I brought up the sink issues showing that the pipes were not taken care of prior to our residence there- maintenance found old debris from previous tenants from snacks we don't even eatThese issues were old problems not dealt with until it happened to us These are water-related issues since we've resided there, as well as their placement of major electrical device (microwave) so close to the flooding sink that I could have been electrocuted (which their response never even addressed)These are the reasons we ask for (and expect) a partial refund around $for that week prior to May It is less than half of what we pay weekly, and we seem it is fair due to the inconveniences we were put through Regards, [redacted]
This is a response to complaint ID# [redacted] from4rentweekly phoenix central.Management received a call from the after hours answering service shortly after 1 :00 AM on May 10, 2015. The call reported that there was water coming through the ceiling in unit #[redacted]. Management called the on call...
maintenance and had them come to the property to check the problem. Maintenance cut a hole in the ceiling while there that night to see if there was a leak from the plumbing. He did not see any problem with the plumbing so he attempted to go into the unit above #[redacted]. The tenant that resided in the unit above refused to let maintenance into the unit. Maintenance then provided a bucket for the tenant in #[redacted] and checked again to see if there was any visible leak.Maintenance then left for the night and came back on Sunday May 10,2015 in the early afternoon. At that time he made sure any debris from the hole in the ceiling was cleaned up and placed a dehumidifier in the room. It is standard procedure to place a dehumidifier in a room that has a leak. While he was out he did gain access to the unit above #[redacted] and found no visible evidence of a leak. We assume that the resident above#[redacted] was taking a shower or bath and got water on the floor. Unfortunately we have no actual proof of this due to not seeing anything and the resident saying that was not the case. Maintenance informed #[redacted] that he would indeed need to leave the hole in the ceiling open so that it could dry and then be repaired. There was nothing to fall into the tub from the ceiling. The hole that was cut was a 18" x 18" square. The only thing that is in the ceiling is a small amount of insulation for the plumbing that was removed, and the plumbing itself. The ceiling was repaired and painted on Monday May 18, 2015. The tenant had some concern about mold so maintenance double checked in the ceiling to make sure there was no mold. He also informed them that we could place a ozone machine in the unit but they would have to leave for a couple hours so the machine could work and then the unit be aired out. They declined the ozone machine.This unit has had two plumbing issues with the kitchen sink within the last 45 days. The first time the kitchen was backed up was due to the tenant having a pop sickle stick, a wrapper, and potato peelings lodged in the sanitary T of the garbage disposal. The second time the kitchen sink was backed up was because of a problem with the mainline. There were four units all next to each other that had the same issue. Maintenance responded immediately and it took about two and a half hours to get the line cleared.Thank you,4rentweekly Phoenix Central
