I found my current apartment with Points PropertiesThey helped my with organizing my paperwork and getting me approved in daysI will definitely use them the next time around

One agent chased us to submit all paperwork in and led us to believe that we would be getting the apartmentDays later, the agent informed us that another applicant outbidded us and the only way we could get the apartment was to pay moreWe never agreed to these terms and the company still charged us for the $credit check (never informing us that we qualified)

STAY AS FAR AWAY AS POSSIBLE. I had the need to file a government background check and whoever is reaching out to speak with you HAVE CRIMINAL RECORDS.
They will do everything they can to collect what they call credit check fees which is $100 a person. After paying these fees they will ask you for every possible document that involves your credit history, employment history, and bank history.
They then express that you are able to move forward with an apartment will having already given it to someone else and will try EVERYTHING possible to sell you one of their other more expensive units that they cannot get rid of.
Then after you find out that something is wrong they will avoid your call like it is the plague. They will keep your number on file so that anyone in the company.
The phone number is ###-###-#### = this is a number of [redacted] who will represent himself as "Ron." He is one of the agents that 4POINTS PROPERTIES "gives" business too... He does not actually work directly with 4POINTS PROPERTIES
[redacted] - is the number given when asking to speak with the two "heads of business below" - only leads to a receptionist that I go further into detail with.

These two business "heads" are never available, the receptionist will come up with every excuse in the book to push your call off. She will ask questions like are you a tenant or a vendor and then move and speak very quickly to get you off the call!
And now I have no other way of getting in touch with this business or anyone to do with it... and of course they still have all of my past information in terms of credit history, bank history, employment history and social security information - I am deathly afraid of what these people will do WITH MY INFORMATION.

I'm so excited with my new apartment that I rented. They were very responsive and guided me through the entire process. I got approved and signed my lease the next day. VERY PROFESSIONAL

The agent showed us an apartment we liked, asked for a ton of documents which we provided, and then said everything looks fine and we should get the apartment. After that we didn't hear anything and a few days of chasing revealed that the owner had already rented out the apartment to another renter.

4 Points properties still charged us $200 for credit check after their mess up.

Looks like they do this just to make whatever money they can of unavailable apartments.

Very bad business practice.

Apartment hunting in New York City was not easy until I found an apartment through 4 Points Properties! I got my paperwork together and they helped me with step-by-step instructions on how to submit my application. Within days I had gotten an approval, signed a lease, and moved in to my new apartment. I would have never thought that such a stressful process would go so smoothly. I would definitely use them again.

Review: Defendant repeatedly misrepresented himself in the whole rental process, at first saying he is an owner and then changing that into being an agent. If you call the number advertised he says there is no fee and that they are managers of the building. Upon agreeing to take the lease and one day before the signing, defendant (broker) [redacted] stated that someone else was willing to pay a fee for the lease and that if plaintiff did not bring certified checks for the fee to the closing then he would give the apartment to someone else. This is a “bait and switch” tactic on defendant’s part. Plaintiff would have no issue if defendant had been upfront and stated that it was a fee apartment. Defendant also demanded that plaintiff signing a paper during the closing that defendant had agreed to the fee. When defendant said then give me a receipt to show me why you are charging me, plaintiff refused. Upon further investigation, turns out defendant is not even a licensed broker but merely a “sales associate” at the firm of “4 Points Properties.” Plaintiff demands return of all funds paid to firm of “sales associate” and immediate cease and desist of defendant advertising on websites ( [redacted]) in a predatory manner insisting these are no fee apartments and that no fee will be charged.Desired Settlement: $1765

Thank you for taking the time to send me this complaint, I take them quite seriously. [redacted] contacted me on a listing that rented quite promptly, however, I felt that providing her with an alternative living solution is just good service. In advance of her signing or financially committing to anything, 1. did have her sign a fee agreement, if she was unable or unwilling to pay said fees she could have simply not rented an apartment through our firm.

It is regrettable that [redacted] decided to file this complaint, but as I said earlier, we did disclose our fees in advance of her signing her lease agreement and if she was unwilling or unable to meet our fee requirements she could have easily contacted a different real estate company. Furthermore, she currently resides in the apartment that presented her with so this seemed to work out in her favor.

As part of my added value to [redacted], I was her advocate in pushing her application through the building approval process despite collections and other discrepancies on her guarantor's credit report. As far as me representing myself as the owner, that was not the case, I specifically did state that “I work with the owner."

I hope this letter has given you some clarity and I do hope to conclude this matter to you satisfaction promptly.
