normally either $690.00 or $650.00 per month depending on the room size. Room 3 which [redacted] stayed is a $690.00 per month room. We accepted her because of her desperate plea and for her six year old daughter through the winter months. I spoke with [redacted] in December and explained that she was being offered a big advantage over other tenets and assured her we would not change her rent until after the school year.Her specific complaint(s) are a litany of any mechanical or problems she may have heard of or witnessed during her stay and not a systemic issue at our motel. Here is a brief response to her list:1) Smell - all facilities have the occasional bad smell. I cannot speak specifically to the "death smell" she references but can assure you we have no permanent or prominent bad smell on our property. Maybe the bad smell was a result of how filthy she maintained her room? She was asked on multiple occasions to pick up her room and dispose of food containers and bags of refuse littering the entire room. regret not taking a photo to depict how she lived. However, sworn statements from the property manager attesting to the condition of her room are forthcoming.2) Mice infestation - during the Course of her stay it was reported she found a dead mouse in her room. I'm sorry to report that our property is adjacent to a cornfield and yes during the winter months the occasional mouse will find its way into the crawl space or one of the rooms. We have maintained our pest control through [redacted] for over 10 years. They are prepared to provide a signed affidavit that there is no infestation of any kind at the 40 Winks Inn.3) Septic - yes it is true we had a septic system issue during her stay during the month of March. We worked with local plumber and septic company to remedy the issue. Over $3000.00 later we have the problem fixed. Our plumber and local septic company will provide sworn statement upon request.4) Leaking roof and black mold - Here is an example of where I believe [redacted] is attempting to defame our business by throwing anything at the wall she can to make us look bad. There is NO leaking roof in her building. Yes, the second floor of our other building roof did have a leak but we temporarily repaired the problem. The roofer is scheduled to repair that building's roof this August.5) Bats in the Attic- any home owner will tell you that occasionally a bird may fly into the garage or get stuck in the attic crawl space. Again, this is another example of where [redacted] heard discussion of an issue. [redacted] regularly clears, treats and inspects our facilities against any infestation.6) Fire Protection - we maintain working fire alarms in all of our rooms. Room * has one and it was just tested.7) Sick - I'm no doctor and I cannot attest to what is making [redacted] sick but maybe it is her unhealthy life style and smoking habit. The few occasions we spoke she conveyed to me how she was on SSI because of all her medical conditions. I am certain that the brief time she stayed at our facility did not add to or enhance any illness.I want to convey that it is true The 40 Winks Inn is not the most modern facility but we keep our property neat and our rooms clean. I can prove this because we have three tenets that have been with us for many years now. Each of them is willing to provide sworn statements to the fact that we are kind, caring and try our best to maintain the facility the best we know how.I am convinced that this complaint from [redacted] is just another example of her history of attempting to game the system. Our experience with her began to unravel shortly after the New Year 2107 when she began to slow pay her rent. She was then approached about how filthy her room was and asked to keep it clean. I think the last straw for her was when she was past due for the month of [redacted] and the May rent was due in 10 days. She decided it was easier to leave and not pay for services provided.We are asking for remittance of her past due rent of $243.00 plus the differential for the cost of the room which is 190.00 x 6 = $1140.00. Also to recoup the cost for cleaning her room and damage repairs $525.00. She owes us a total of $1908.00. It is impossible to Calculate the loss we have experienced as a result of her Social Media negative comments.In closing, I wish to add that we have many guest at our business. Most of them good, hard Working people. Our biggest issue at the 40 Winks is not the age of our facility but that our good hearted nature takes in the likes of those like [redacted].Sincerely,William G. Proprietor
