards to a specific timeframe given when to sell a home, I have been instructed and we instruct all our brokers to never quote a timeframeThe client had asked me to use his pictures because he had taken them "when the exterior of the home looked good"I listed the home on Wednesday evening, September 9th and the sign was put in the yard Friday, September 11th at 9:00AMI did tell the client I would get him temporary brochures but the professional designed ones take between to daysI responded by telephone immediately to an email from client asking to be released from his contracts after only days, he said he wanted to hire a new agent because he had no showings on his homeHe did not answer the phone when I called so I left a message and asked him to return my call to discuss his emailNo return phone call but a second email asking me to only respond to him by email which I didHe further went on to contact the owner of my company and expressed to him that he decided not to sell his homeIn his emails to me he stated that he wanted to list his home with a different agentThe client has signed a legal and binding contract to purchase a new home and to sell his home with our companyI did tell him if the contract to buy the new home did not go through and he decided not to sell I would let him out of the contractThis is clearly not the caseHe has expressed to me and one of the owners of the company that he wants to use another Realtor and now go with another companyHe told me when his original offer to purchase a home was not accepted that he wanted to continue with the sale of his home and in fact called me the next morning and wanted me to lower the listing price of his current residenceI have spent significant time and resources in working for this client as I abide by contractual laws so should he
