Revdex.com: I have reviewed the response offer made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below Item #is the only item that is not a warranty-related issueWe never received a copy of the walk-through list, but in the week after closing this item was noted and promise was made to clean the windowIt has been partially cleaned, but was potentially cracked in the processI am waiting for Fralin to come finish cleaning and evaluate whether the window was cracked Item #has been resolved The remaining items are all directly pertaining to the warranty given by Fralin, which is generally a 1-year coverage for most thingsWe made the claims at various points from October through March Even if all claims were initially made in March 2014, this is within the 1-year window of coverage offered by the Fralin warrantySaying that anything has been resolved in a timely manner has been a joke, howeverAt no point in resolving any walk-through or warranty items has Fralin addressed anything in a timely manner I just sent a status update of all items to Fralin's representatives todayI will copy that text below: (1) ceiling in living room will be repainted where area was patched multiple times due to water leak, Not done (2) Master bath window that has had adhesive residue on the outside since purchase of the home will be cleaned, Was partially cleanedStill some spots of residue leftAlso, the window may have been chipped/crackedI have tried to get a response from LJ about sending people back to clean and to take a closer look at the window from outside, as I cannot tell definitively from inside whether the outer pane is cracked or not (3) wall in dining room is bowed 1/4" which requires repair under warranty, They "fixed" from the chair rail up by slathering mud on itHowever, they have not done anything to address the chair-rail down, which is clearly bowedIt is obvious because the chair rail is straight, but the wainscoting immediately below follows the contour of the wall, which is clearly bowed in (4) wall in kitchen is 1/2" bowed which requires repair under warranty, They did a marginally acceptable job of closing the gap between the bowed wall and the back splashFixing it properly requires taking down the top cabinets and fixing the whole wall, because the face of the cabinets are still angled in due to the fact that they are mounted on a bowed wallIt is clear that they wanted to do as little as possible (5) wall in foyer is out of plumb by 3/4" which requires repair under warranty, The wall curves outwardThey said the only way to fix it was to take the drywall down and it, but they said their boss (Rick) didn't want them to do thatI told them that's what Joe Frye said had to be done and so that's what they need to do to fix itInstead, they slathered mud on the wall to make a straight line, filling in the curveWell the problem is now instead of the wall curving outward at the top, it now comes up somewhat straight from the floor about 3', at which point it makes a hard kink out and angles upwardIT LOOKS WORSE BECAUSE THEY DID NOT FIX IT AS INSTRUCTED (6) light fixture in basement bathroom is not properly mounted and is in danger of falling out of the wall, and Complete (7) door to the upstairs bathroom does not close after they have made previous attempts to correct it I have not received any word of someone coming to address this

I have reviewed the response offer made by the business in reference to complaint ID [redacted] and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below Mr [redacted] told my husband and I that he would be sending another plumber to our house to fix the sewage sulfar smell in two of our bathroomsThey had scheduled for the plumber to come by today Monday, December 22, My husband took off work to be there when the plumber got to our houseAfter I got home from work and spoke with my husband I learned that the plumber that was sent to our house today to get an idea of what the problem wasThe plumber was not sent to our house to fix the problem like we were told in the first placeI don't know why Integrated Construction, Incwould send a plumber to our house to review the situation and not fix the problemI called Mr [redacted] and left him a message on his voicemail explaining that we were unhappy with this resolution because in fact it was no resolution at all but a waste of our afternoon from taking off from workIt has been almost a month since I first contacted Mr [redacted] about this problem and it's very frustrating that the situation is still not resolvedI don't understand how difficult it is to have a plumber fix a plumbing problem! To: infoSubject: Case ID *** Good Afternoon, When we towed the Pontiac Grand Am into our shop for *** *** on Aug 24, The vehicle would do nothing would not startWe assumed it was fuel pressureThinking maybe it needed a fuel pumpThe car would not run on our fuel pressure machine eitherThis is a sign of something electricalThe Car had spark, injector pulse and fuel pressureWith having all three of these things and car still will not startThis means it is something electricalI called *** soon as I knew it was electricalI told him electrical is like a needle in the haystack It could be anywhere from $240-$we would just have to dig into it and get it running There was no way to know if the car needed anymore work until it was running againOnce we spent time tracing electrical and got the car running with the computerWe immediately seen the car had more issues We called *** and had him come by and explained to him car needs more work that even with the computer the car had a coolant leak and sensor problem*** okayed the work but never told us he was going to have to make payments until we called and told him the car was doneWe also told him while the car was here we could do more work and check out the sensor problemBut, we couldn't do anymore work until he paid the first bill off We completed work on Aug 26th, and he did not finish paying the bill or pick the car up until November 16, I told him the car has a coolant leak do not over heat car it could ruin motorI told him it still has a sensor problemWhen it is cold you have to feather the gas until it is good and warm I did not hear from *** again until Thursday Dec 8th, So the car ran fine from November 16, to Dec 8th, *** had his sister called me telling us she never trusted us from day oneShe told me she told *** he should have never brought the car hereI told her since she didn't trust usShe should find someone else to work on his car he and she trusted. I gave a price to *** he okayed it. I fixed what I said I was going to fixI did not replace the alternator so there for I can not fix the alternator . Break down on bill gallons of antifreeze $24.99, computer $198.20, flash and programming of computer $and labor on tracing out electrical and intall $tax $brings a grand total of $545.00. Computer has a year warranty and labor has daysI did not replace anything else on car to warranty altenator or coolant leak. If you need anything else or have any questions please let me know. I am cutting ties with Fralin and "closing" the issue in a sense, but I wanted to file a final update that items #and 3-were completed, but the other two weren't
#2: window was cleaned, but may have had the outer pane cracked in the processCannot tell from inside the houseThe builder's superintendent, **, told me that he would personally get on a ladder and check out the window, but he has not
#7: They have made no effort to address the doorThis was identified on our original pre-purchase walk-throughThey attempted to fix it twice last fall, but have messed something else up each time they work on it
So basically I just wanted to say that this is the status and I am so sick of dealing with Fralin that I would rather pay someone else to fix these issues rather than hold Fralin accountable to what they have obligated themselves to do

In March 2014, the customer reported a list of new observationsMany of those items have been repaired by our company, and several of them went beyond the scope of the Virginia statuteSome items require correction by our own warranty guidelines and they are in progressOne item not listed in the March notice, but mentioned in this complaint, is the basement light fixtureAn electrician was scheduled this week to assess and improve as required.
We do appreciate that everyone wants as much as they can get, and we try to deliver suchWe offer management services but normally our homeowners take that upon themselves
In summary, please let us know if there is anything covered by the Virginia statute in need of repairWe are more than willing to bend over backwards to immediately correct those issues should they be warranted by the statuteIn the meantime, we will continue to offer warranty guidelines that exceed the statutory provisions to make our customers happy
