To Whom It May Concern, I would like to address the complaint that was made to your establishment regarding ID # [redacted] The tenant moved out at the end of June and we mailed out his move out reconciliation report within days of the lease termination date, however the past tenant is claiming he never received it In August, after being notified he didn’t receive it, we mailed out another copy to the address he provided us Unfortunately, the tenant did not receive any of his security deposit back due to the move out costs exceeding the amount of the security deposit The tenant contacted our office and asked how he can dispute his charges Per our policy, we informed him that he needed him to submit the dispute in writing and that we would respondwithin days which he was very unhappy about The tenant proceeded to contact our office on multiple occasions within that day period Our policy is days to respond, so that we may thoroughly review all mosheets, pictures/videos, notes, testimonies, etc We fully intend to respond to the tenant once our investigation is completeThanks,443Stop.com, LLC

The after-hours emergency phone used by the maintenance crew of 443stop died on Friday, June 10, Since the phone died on a Friday, we did not know of the AC outage at *** *** until 8:AM on Monday morningAt that time, I contacted *** Heating & Cooling, who repaired the AC that
morningWe apologized to the tenant for the technical failures multiple times, and we replaced the phone on Monday, June 13,2016.The high temperature on June 10, was While these temperatures are quite high, the house is shaded by several trees, there are windows in every room and ceiling fans are in several rooms. "I have been a resident since August 2016 and have placed maintenance request for dead insects inside the freezer, brown water coming out faucets, no hot water, broken baseboards and other residents storage items in my unit. Because you failed to address my request I withheld payment of my May and...

June rent. I recently was informed I was not allowed to withhold rent over a dispute and made the May payment. However, I was charged late fees."   1. "placed maintenance request for dead insects inside the freezer"  The tenant submitted an on-line maintenance request on 4-18-17:  "There are a million dead Nats inside the arm of  freezer door shelve. I would like that to be taken care of ASAP. I would also like to bring to your attention again the water. It smells like sewage when I walk in my house it smells like sewage when I take a shower. I'm not sure this house/unit could possibly pass healthy and safety inspection. I will attach a picture of the nats and where they are located"  The tenant moved in 8-8-16; we presume the "Nats" in the freezer are the fault of the tenants. Our cleaners cleaned an area the size of a Q-tip.   The plumbers investigated the water situation and found: "The whole house smells like weed; no sewer odor when I walked in, or ran the water. The unit is pretty clean."   2. "brown water coming out faucets"  The tenant submitted an on-line maintenance request on 2-21-2017:   "There is dirty water coming from my kitchen sink. It smells like sewer. I have complained about flaks the water in the past. My bathroom also smells like sewer, and the unit below me said there is a leak coming from my bathroom into there unit. I have attatched a picture of the water. Something needs to be done tomorrow I cannot use any running water in my unit."   The plumbers took care of the issues they found by 2-28-17: "Replaced aerator in kitchen faucet; shower curtain was open on faucet side - installed second shower curtain/rings and left a note for the tenant to make sure shower curtains are pulled to the edge to avoid getting water on the floor; the galvanized water lines in this building are contributing to the discolored water and flakes that tenant is reporting."  The house was built in 1925.   3. "broken baseboards"  The tenant submitted an on-line maintenance request on 1-29-17:  "I would like to request some type of insulation to be put on all windows within my unit. The baseboard heaters work very miniumal and the heat basically goes right out the windows. My electric bill was $275 dollars this month. That it absolutely ridiculous and absolutely not worth it for this unit whatsoever. How cold it gets in this unit is almost unbearable at times when cold/low temperature outside."  Repairs were made by 2-24-17. We were alerted at this time that the tenant had an un-authorized dog. This apartment does not allow pets.   4. "other residents storage items in my unit"  We know nothing of this. The unit was empty when she moved in, and this is the first time she has mentioned this issue.   We have done everything we could to satisfy this tenant, and as we were unable to bring an apartment built in 1925 up to her 2017 expectations, we have released her from her lease, and from all further obligations to us.
