management claims carpet needs to be replaced for $920.00, but I contend carpet only needs cleaning from 16 months of normal wear and tear.Moved into[redacted] in may 2013....the carpet was brand new and a very light gold color. I had to leave a $500 refundable deposit to obtain the unit. Decided to move out of unit at the end of September 2014. Did not have much of an issue with the other fees they claimed I owe, but $920.00 is completely incorrect.Desired SettlementCarpet cleaning at reasonable amount would be a fair resolution for me.Business Response October 17,2014RE: Case #XXXXXXXXRevdex.com3693 Tyndale DriveMemphis, TN XXXXXDear Sirs:This letter is in response to a complaint by Mr. [redacted] regarding the charge for his carpet whichwas so stained that it was beyond cleaning. Please find enclosed Estimated List of Move OutDamages {Item 1}which was sent to Mr. [redacted] 3 days after he moved out. The correct chargefor the replacement of the carpet is $750, not the $920 that he quotes.Also enclosed is the "Damage Cost Schedule" {Item 2} which is signed by the Tenant at the startof the lease. This form delineates the charges for the repair of damages to the apartment.Carpet replacement cost of $700 to $1000 is itemized on the form. lt is signed and dated by theTenant at the beginning of the lease.There is another form that is entitled "Vacating Procedures"{Item 3}. This form outlines thecleaning that the Tenant need to perform to have his deposit fully retuned if the apartmentalso has no damaged. The Tenant is informed to have his carpet professional cleaned. Thetenant did not do this. We can only believe that he didn't have the carpet cleaned because heknew the staining was so bad that it would not come out. Also enclosed is the Move-inlnventory and Condition Report {item 4} which documents that the carpet was new at his move in [redacted], 2013 and the Tenant agrees with this in his complaint.l have enclosed our pricing contract for our carpet {Item 5). Although I could not find the onefor [redacted] Place, I have enclosed one for a sister property where we use the same carpet.The carpet is made of[redacted] and is warranted for 20 years. The square footage of Mr.[redacted]'s apartment was 680 square feet; the 2 bedroom listed is smaller at 650 square feet. Todetermine the cost of replacement, we took the total cost of the new carpet without the cost of the pad (approximately $820). We then divide it by 2O which is the expected life of the carpetand multiplied that by 18.5, the number o{ years remaining on the life of the carpet" Thus, thecharge for the carpet is $750 which is the amount that we quoted to him.In regard to the $550 deposit, the Tenant chose to pay a $500 deposit order to receive areduced rental rate of $489 instead of the market rate of $509.
