Dear [redacted],
Thank you for the opportunity to address your Revdex.com Complaint #[redacted] from [redacted] addressing selling practices at 5 Star Homes. We here at 5 Star Homes are disappointed that Ms. [redacted] believes that a shed was included in her package for her home in...
Oakridge Manufactured Home Community. There seems to be a misunderstanding that we have made several attempts to clarify. We have combed through Ms. [redacted]s file in search of any document that included pricing out a shed to be built on her space. We have discovered nothing that shows that a shed was ever ordered and/or included in her financing of the home. We have the clients purchase contract as well as a breakdown requested by the client herself from our sales agent [redacted]. [redacted] responded in detail with the elements and there costs for the project in its entirety at Ms. [redacted]s request. This was communicated in an email dated June 22, 2015. Again, nowhere in there is a mention of a shed.
At the time of Ms. [redacted]’s home sale the Oakridge requirements for Oakridge Manufactured Home Community did not include any type of shed as a park requirement. However, the option for a shed has always been communicated along with other popular options for our clients to potentially include in their purchase for an additional cost. Many of them elect to include the shed in there financing. Ms. [redacted]’s finance package did not include this additional option of a shed. In a good faith attempt, we have communicated to Ms. [redacted] that we would be more than happy to arrange for our contractor to build her a shed at her home. There is a cost for the shed and that too has been communicated to the client.
5 Star Homes would be happy to privately (not to publicly share personal information of our client) reveal all pertinent documentation that we have on this sale including emails that breakdown all items included in her sale. We have sold over 120 homes in this park and the option of having a shed has been elected by the majority of the homeowners as an option at additional cost. Again, Ms. [redacted]’s order did not include a shed nor was a shed paid for.
Again, we are disappointed that Ms. [redacted] is not pleased as we strive to make the home buying experience the best possible.
Please let us know how we might be able to show the Revdex.com our documentation without divulging personal information of our client, if needed.
Thank you,
[redacted]

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.
hey are willing to build me a shed/storage for an additional cost to me, that is why I faxed you 39 emails sent & recieved regarding the shed/storage unit.[redacted] please take one more look at the emails I faxed you,if Revdex.com stands behind 5 Star decision, I will continue to pursue this until I get a resolution that is fair.Revdex.com has given this business a A rating, on line their 3 stars. The owner [redacted]; which I address a letter to ...never gave me the curiosity of calling me directly.I will need information on who regulates Revdex.com. [redacted] stated that no where does it state that I paid for a shed but neither is the back stairs, front stairs, carport mentioned anywhere....but 5 Stars installed back stairs, front stairs, carport. This was part of the "OUTSIDE PACKAGE", which I was told the shed was part of the outside package.Per our phone conversation, you had mentioned that 5 Star was willing to build me a shed at no cost and you would be sending me copy of 5 response butas you can see....they are willing to build me a shed at a cost to me. I have attached a trail of emails to 5 Star asking about shed/shortage unit. The first one is dated June 20, 2015 sent to [redacted]requesting a DETAIL order with a price for everything and I even wrote, I DON'T WANT ANY SURPRISES! I had faxed over 39 emails but only attached emails with SHED/STORAGE as subject.Regards,
[redacted]
We are in receipt of your email outside of the Revdex.com which mimics your latest response lodged here with the Revdex.com.
I have reviewed each page or the collection of emails and I do see the term shed in there. No one is disputing that fact that you might have had a discussion about the shed. What I am not seeing is where the shed was included in your order. You submitted that there was “… is no mention of a carport, back stairwell, front stairwell and cement driveway.” in your Revdex.com response. These are standards the park requires from every owner for their home and are not typically outlined specifically. All the elements are numerous and documented with the park office. At the time of your purchase, the park did not require owners to have a shed as standard outside package. They only dictated what it could look like if you choose to have one.
[redacted], I am truly sorry that there is a misunderstanding here. We are just as unpleased as you are about this. We are willing to handle and schedule the install of a shed, but as indicated, on several occasions now, there is a cost associated with that work. We have negotiated with our contractor to help further in this matter (specifically) and they will provide a 6’X8’ under carport shed (meeting the parks architectural requirements) for $1300. That is a $500 savings over the standard pricing for that shed.
Please let me know if you would like to proceed on this path. [redacted]
Review: I purchased a manufactured home from 5 Star homes in 2015 the realtor was [redacted]. I was told by [redacted] (verbal) that a standard size storage unit/shed was included in the price of the home .but if I wanted to upgrade to a larger shed that would be a cost that I would pay. I sent a email to [redacted] on June 20, 2015....[redacted] if you like to send me a detail order from Skyline listing what is standard and what is required by the park with a price for everything, I don't want any surprises. She replied on June 22, 2015..."I have attached a copy of the order from the factory and below is the breakdown of the whole package" , in her itemize list $32,000.00 covers all of the Oakridge requirements, set up, outside package. When I met with [redacted] to pick my color scheme, carpet, flooring I asked [redacted] about the storage unit/shed. [redacted] mentioned, that the shed would be painted same colors as the house and that I would meet with contractor for the placement of the storage/shed. She never stated it would be an additional cost for the storage/shed, if that would have been the case I would have included the storage/shed in my loan. [redacted] is stating I didn't pay for a shed and I could pay $1800.00 to have one installed. I wrote a letter to the owner( [redacted]), I attached the email I mentioned in the beginning of my letter. I received a call from [redacted] from 5 Star today who states they will not be installing a shed for me. I have asked him to put that in writing.Desired Settlement: I would like 5 Star to install a shed as told to me by their realtor [redacted].
